Roadside Parking short distance from the property. But this wouldn’t put me off booking again.

Very clean and comfortable accommodation! Good size with plenty of amenities; it is in a lovely quiet area and the view from the garden is beautiful. Fabian was very polite and welcoming. Would definitely recommend and would happily visit again.

Overall it was a great stay, but my only comment would be there is no flexibility on the check in time. We asked for a slightly early check in so we could pick up keys before heading to a wedding, but unfortunately this could not be accommodated for.

It’s well located, comfortably furnished and run by a helpful yet unobtrusive owner. Great view and very private location. Very comfortable lounge, one of the best I’ve had in six weeks of travel in this part of the world. Same goes for the TV. It works well, unlike most I have come across in my travels in the UK.

At this time of year I’d prefer the heating to be on in the early mornings as well as the evenings.

The property is in a very quiet residential location with lovely views and the possibility of sitting outside if the weather permits. There is plenty of wardrobe/drawer space and a pleasant sitting area with a comfortable 2-seater sofa. The bath has recently been replaced with a shower. As we were not planning to cook, the absence of any hob, pans, kitchen sink etc was not a problem.

It is a 7-10 minute walk to a bus stop, involving an uphill walk (with buses only half hourly or hourly up to 8pm). As the property is part the way up a steep hillside, to get to Warlingham Village without a car requires good timing or a moderately energetic walk. Whyteleafe and Upper Warlingham station are down-hill - at least going there!

The information on the booking website needs to be updated as there is now a new walk- in shower rather than a bath in the bathroom. The small oven with 2 electric rings was not in the kitchen but not needed by me. I would prefer a separate sink for washing dishes rather than having to use the sink in the bathroom. No on site parking - parking is a short walk away on verges at the roadside, uphill to the property.

Fabian is a wonderful host and the garden flat is very private with its own entrance for you to come and go as you please. The bed was comfortable and there is plenty of storage space. The basic kitchenette has all the crockery you would need and the bathroom has plenty of space with a lovely hot shower.

The kitchenette is small so does not have a sink. Also some of the furniture and fittings feel a little dated.

Our host was incredibly friendly, helpful and hospitable with a wonderfully warm personality. He provided much more amenities and facilities than a hotel would, which we were extremely grateful for! The place was immaculately clean, with beautiful views outside the patio door. Quiet, cosy and airy - we will definitely be staying again!

I understood breakfast was not provided, so brought something with me. However it appeared there was muesli and some milk, but I'm unsure whether this was left by previous occupants. The bed was amazingly warm and cosy.

I booked the flat to enable me to stay over after my son's wedding reception in Caterham, and Warlingham was the nearest listed. I don't drive, so needed taxis to get to and from the flat as the location is rather out of the way. The entrance involves three lots of locked doors and an uneven path with steps, so may not be ideal for anyone with mobility issues.

The accommodation was very clean and tidy, just as described. I had the entire floor of the house to myself, with a beautiful garden view through the glass sliding door. Fabian was very polite and welcoming.

The view that we face when stepping out of the apartment - a spacious, well maintained large garden, with pond in one of the corners, the water lillies and the red fishes in it. We really enjoyed having our breakfast outside the apartment!
