I'm so glad we found Ashbourne House. We've stayed in a lot of different B&Bs and hotels and quite a few in York. My wife said 'I think this is one of the best we've ever stayed in'. The bed was so comfortable I wished we'd stayed for more than one night! Fiona was very friendly and helpful. She recommended lots of places to eat. We ended up going to a restaurant on Bishy Road to celebrate our anniversary. The bathroom was spotlessly clean. I liked the little touches like sweets in dishes on the way to our room. Our room had its own little hallway with a code keypad on it. I loved the fob operated yale locks. The breakfast was so good. Excellent cooking skills in evidence. We can't wait to visit again.

The location of the hotel is perfect, it’s a lovely 30 min walk by the river to city centre, but if you wish to use public transport you have choice of a frequent bus service to city centre, and on street parking is free of charge and plenty space to park your car. Room was very cosy, very nicely furnished, you have everything you need to make your stay comfortable. The host Fiona is so kind and nice and will answer any of your questions. Breakfast was excellent and freshly made to order Can’t express enough how lovely this place is.

I had to travel to York at short notice on a Sunday evening for a meeting scheduled for the following morning. Upon my arrival at around 10pm, the hosts immediately put me at my ease with their personable and homely hospitality. The room in which I stayed was wonderfully and ergonomically organised, the bed was hugely comfortable and the shower easily operable and efficient. There is temptation everywhere in the form of sweet treats, The Kit Kat bar which had been left in the bedroom was rapidly consigned to history. Breakfast was almost beyond belief, and easily the best I have ever enjoyed, with just enough on the plate. The friendly ease with which the couple who own and run this corner of domestic luxury, belies the enormous effort behind its deserved success. Nothing is left to chance, every reasonable provision has been made for the comfort of the guest. There are even miniature scissors on each table in the dining room to assist with opening stubborn sachets of sauce, thus avoiding any splashback mishaps. Unfortunately, owing to unforeseeable circumstances I had to cut my stay short and return home, but I was able to enjoy the walk to the train station in good weather in leafy surroundings. I hope to return soon, the next time in the companionship of my wife, and certainly not for work.

I wish that I could have stayed for a week.

Warm welcome from host Fiona, very willing to give us information and advice, breakfast was plentiful and of good quality, fresh fruit salads, greek yogurt, lots of craft jams and marmalade to choose from, rooms spacious, spotlessly clean, good size bathrooms, comfortable beds and pillows, loved the circular sofa in our bedroom. Good supply of buses to get in to city centre, and 20 minute walk along the river path. Would thoroughly recommend.

Black pepper pot grinders on the breakfast tables would be a good addition.

There are guest houses and there is Ashbourne. Start with the location - a mile of a relaxing walk on the bank of the river to the city centre or an affordable city drive taxi at your request via an app max 3 min waiting time. Beautifully designed and decorated guest house, rooms are spacious and equipped with all the necessary items - smart TV with great variety of channels and apps . You can log in into your Netflix account if you wish , The WiFi is strong and reliable - free of course. Tea, coffee and lovely snacks. The shower gel was so fragrant forgot the name but was amazing . Bed - comfortable , roomy - enough pillows , cushions and extra blankets provided. All bedding -clean and fresh . Bathroom spacious - shower clean and fantastic water pressure. Bathroom with a bath available - check the rooms before booking. The host - the most welcoming , professional and warm Fiona makes you feel at home away from home. The breakfast is just too scrumptious- variety of continental and full English - my favourite. The coffee is excellent , variety of teas also provided. Room and property well secured. Felt safe , relaxed and refreshed. Words cannot express how happy my mum and I are with our stay at Ashbourne and choice of guest house. Highly recommended and thank you so much for everything.

Amazing breakfast - English breakfast with option to adapt to preferece (not a fan of black pudding personally), good selection of cereal, local producsed jams, fruit salad and good, strong coffee. can't fault it in any way. Location - 20 mins walk to York town centre, either via main road or via lovely park, but there is an option to take a bus and the bus stop was nearby. Room - clean, with comfy beds and nice decor.

I thought the owners were friendly, warm and welcoming and were happy to answer any queries and offer advice if asked. My room was more than I expected. It was spacious, the bed was super comfortable and the bathroom was lovely, clean and stylish. I thought breakfast was excellent. I asked for tweaks to my meals, which the owners were happy to carry out.

I was especially happy with my stay. I have no complaints.

Beautiful place and very kind hosts! The breakfast was abundant and good. The room and corridors were clean. The location is in a quiet and periferic place of York, but close enough to the city center to reach it by walking. I enjoyed my stay here.

The breakfast starts a little too late in the morning (8:15), so this may be a problem when traveling for work. Although the place is quiet and peaceful, it is a little bit far from the University and around 10-15 minutes from a bus stop to the Campus.

From the moment I arrived I felt so welcome! Fiona and her husband are friendly, helpful and accommodating hosts. This guesthouse is perfectly located for visiting York city, university and surrounds. Although on a good bus route, it is within reasonable walking distance to the City. Beautifully decorated throughout with nothing left to chance and added Christmas decorations made it feel so homely. My room was cosy and very comfortable and the breakfast was fabulous!

Cannot fault this place. Room was immaculate and, despite being on a busy road, quiet. Shower was great with no waiting for hot water to come through. Bed and pillows super comfy. The LED make up mirror was a treat - I want one at home now. Breakfast was delish, especially the coffee. Fiona was professional and friendly. Close to everything. I would stay here again and totally recommend. Thanks.
