I left my phone in the room. 2hours after i had left gentleman at reception called to let me know. So honest staff. Then when i Explained how far away i was at that point. He said he would post it too me, recorded delivery. In the end i forgot i had a friend still in the area who then picked it up. But they were willing to go out there way for me. Clean rooms. No hot water problems. Staff all friendly. When i go back to yarmouth, I will definitely stay there again. Also they actually clean there pipes. As the one beer i had at the bar was very good. Not metallic tasting, when pipes are not cleaned properly or regularly.

Nothing. Very happy. Free parking around the area too was a bonus. 3pm checking maybe only annoyance but that was stated before hand and out of staffs control regarding that my booking with them was originally through booking.com which they are no longer affiliated with. Also location i made mistake on as on google maps saw pier...its the redundant pier. Though only ten min walk to the main pier. Last year had a hotel opposite the pier, and was awefull. Hence why i looked elsewhere this summer.

Staff were excellent, friendly & a very Pet friendly hotel! Reception was 'manned 24/7' & staff quite happy having a chat, it was like home from home, very laid back atmosphere. There's a bar just off reception with a TV where you can have a soft/hot/alcohol drink, where we had a chill-out with pups after a day wandering the promenade. There is an enclosed garden to the back of the hotel where my pups wandered (on a long lead); at night it's lit-up with coloured lights which is nice if you have a room facing the back. The bedroom was a wee bit smaller than I thought from the pictures, but the clean, comfy bed & soft pillows soon made up for it - we all had a great sleep which was needed after a long journey! The smoke alarms didn't go off at 3am which I read in the reviews (I take it no-one was smoking in their room after a wee drink at the bar?!) :-) There's a 'Grill/restaurant' attached to the hotel, so always plenty to eat. Overall - the hotel went the 'extra mile' when my car wouldn't start.., I was assisted no-end to make sure I got my family back on the road. I cannot thank them enough & we will definitely be returning on our next visit.

typical 3* rated hotel.. the staff are very friendly any problem or if you would like some local info they are quite helpful cooked breakfast .. ok come out of hotel turn right u can see the beach from there walk 100 yards cross the road and BOOM your there things todo .. western pier only 2 mins away ..cinema 10 mins walk along the seafront top of the high street same time frame .. would i book again .... more than likely cheap get away just out of season

no car park but if you get their earlish there is limted free parking.. cooked breakfast was ok .. but NO MUSHROOMS.. wifi took ages to log on .. in the end didnt bother

Yes hotel needs updating but for us with our dog we loved it!! Staff friendly,clean,good location had a sea view lovely. Excellent value for money.

Breakfast would be amazing if we could take my dog where the breakfast was served. I was very kindly offered a service in the bar which was excellent customer service many thanks.But felt I wanted to pick my own self service breakfast eg no fat bacon, how I like my eggs, toast it would be lovely to have a table in the corner out of the way with my dog. The breakfast set up looked AMAZING! such a shame we missed out.

Staff are great and friendly. Room checked and cleaned daily. Quite comfortable. Good tv and WiFi. We shall be staying again.

Taps need a little look at as they were hard to turn off. Put fans back into the rooms, please. Asked for a first floor room with few steps due to disabled father but had second floor with more steps. HOWEVER staff tried hard to sort but couldn't this time BUT have made a note for floor 1 that cannot be changed for our Summer return.

We arrived fairly late in the evening to the hotel, was greeted kindly by the staff at reception, they were engaged in a conversation with us about our wedding that we had that day as this was out honeymoon. the staff were lovely the whole trip although maybe they didn't feel the same about us due to having to complain at 11pm at night. the food in the restaurant for breakfast was amazing value for money. an all you can eat buffet for i think £7.50 per person was so lovely food was kept lovely and hot. when we did complain about an unfortunate flea in our bed the situation was dealt with swiftly, we were given a new room immediately that evening and in the morning when we had a chat with the manager with no expectations we just appreciated the situation being dealt with so quickly at 11pm at night she moved us to the S suite for the rest of our stay. i would highly recommend despite what happened on our second night.

Although there was a flea in our bed I take no hate against the hotel at all. they dealt with it amazingly. and we will be staying here again. we didn't like having to give our key to reception every time we left. the weather was miserable and we were in and out all day every day it was awkward and we had lots in our room and didn't understand why we had to hand our key in every time but even so they stay was lovely and doesn't affect our love for the hotel. The hotel could do with a remodel it was outdated and lots of stairs to walk up to get to your room!

Friendly and helpful staff. All areas looked clean and tidy. Very comfortable and clean room on arrival .plenty of pillows and towels etc. tea coffee facilities. Close enough to seafront for a gentle walk. Nice meal in restaurant on the Saturday. Left early in morning so did not have breakfast. After clean on Saturday bathroom had been left in a muddle but this was sorted out promptly when reported to reception and did offer a refund and were apologetic. This did not effect our stay and we would defiantly use again. In fact we may well stay again in October as we are attending another craft show in the area.

All very good little bit noisy on Saturday but there was a birthday party being held in bar area and this did effect parking but not to any great extent . Also it did finish around eleven.

Breakfast was great value for money - lots of choice & fresh eggs from the hotels chickens ! We took our 2 dogs & they loved the beach 3 minutes away.

I had stayed before and was lucky enough to get same room I stayed in before, the hotel always accommodate where they can, we can’t grumble got rooms where we asked for them to be with my mother and father finding stairs difficult first floor was ideal we had rooms 109 and I had room 110

If I had to pick one thing, it would be corridor leading outside the back garden, with cat beds and food trays all over , it was full of flies, which when u look at rest of hotel, let them down, however not enough that I would not stay again, staff friendly and accommodating, so well done guys
