Lovely, quiet hotel with comfortable bed and very clean room.

Although it was for a good reason (construction of a cycle lane), the construction right outside the hotel was extremely loud. I was awoken on my Friday & Monday morning stays by early morning construction. On Monday, I was woken by a jackhammer at 7:15am. It sounded like it was just outside the room even though our room was situated above the gardens on the inner courtyard. I wish I had known I was going to be woken up very early by the construction outside. A warning would have softened my frustration a little.

Soon as I set foot I knew I liked this place. Staff were so friendly and helpful. They even let me text them if I had any questions. I would come here to take pictures because the grounds are delightful and so are the rooms. Nice and cozy that come with robes and plenty of towels. If you are planning to come here it's perfect and close to the action. It is also close to the Santa Barbara Court house

Our a/c never got really cold and it became stuffy in the room. We weren't there long enough to put in a formal complaint but if we were I know they would have done everything possible to remedy the situation.

The grounds were really beautiful, the location was great and our room was a good size for 3 people - though it was pretty pricey! The sitting area was very comfortable in our room and it was great to have breakfast included. Love the location - close to downtown. The Staff was very nice as helpful.

We needed another luggage rack and there were no hooks or other towel racks in the bathroom so we had the towels stacked up all over the bathroom. The heaters were noisy, as well as the noisy refrigerator. There needs to be a separate plug for i phones by the bedsides. This is a must!! The breakfast was good but it would be nice to have some lower calorie and non-dairy options.

My husband and I stayed at the Upham Hotel in September 2022 to celebrate our wedding anniversary. The Upham is a cute B&B surrounded by gardens. The flowers and roses were in bloom and they made the hotel smell so lovely. The staff is very nice and helpful. We really enjoyed our stay. I also like that there is a happy hour nightly and a continental breakfast the next morning. The adjacent restaurant is delicious. I highly recommend staying here to celebrate a special occasion.

I enjoyed my stay but if I had to choose something I didn't like, the breakfast was a simple continental breakfast with items purchased in bulk from Smart & Final and/or Costco. It would be nice if the breakfast items were more locally sourced.

So lucky to have found the Upham Hotel. It was awesome. The garden setting was beautiful with lots of places to sit and relax. Rooms were very good and beautifully furnished. Onsite car parking a bonus. Not too far from State Street and lots of restaurants around the hotel if you didn't want to walk to the centre. We ate at Louie's restaurant at the Hotel on one night and food was exceptional and despite being very busy staff did an excellent job to keep everything moving and were happy and smily too. We have visited Santa Barbara before but never stayed over. Would definitely stay here again.

The location is perfect. It’s in a quiet neighborhood. It’s two blocks away from State St., the main thoroughfare of town where restaurants are located, and a 15 minute walk to the beach. The hotel is beautiful. It has a garden where you can sit in the sun to relax and drink wine. They offer free local wine to their guests everyday from 5:00 p.m. to 7:00 p.m. The hotel also has an on-site restaurant with a veranda. They also serve a basic buffet breakfast. It’s nothing fancy just fruits, yogurt, muffin, bagel, and instant oatmeal but sufficient enough to hold you until lunch.

This property is amazing. It is charming, warm, and has so much character. The bedrooms are comfortable, the staff is amazing, and there is a happy hour reception each evening. I would highly recommend this place to anyone. Also you can walk anywhere in town but not worry about the noise as its super quiet and peaceful.

The common areas and outdoor seating areas were very nice and inviting. I especially liked the outdoor area and there is a lot of areas for people to gather. The check in process was very quick and easy. The breakfast was nice and they have wine in the afternoon. Parking was easy and we walked down State Street both days we were there, lot's of great restaurants and shops nearby.

Our room smelt very musty and like mold. We called the front desk to see about changing our room but they were full. They did come and offer a fan and we were able to open the windows and air out the room. After a few hours the smell dissipated and we left the windows open and did not experience the issue again.

The location was perfect to be able to walk everywhere! It was Serene and the grounds were beautiful! Love the historic charm. I would come here again!

When we checked in, there was a young girl who never smiled or made eye contact. She seemed like we disturbed her on her phone. She is the first point of contact and wasn’t warm or inviting at all. Everyone else was wonderful. I wish her boss would teach her how to approach customers. She is the first impression contact.

Breakfast too limited and American and not more English/continental Restaurant not open all evenings (appreciate it is part of same building but operated by a different organisation)
