Well located on the fringe of the town and up a short but steep rise. Our room had panoramic views of the whole of the town. The room was VERY large with a king size bed, and the large en-suite had a double sized shower with drench and hand held outlets. The breakfast room in this victorian terrace was fitted with quality art deco furniture (the sideboard was magnificent!). Warm croissants were waiting for us at breakfast and the cooked to order breakfast has only the best quality ingredients cooked to perfection. The host was informal and friendly without being too familiar, was knowledgeable and helpful when asked about good places for dinner, local attractions etc.
Parking was away from the property down a very narrow and awkward to negotiate track, with steep steps up to the road, and more step and windy steps to the property from the road. This wasn't a problem for us, but those with mobility problems may want to take this in to account (I didn't enquire as to any alternative level access however).

Location to the town was excellent - easy walking distance. Breakfast was lovely. The bedroom was enormous with a good seating area and a beautiful bathroom. The view from the bedroom was fantastic. If we are in the area we will definitely be back. Cleanliness was second to none - absolutely first class.
The only drawback is the lack of on site parking. There was a place only 2 minutes away, but it was difficult to get into the space, the road being so steep. If I went back I would try to find a better space - although space and parking is at a premium. It would not put me off returning!!

Located a short walk into the town centre. Owner was very welcoming and friendly. Room (Superior King) was very airy and spacious, comfortable, very clean and with lovely views. On arrival we were asked what we would like for breakfast and were given exactly what we asked for - and it was delicious. Breakfast is taken sitting at table with other guests and we enjoyed chatting with an australian couple on a tour of north Wales. Parking is across the road and down a short track. Steps lead up from the parking to the road. This was fine for us as we were travelling light. The owner very kindly let us leave the car until the afternoon on our departure day whilst we were out walking. Thanks also to the owner for running after us with some trousers we left in the room!
Not 😒 but 🤔 - Just a suggestion - It might be useful to provide specific instructions about where to park before people arrive as it is not possible to park outside the house whilst going to ask. Luckily we met the owners sister whilst looking for the B&B and she directed us.

I contacted the B&B to see if they could accommodate an extra guest and they responded straight away to say yes. They could not have helped more, especially as the extra guest didn't arrive in the end! We were asked what we wanted for breakfast, the offer was varied so you could ask for almost anything so long as you gave notice and they will cook it for you. Home baked croissants were extra special. Beautiful gardens lead up to the house and the views are exceptional. I am already planning my next visit!
There are a lot of steps but that is because you need to be high up to see the views so please be prepared. I preferred the high views so didn't mind at all.

This stay was booked for my Mother and her partner as a Birthday present. Due to a very last minute situation we asked to reschedule which was no issue at all. Mother and her partner enjoyed their stay completely. They were treated very well, to the point of breakfast served in the room as Mother has mobility issues. It seems nothing would be too much trouble for the proprietors of this establishment.

First off what an amazing building and the view wow!! A very big bed and so comfortable the owner are fantastic and nothing is to much trouble. The breakfast was amazing and the room was very tidy and clean. Great shower and the room is set up well. Quiet at night and still close enough for a short walk to the river and town Highly recommend We will be returning
Nothing really the parking is just over the road but once we found it , not a problem at all . The car was safe and secure

Warm friendly hosts, the room was amazing with exceptional views across Llangollen. The breakfast was cooked to perfection using quality ingredients. I felt unwell in the morning we were checking out and the host very kindly allowed us to check out slightly later. This was helpful as I didn't have to rush. Highly recommend

Extremely friendly and cosy B&B just 2 min walk from the heart of Llangollen. Spacious room and lovely shower. Huge bath towels too! TV/internet all worked fine. Complimentary tea/coffee in room. Delicious cooked breakfast in the morning. The views of the surrounding hills and countryside are just superb from the windows. Quiet at night too.

We loved the period features of the house and room we were staying in and the views were amazing. The quality of the fixtures and fittings in the room were excellent, lovely fluffy towels and quality bed linen. We had a great night’s sleep in the comfortable bed. The owner was very friendly and made a great cooked breakfast.
