Good location for getting into Exeter in a lovely quiet village.

Property didn't include breakfast or if it did I wasn't given any information on how or where to get it. It was very warm over the weekend and the room would benefit from a fan or air conditioning

Location is really quiet considering how close it is to the M5, and the room was great, with loads of electrical sockets, a dressing table with decent mirror and plug socket next to it. The silent mini fridge was much appreciated to keep the fresh milk in, and we even had fresh fruit, shortbread and a biscuit on a bed waiting for our dog. The fried vegetarian breakfast was delicious and also included smashed Avocado and Beetroot. The owners really have thought of everything to make your stay special. We’ve never stayed anywhere quite like it!

Such a lovely and spacious room! There was 3 adults and 2 kids (plus a dog) and there was enough space and we all felt comfortable. The bathroom was very spacious too. The room was well equipped, clean, towels soft, there were complimentary drinks and fruits, Netflix for children. I liked the separate entrance and the hallway where we could store our shoes and coats. There was an outside area at the back too. The breakfast was home cooked and delicious. All staff were professional, friendly and very helpful. The location is great within easy and quick access to all main interest points around. The village is very nice and tranquil. Parking is on a road but we had no problems finding a space. Such a lovely BB! Highly recommend.

The pub next door was a bit noisy (but it was the Platinum Jubilee weekend so understandable that everyone wanted to celebrate).

A lovely room with lots of thoughtful extras including fresh fruit, 'proper' (cafetiere) coffee, books of walks in Devon and nice quality soaps, shampoo and conditioner. The breakfast in the cafe just below was amazing - local produce cooked really well - and the pub roast was great too (also just below). The shop, which is part of this business, had some great stock, again lots of local produce and home made food (made in the cafe). Everyone we met was really friendly and Kennford has some lovely walks from the doorstep of the B&B. A winner.

Everything was amazing! I cannot fault anything- I wished I was staying longer that just 2 nights!! The room, the facilities, the breakfast, the staff... Everyone I met was exceptionally helpful especially Adam! Always greeted with a smile and a hello - couldn't have asked for anything better !! Wasn't what I was expecting at all!! Definitely will be coming back if I'm ever in the area again! THANK YOU :)

Parking on the street wasn't amazing, but it was a very quite road so it really wasn't too bad!!

The room was stylish and spacious and very clean quiet and felt secure ..mum and young daughter travelling together so important ..the shop below and the pub were very convenient! Ideal for a visit to Exeter and no hassle parking too!

Bed was slightly soft but that was more my opinion! Everything else was great!

Cosy, modern, spotlessly clean.

The entrance is dark and not particularly clean, and the metal stew stairway is a bit daunting especially in the dark.

Lovely room, really big and clearly lots of care taken in decorating. Very large bathroom with great shower. Lots of little details, delicious shortbread and tea (including decaf which was very thoughtful). Very nice breakfast (particularly the full veggie) and friendly waitress. Good place to explore the area.

Good breakfast. Cheerful staff in the cafe and pub. The Ley pub a few minutes drive away is good for food.

Description indicated that food would be available in the pub in the evenings but was not available on the Monday and Tuesday we stayed so we had to drive to eat in the evening and avoid drinking with our meal.
