The host (Vanessa) was welcoming, the property was easy to find, is in a good location (a mile or so from the centre of Newmarket) with a great view of the paddocks opposite and is excellent value for money. The room (number 2) was spotlessly clean, no traffic noise from the road outside, comfortable bed and pillows, good shower with nice "Faith in Nature" toiletries in the bathroom, good self-serve continental breakfast (toast, cereal (with dairy milk - I did not ask about non-dairy milk alternatives), juice, fruit, pastries, yoghurts, tea (including fruit and mint options) and coffee) with quality produce in the company of the family's friendly cat. Things to be aware of: You are asked to remove your shoes in the hallway so consider taking slippers. Due to this being a family house, there are no locks on the bedroom doors. There are no tea and coffee making facilities in the room but you are invited to use the kitchen to make drinks.

There wasn't really anything we didn't like. The wi-fi signal sometimes dropped out but on the whole was fine. The blinds in the bedroom were not blackout blinds so the room became light early morning.

The place is very well kept and clean, Vanessa greets you shows you the breakfast area and your room and let's you enjoy your stay, breakfast is self-catering but all you need for a good start to the day is provided (fruits, cereal, bread butter yogurts, hot/cold drinks etc). Beautiful Home and Garden, great view of the massive field out front, on a main road but not noisy. Bed was comfortable, room was clean and warm.

The only downside about this property was there was no lock on the bedroom door but its a safe space so was not a big issue

The host's daughter, Evie welcomed me with a smile☺ I told her that my suitcase had not arrived at Heathrow. She kindly offered me a pair of pj's for the night. I loved everything about the accommodation and the breakfast was delicious 😋. I would definitely recommend and hopefully be back one day.

This property was ideal travelling for a friends wedding everything that we needed and not to far out able to walk in to town all flat host was lovely everything spotless and clean thanks so much for a wonderful stay totally recommended

Very clean modern house and nice patio Very pleasant and unobtrusive host.

Going up and down to bathroom as l was on the 2nd floor. I paid lowest price Sono complaints but perhaps clarify for people like me with poor mobility. Shared bathroom excellent but hard to know when occupied.

I was very confused at first - I didn’t really check it out that much I just saw that the room was nice and it had a few good reviews but it was a beautiful house and the Girl looking after the place was very accompanying and able to tell me about the town.

Nice selection for the continental breakfast that was included. The location was very good for what we wanted, close enough to town centre yet quiet and peaceful surroundings.

The only thing I can suggest to improve the already excellent facilities would be to have tea/coffee making equipment in the bedroom along with a lock on the bedroom door.

It's closer to the center of town than I thought, and the surroundings are calm. The room is bright and you can look out over the garden and the ranch from the window. It was fun to choose breakfast, and the coffee in the room and the coffee in the kitchen were very good.

Spotlessly clean, spacious, modern fittings. Lovely breakfast selection.

No labels on the doors (room number, private etc) and no locks on the bedroom doors. Steep, uncarpeted steps were difficult to navigate in socks and we had to leave shoes by the front door

Friendly welcoming host. Beautiful accommodation and decor. Excellent facilities and a lovely breakfast on offer in the morning. Slept really well, comfortable bed, quiet.

Couldn’t fault the accommodation. We had no problems at all with other guests etc. but, perhaps locks on the bedrooms as extra security when you’re out.
