Only 5 mins walk to a park and the Riverside, 5 mins walk to local shops, and 10 mins walk to the city. Friendly and helpful - replacing a light bulb and replenishing tea/coffee/milk as soon as we asked, and very clear instructions on how to reset the telly when i pressed a button that caused it all to disappear! Comfortable, quiet and clean room and en suite bathroom.

The light in the bathroom was very bright for a middle of the night need, though perhaps the light above the sink was dimmer, but it wasn't working for our stay. Our room, at the back of the house, was without view or much natural light (though this did help make it quiet).

We were permitted to arrive a little earlier for check in thanks to the amazing staff accommodating for me, as I had taken a fall just before arriving! They were lovely and friendly, as well as understanding of the situation. The location was ideal, being a 20 minute walk from the city centre, or 15 minutes on the bus (which had a stop just a minute or two walk away). For the price we paid, we didn’t have high expectations, but this place was well worth the money. The room was spacious, clean, and comfortable. There were a few maintenance issues (window not closing and sticky bathroom door) but the staff were so quick to fix them, that we barely even noticed! We will be returning in the future, hopefully for a longer stay!

The only thing I could possibly even complain about would be the TV remote not working (which was completely fine given the TV had buttons on it anyways), and the shower being quite small, but for the price, I expected far worse. We loved it here.

Very clean. Very Comfy bed. A nice spacious room as the sole occupier of a triple. Jolly pleased to have the room as my return journey from Stirling to London was interrupted at York by Storm Babet. The guest house was an easy walk from the train station and into the city centre for a look around en route to the station next morning. The staff patiently helped me with the door entry on arrival and next morning on departure asked how my stay was. Very pleasant. There is a fabulous fish and chip shop very close to the Sainsbury's local 5 mins away from Guest House. Best fish and chips ever. Very close to a lovely park. I thought about staying for another night but decided to brave the weather to get home on the Saturday.

Not having the focus to make the most of the lovely city and surroundings. I was more concerned with making it home. But another time😊

Our family room was clean and felt warming when you walked into the room. Yes areas looked worn/dated which is expected for the age of the property and location. However the price reflected where it was situated. Took 10mins walk to The York Museum area or a slow walk passing some lovely shops and various eateries set for all budgets. From an amazing chip shop to sit down meals. Local supermarkets and chemist which is also a bonus. There's an open bus tour that goes down the road too! Communication over the phone was not a problem. The lady I spoke too was lovely and check in was a breeze. Would definitely recommend

The property was in a lovely suburb of York with plenty of local amenities. Parking is limited and the property is a bit of a strange layout. If you aren’t part of a group it would be a bit of an odd set up in the rooms for families or solo travellers but otherwise it is ideal for an overnight stay. Plenty of bed space and facilities. York centre is extremely accessible and can be walked to within 7 minutes.

The shower rooms are poorly maintained and need updating with the water pressure fluctuating constantly whilst you shower.

A very pleasant stay indeed, located in a quiet area, fairly close to amenities on a lovely road with nice cafes a short stroll away and a good pub called Winning Post handily located across the road which was perfect for ale and food, the guest house was not too far away from the bustling centre of York either. There are good bus connections with stops close by should anyone not fancy the 15 minutes walk. The room was exceptionally clean and the bed was very comfortable too. 🙂

We couldn't find fault with the property after a very pleasant stay. It's a big thumbs up from us. 👍🏻

It was in quiet area, easy to find, room was warm and with the neccessary facilities. Clean towel provided, and shampoo and shower gel as well. Good value for the money.

When arrived had to give a call to be able to get in. No staff on premises. Unfortunatley our neighbours been a bit loud, not to much sleep. The walls are very thin.

There were a moldy smell of the room, had to keep the window open once we arrived, for a while, and we had to cover it with an air freshner. The central heating doesn't work. The portable heater provided was too tiny that it only heats itself.

Location was great. Beds were comfy. Host was friendly and welcoming. Fan supplied in room as well as a fridge. Clean towels. Toiletries available including shampoo, conditioner and shower gel.

Windows could do with having safetynon them as children could easily push and fall out especially when it for hot in the room and windows needed to be opened as well as fan on. Room could have had once over check as half eaten slice of pizza found behind vanity table.

Nice room, good value for money, equipped with amenities all we need during our stay. Nice environment and good location with good and supportive employees.

One of the bed was not good. House has military rules followed huge amount fine for small things. Apart from that its perfect home away home.
