Rooms are spacious, large bathrooms with dual sinks. The property has a bar, viewing balcony (which we used on the 4th of July), pool and a breakfast dining area (it’s a light breakfast but complimentary). Overall the hotel and rooms feel homey and welcoming. Staff are always friendly.

The elevator needs to be serviced asap. Takes a very long time to “call” the elevator, even when it’s not being used. At one point, I was able to jaunt up to my room on the third floor, grab some things I needed and come back down to see the same family waiting for the elevator…it’s been this way the last 2-3 years we’ve been there. Time to schedule a service :) Only other complaint is the hall carpets need a urgent steam cleaning. They smell old and wet when the building gets humid. Same with the stairwell carpets. Sometimes trash is held their in a blue bins and it stinks.

The location was great. The balcony and view from our room was great. They had a little bistro in the lobby with wine and beer and cheese plates and more. A great little outside deck and cozy inside seating. The fruit water in the lobby was a great addition. Very refreshing. They must have upgraded our room. We were expecting a king bed suite with a view. We arrived to a two bedroom two bath suite with a full kitchen and fireplace. Huge room! Greatly appreciated and enjoyed.

The only thing I didn't like was the carpets in the room were definitely in need of a cleaning. The continental breakfast could have been better. Scones and oatmeal?

The room was exceptional for the price. The bed was very comfortable. I booked because I wanted real living room furniture and I got it. The kitchen had all of the needed appliances, just smaller. The bathroom had a double sink and large towels. The lobby provided handcarts for luggage and the elevators were large enough for inexperienced pushers to manage full carts. The walls must be thick because I didn't hear any sounds from neighbors.

The breakfast left us wanting. The choices were much less than other hotels. The carpet in the hallways looked dirty but this would be a major expense which would bring up the price of the rooms.

The suites were great for having separate rooms especially with a toddler! We had everything we needed as far as multiple bathrooms, kitchen and utensils, laundry capabilities, etc. Also loved that it’s within walking distance to city center. Parking was always available as well.

I wish the rooms could’ve been a little bit bigger. Trying to fit a pack and play and luggage in the master bedroom was a little tight. There was also an empty beer can on the patio that looks like it was used for an ashtray. That was a little yucky but everything else was super clean.

We came to River-tide Suites in 2019 and had a great time! The same goes for our most recent stay over the weekend. I booked through booking.com and was pleasantly surprised with the prompt and friendly welcome message from River-Tide. They called the morning of our expected stay to confirm our estimated arrival time, the employee spoke quickly, but was very friendly and helpful. We arrived about 6:30pm and were glad to see an available ADA parking spot. (Don't let the flies outside fool you, I think it's just a product of being in a beach environment) Check in was very quick, they will need your license plate number so bring that inside to safe yourself a walk of shame to and from your car. Our room was located on the 4th floor and there is only one elevator, so as long as you aren't in a hurry to/from your room to the lobby you are fine! We splurged on a 1brm suite with a river view for the night. It did not disappoint! The view was STUNNING at sunset. You can even see a sliver of the ocean if you are lucky to have a room that is across from a road leading to the beach, which we did. The room was clean, very well laid out for 3 people with plenty of seating for all. The full kitchen made our door dash dinner very easy to enjoy. There was 1 blanket and two pillows in the closet of the bedroom for the pull out bed, we called the front desk for an extra blanket and one was brought to our room about 20 minutes later, great service! We loved the large dining table, was perfect for the board games and uno that we brought with us. The pool was on the smaller side and full of children, but the teenager in our group was able to snag a small corner for a bit of pool time. Pool hours were 9am-9pm...It definitely deterred us using it ourselves with the amount of kids packed inside, but it did look like they were having a blast. Overall we will definitely be back next time we venture to Seaside!

Suggestions to get 10 stars from me(but not deal breakers): - Have adult only pool hours (maybe 9pm-10:30pm?) - Some Furniture might need an update soon, our couch had a large stain on one of the pillows and the bed wasn't as cozy as I had remembered in 2019. - Have vending machines on higher floors that accept card payment.

staff were very friendly (a lot better than last year!), great amenities and location. we always enjoy staying here! they add an extra special touch with towel “art” for my kiddos bday. they accommodated my ask for a top floor room as well which was so great! I unfortunately had a reaction to food and had to check out early and they were so wonderful about it. the full kitchen is super great and laundry so you can get some groceries to say some money on food and tidy up post beach.

only negative was there patio door had kid hand prints all over it and a clothes sticker so wasn’t cleaned, but I just wiped it down.

Our room was very well equipped with a separate bedroom, a large living room with electric fireplace and full kitchen. It was very bright with several lights. The hotel was very clean. Personnel were always available.

The free “grab n go” breakfast was below even the most basic breakfast. For the price of the room I expected more than sugary dry cereal, bagels and scones. Maybe there was an apple if we got there early. The seat on our toilet was cracked and pinched our bottom. Although my husband asked the front desk for it to be repaired we never heard about it.

Staff was extremely friendly. Anything I needed they were more than happy to help. Everyone was so kind. Great location right on the water. The beach in a few blocks away. Sunsets on the beach are incredible. We will stay here every time.

Tiles outside of rooms by soda machine could be scrubbed had a little Mountain dirt build up. Doors on outside of room could be freshly painted. Honestly we loved everything about this place though. It wasn’t a deal breaker or made us think anything differently. This place is very well ran and you can see that.

I like our room facing the river and the staff was great especially Kim Addison and Kendra Smith. At first we had a smaller studio suite facing the parking lot and we were not happy about it so they upgraded us to a larger different room facing the lake at no extra charge. Staff was very friendly and provided excellent customer services. They have a great happy hour daily from 4-6. The rooms are very nice and the location is great and quiet. My husband and I slept well during our stay and the most comfortable bed ever in a hotel.

I didn't like seeing dogs every where you go but at least it was required for dogs to be on a leash at the hotel. The lobby floors should be cleaned more often.

staff were super friendly and accommodating and also had a sense of humor. room was nice and cool, very very comfortable, and clean. obviously location is absolutely perfect, so that goes without saying. very private, quiet, but still right on the main strip in a relevant spot. breakfast was also nice.

tv remote was hard to use and the user interface of whatever cable company that was was pretty bad, but there's nothing you can do about that, that's a different company entirely haha. i don't think anyone is staying there for the tv anyway.
