Very good location, close to the underground and close to the Finchley & Frognal stop of the A6 coach service from Stansted Airport. If you come by car, parking appears to be available around the location. Check-in was very easy, at the pub, super friendly staff! I had the triple room, which is pretty big. I didn't notice any noise from the pub. The room was clean, the bed was very comfortable, the shower is good with plenty of hot water. There's a fridge and a coffee/tea station. One thing which might be an issue if you're there with 3 people is that the seating is limited, there's one chair, so two people will always have to sit on their beds. This is an excellent place if you want to explore the city and have a quiet place to sleep at, for solo travellers or a family with one kid. The pub downstairs has plenty of food options, and there's a lot of restaurants on Kilburn High Street, at just 5 minutes walking distance. Traveling into the city is easy, public transport is close by, but there's also plenty of things to see in the neighbourhood. I'm definitely putting this place on my list for any future travels to London.

The bustop is just adjacent to the building which makes it so accessible to the tourist sites. We always found direct buses. The staff are friendly and willing to help.

This is not their fault. But because I was visiting from a country that prioritises convenience, I found it weird that there were no elevators. I had to carry 3 heavy boxes up 2 floors with steep stairs. I almost broke my back!😄 But as I've noticed, it's a very normal thing In the UK

Very comfortable and well-located. Two different tube stations (12 min walk) plus two overground stations, a bus stop across the street with a bus that takes you straight to Oxford Street - easy access to everywhere. There isn’t a front desk, but the pub staff were ready to help. Even though the pub has karaoke and live music at some nights, we couldn’t hear much from the room (second floor)! We didn’t have the breakfast, but the food from the menu was delicious.

Nothing major, really. The bathroom is quite small and the shower could be more powerful, but it didn’t spoil our stay. For those with mobility issues, bear in mind that some of the rooms are on the second floor (4 flights of stairs) and there are no lifts.

I recently had the pleasure of staying in the B&B part of the Kilburn Arms, located above a pub, and it turned out to be an excellent choice for my short stay. The staff were friendly and welcoming, which made a great first impression. My room was spacious and comfortable. The pub below offered a cozy, traditional atmosphere that I thoroughly enjoyed when I went down to eat their excellent English breakfast. Overall, I was very pleased with my stay and found the B&B to be exactly what I needed. I would definitely recommend it to others looking for a friendly and comfortable place to stay.

There were only a couple of minor issues. The hot water in the shower took quite a long time to reach a comfortable temperature, which might be something to look into. Additionally, due to my early bedtime, I noticed a bit of noise from the pub on Friday and Saturday nights, but it ceased at a reasonable hour and didn't significantly impact my overall experience.

Our stay was as expected. We were looking for a budget friendly accommodation for the Taylor Swift concert and this was perfect. The rooms were spacious, plenty of plug sockets (which can be a concern with 3 people), clean and the air con was definitely welcomed! The staff were super friendly and very accommodating, they even let us leave our bags there after we checked out for the day.

The rooms were just as described, the only thing I can think of for the room would be to add a full length mirror- although that could just be because we’re 3 young girls. Other than that, great! The toilets in the pub downstairs weren’t the nicest. The cleanliness in here was questionable, but the actual room I couldn’t fault. Just a massive contrast between the two.

The room was spacious, modern and very comfortable ( with the exception of the pillows! ). The whole ‘wing’ recently refurbed. There was a separate convenient private access so you did not feel you were above a Pub and there was certainly no noise transfer. It’s in a relatively quiet and attractive area. Remember this is London. Only 15 mins easy walk to station. And excellent value for money. I just wanted a light breakfast and they obliged - no hassle. Certainly will use again and recommend.

The pillows were dreadful . I know this sounds petty but why hotels spoil the experience ( and nights sleep ) by using thin, cheap, uncomfortable pillows always defeats me.

Staff were excellent really friendly and helpful, we had booked a triple deluxe room but got upgraded to a family room so my daughter had her own space in her own room which was an added bonus. The bathroom facilities were great, shower lovely and hot in the morning. Room was well heated but had aircon facilities too as well as a tv in each room and tea/coffee facilities. There was a bus route right outside which we used to get to Hyde park but we also used uber services. Breakfast wasn’t included but we opted to have it before leaving and so glad we did it was lovely.

Nothing, the property more than met our expectations based on what we paid

Great location near Kilburn High Street, Tesco Express and Sainsburys local close by along with bars, shops and restaurants. About 10-15 mins walk from Kilburn Metro stop. Pub itself is cute, cosy and quirky. Food menu sounds delicious. Breakfast available in pub from 07:30 until 10am - again sounds lovely- but had a lie in so missed it! Great spot for Wembley Stadium/ Arena. Staff are really friendly. Room- pretty big, comfy bed, hot showers, TV fine, fridge a great addition. Stayed x 2 now both rooms really good (stayed on ground and first floor). Chk in and out straightforward.

Great value, big clean room and nice bathroom. Nice to relax in the bar with a glass of wine after a long day trudging around Christmas shopping. Very close to tube, over ground, buses and a taxi back from Oxford Street was just €20 (it was cold and wet so we preferred this over the bus). Will definitely book again next year. Plenty of cold drinks in the fridge included in the price too.. thank you :)

Nothing we didn't like! it was perfect for our one night stay in London, the room was close to the road but it was very quiet and no noise at all from the bar downstairs.

We visited here as a stopover after a gig at Wembley Stadium and we walked from Kilburn station on arrival and used an uber to get to the Stadium which was reasonable. Lunch was great and decent value. They have live events here and I can imagine it is a great venue for it. The chap that served us and checked us in was hard working and friendly. Breakfast wasn't included in our room rate and we didn't order this but the options looked good. We ended up grabbing some pastries from the nearby Tesco before heading to Oxford street after checking out. We had booked 2 rooms and they varied in size. One was small but decent. The beds were really comfy in both.

The lighting in the bathroom is really dull - this could definitely be improved, along with an addition of a mirror in the bedroom area. The floor wasn't as clean as it could be. The pub area and garden area is open until 1am so if you want to sleep before this bring some ear plugs.
