Good location, in a quiet residential area, at walking distance from the train/bus station and ferry but also shopping area and pubs/restaurants. The staff was welcoming and friendly, helping out with everything we needed during our stay. The room was spacious and rather warm, but it had a portable A/C unit. Not sure how if that would be enough on a very hot summer day. It included a small kettle and tea/coffee/condensed milk were provided. The bed was very comfortable. The bathroom had a small sink, which I didn't like, but everything was functional, good water pressure, adjustable shower head, no leeks or clogged drains. Appreciated the hooks on the bathroom door. Both room/bathroom were very clean, I can say better than in the majority of the hotels I've stayed. Luckily there were no loud guests during our stay. The room was facing the main road, but I can't complain about the street noise either, because there was not much traffic during the day, and almost none during the night.

1. The sink was too small and I ended up washing my feet along with my hands and face. Not something that I'd always want. 2. I could hear the water through the pipelines every time the guest(s) in the next room (or above?) was using the sink/shower. It was annoying, especially during the night, because it wasn't like a continuous sound, but more of turning on/off, like a child would play with the tap.

From the outset I was impressed with this hotel, its great place to base yourself if youre looking to explore Portsmouth. Excellent location to both Portsmouth and Southsea and Portsmouth harbour Stations (if travelling by train). For the money this place is a gem! Great nights sleep, friendly staff and clean! - Would absoloutely stay again and recommend!

This place obviously used to be a part of a pub thats now closed down and turned into a pizza resturant, when I arrived it wasn't totally clear where exactly to gain access to the hotel and from the outside looked closed, some signage might aid this issue, but this is really just nitpicking as the stay was excellent once I found the entrance.

The lady on reception was very friendly and efficient with getting me booked in. The room was clean, comfy bed, and had a good fan (it was a warm night) to keep a decent sleeping comfort level. They are also able to support with parking in the area for a relatively small fee, which was appreciated. The location is very good, a convenience store on the next road down, and it's only a few minutes from the old walls of Portsmouth and then close the old town area for evening food and drinks. Very convenient for walking around and seeing the sights.

The only drawback for single room with bathroom is that the toilet and shower is in the bedroom essentially, rather than in a separate bathroom. This was fine for just one person having a quick overnight stopover, but maybe consider checking the layout with the hotel you are travelling with another person. The shared bathroom looked clean and more spacious.

The room was big enough, clean and nice. The floor was carpeted, the room had tea and coffee making facilities (yes!!), hairdryer, ironing board and iron. The location was 10 minutes walk to city center, ferry and train station and 15-20 minutes walk to the beach. Also, it's just about 3 minutes walk to the Portsmouth University Gym Center with a swimming pool which we found really great!

The walls are thin so be prepared for it. In our room, the carpet has some bigger stains, one of which was sticky. The main bed was comfortable but quite small for 2 adults (however, we noticed this may be a cultural thing in the UK). Also, if you want to have your room cleaned up, it must be by 10am (the same with check out) which was quite early for us.

The room was very clean and airy. On suite toilet and shower. We didn't use the Tea Making Facilities, we weren't in there for that long (Maybe next time!) The room overlooked the "Spinnaker Tower" which is very nice all-lite-up. The Staff were wonderful, smiles all-round.

There wasn't anything we disliked. The only criticism would be; the TV is hung quite low on the wall, at the foot of the bed. Being of a certain age; getting up in the middle of the night, resulted in a minor collision with the said TV.

Clean tidy rooms. Easy check in. Great location, very central to everything. Host was very friendly and helpful. Lots of printed local information available which was very helpful to us.

Noise was an issue. We had a room above us and the sound travels soooo easily. We felt very much part of conversations upstairs until everyone went to sleep. Someone above was awake a 3.30am with the Tv on and it may as well have been in the room with us. I would recommend soundproofing.

Lovely family room in cottage - Easy check in and had parking permit for the whole day on arrival. very clean well maintained rooms with small shower room .. everything in good order with a fan which we used and tea coffee making facilities again all nice and clean well presented …. location superb for attraction’s , pubs and cafes - we used spinnaker’s cafe and Nells for breakfast .. Visited Mary Rose Museum which was really interesting.. Also the Cathedral was open and we walked around which is beautiful.. Easy check out overall really enjoyed our stay and will definitely be back soon ..

Fantastic location and very friendly staff. Extremely good value, especially considering the free parking included. I would stay here again without a doubt.

It is a little noisy- the walls between rooms are thin so snores came through and there was a fair amount of water/pipework noise too so if someone used their sink you could hear the water flow past mine. The room was clean and well equipped but some of teh paint etc was a bit run down. None of this is a big deal and certainly didn't put me off.

The location is excellent; you couldn’t ask to be much closer to the waterfront (for a sensible price, anyway!). The staff were helpful. They provide a parking permit for the on-street parking outside the front door, and with a steady footfall on the street late into the night, leaving a car with camping equipment felt quite safe. Rooms were very clean and beds comfortable.

It’s not the owners’ fault, but because the weather has been so hot, we did have to choose between closing the window and having hot rooms overnight, and opening the windows and hearing traffic (only sporadic, but I think the sound reflects off the houses on the other side of the street). A fan was provided (thank you!) but that can only achieve so much in 30 degrees. PS. Can’t rate the breakfast as we had to leave at 6h00 to catch the ferry!

Friendly & helpful staff upon check in. No issues with parking providing you get a free permit from reception. The rooms was very comfortable & clean. Would recommend & will stay again upon next business trip.

Obviously you have to go out for food which I knew when I booked. I recall the shower wasn’t very hot & not as powerful as some. Unfortunately other residents at the time of my stay were noisy but that’s not the hotels fault!
