From the moment John answered the door I felt very welcome and this continued throughout my stay. John quickly escorted me to my room and talked me through the the essentials and recommended somewhere to eat, and yes The Wheatsheaf is really good. My room (with private entrance) was warm, spotlessly clean and had all the facilities one needed. Breakfast was served in my my room at precisely the requested time and was absolutely delicious. To sum up I would highly recommend this lovely B&B where you are guaranteed 5 star service with the benefit of that all important personal touch.

Great self-contained double room with large shower room in a nice residential area just outside the town centre. The hosts (John and Christine, very interesting people - don't fail to engage them about the beautiful county of Rutland and the various spectacular books they have authored!) were most welcoming and couldn't have been more helpful. Plentiful supplies of teas and coffee, plates and cutlery etc. The breakfast, provided on a trolley with fresh juice, croissant, pain au chocolate, fruit, yoghurt, etc. was outstanding. And the bed was the most comfortable I've ever had in a Booking.com room! A real find - thanks for the stay! :-)

A lovely bedroom and en-suite bathroom with private entrance opening on to a very pretty and sunny courtyard garden. The bed was very comfortable and the room was well equipped with everything I needed. The breakfast was superb and I was able to enjoy it in the garden as it was a sunny morning. The hosts, Chris and John, were lovely and very welcoming, and I loved their little dog Maisie too. I thought it was excellent value for money and was in a good location. I will definitely stay again in the future.

It was especially lovely, as I had stayed at least twice before, so, both it, and the hosts, were already known to me.

Having to look after my room (making bed, removing rubbish, washing mugs etc) Bathroom cleaning - toilet/showercleaning, changing towels, replenishing any necessities, making sure wash basins were clean, picking up bathmat. Non stick shower mat, not large enough. No stool in shower - or hand rail - easily added (to make it more disabled friendly!)

Great price and comfortable room. Hosts very helpful and knowledgeable about the area - there is a pictoral history book written and photograpged by them in the room. Oakham is an interesting place, especially what looked like the oldest part of the town around the castle. If you like good pubs I can recommend the Grainstore Brewery tap next to the railway station and The Wheatsheaf has one of the best pub gardens I've been in - and I've been to quite a few!

No dislikes really. It's about a 20 min walk from the town centre and a little uphill on the way back. Didn't bother me but good to be aware.

Lovely ensuite room situated at a very friendly couple's own bungalow. Easy access to completely separate accommodation which was very private. Own key. Delicious breakfast brought to you on a trolley each morning through a connecting door which you unlocked when your breakfast was ready. Very comfortable bed and plenty of space for clothes etc. Excellent selection of tea, coffees etc in a large cupboard and plenty of crockery, glasses etc. Toaster and electric kettle. Great shower and huge ensuite. Many thanks for a lovey stay.

Perfect place to stay for a couple of nights whilst attending a friend's wedding in the local area. John and Chris were so welcoming but made sure to give us our own space. They even invited us to share some birthday cake with their family, and John gave us a lift to the train station when we left as it was so hot! A lovely breakfast is served to your room, a filling meal of fresh fruit, yoghurt, warm pastries, fruit juice, toast, cereal etc. The room has everything you need for a short stay, including shampoo, conditioner and shower gel. There are wardrobes to hang your clothes. It's incredibly good value for money. About 20 mins walk from the train station. We would stay again and would recommend it to anyone visiting the area for a weekend. Thank you.

Great double room at the back of a residential property off a suburban street, really quiet and hidden away. It was great, really nice hosts who were great to chat to, and if you happen to read this, I passed my Professional Tree Inspection course with 89% ! So thank you for having me.

I was only there 2 nights, and so I didnt come across anything that i did'nt like. Honestly not a bad word to say about the place.

We were visiting friends and family in the area so just needed a room and this was great for us. Everything we needed and lots of extras such as shampoo, shower wash, hand wash etc. Good en-suite and plenty of storage in the bedroom. Good supply of tea, coffee etc. The breakfast was superb each morning and brought to the room. Weather was good so we were able to eat breakfast outside. The owners were there if needed but didn't intrude at all. Lovely quiet area near Oakham centre. Very reasonable price too.

A very snug room in the garden. I slept like a log on a superb bed. The owners are very friendly and I would like to stay there again and bring my young lady. Plenty of tea coffee and biscuits. Super!

Nothing to do with this great place but the traffic in Oakham is dreadful before 0900 and 1600 so when you stay try and travel outside of school times. The place is easy to find though.
