Café Hôtel de l'Avenir

Great location - the metrostation is just in front of the entrance. Nice view with Sacre Coeur in the distance and St. Notre-Dame du Rosaire church and a small garden in front. The staff at the cafe are always smiling and create a good mood. Rooms are clean and cozy.

Although with a bathroom in each room, toilet is shared for the floor, outside the room. There is no luggage room. Although very polite, staff didn't speak English almost at all and it was very hard to arrange for invoice. Although I contacted the property in advance that I would require an invoice and that I will arrive earlier, I didn't get an answer (and had to wait for nearly 2 hours for check-in).

Room was comfortable and clean, as well as the outdoor toilet. It was a bit noisy during the night but not unbearable. I wouldn't say that the location is ideal for visiting the main attractions of Paris, but it's fine combining metro, train & bus. Train line C stop going to Versailles is about 10min walk from the hotel (change of train at Champ de Mars Tour Eiffel station) and also Porte Maillot (Paris Beauvais Airport shuttle bus station) is 3 stops from there. If you are looking for an affordable & clean hotel and don't mind spending a bit more time in public tranport this hotel is a good choice.

Good location, small but comfy rooms, good view, metro, shops/stores all in 1 min. walk.

There was a sink and shower in the room, but the toilet was shared in the hallway. As an English traveller, this was unexpected! It could be good to make this more clear

A nice budget hotel in St.Ouen, very convenient location right next to the Garibaldi metro station and bus stop, so you could easily reach any place in Paris. The room wasn't very big, but neither too small, the bathroom was actually quite spacious, and cleanliness was impeccable. We didn't try the breakfast but it was possible to order it for 6€ per person. Downstairs there is a restaurant/bar, we didn't have a chance to try it either, but it seemed good. This hotel definitely is a really good value for the money if you want a place with decent facilities but don't want to overspend while staying in Paris.

The WiFi wasn't working. It could have been nice to have a fridge and kettle in the room and some hangers in the bathroom for the towels. But it wasn't a big deal, overall the room was more than fine and we had a very good stay there.

We booked hotel l’Avenir initially due to the good first impression of the clean modern rooms and bathrooms. We were not disappointed, a lovely little French café with rooms upstairs, but very professional, staff were lovely, location fabulous and the area lovely too. Hotel very modern. Key points: LOCATION we were warned by the taxi driver who picked us up from gare du Nord that the area we were going to was not the best at night and we should be careful, I would please ask you all to form your own opinion on the area as it is quaint and lovely and has a fabulous church and immaculate park next to the hotel, if I’m honest I suspect the taxi drivers warn every tourist of this to encourage them to use the paris taxi system and put money in their pocket, I’m sure there’s bad there like anywhere, but all we saw was good. There’s a Monop’ supermarket 3 minutes walk from the hotel which is open till 21:30 for buying whatever is needed as it is a substantial supermarket. There is food and cafe available in the hotel, and le montmartre bistro across the crossroads offers food and drinks also. TRANSPORT: transport connections, it is very close (across 1 road) to the local metro station - Garibaldi. From here you can easily reach any Paris attraction or destination with 1 change on the metro system, or 2 maximum. Only thing to be aware of is that on an evening on the way back to the hotel, the trains get very busy as the location of garibalidi station is on the University St-Denis line, so all the students travel back late on an evening. Buses also run from Garibaldi bus stop. ROOMS our room was spacious and had a tv, wardrobe, hard floors, bedside tables with lamps, and a small desk with a chair next to a plug socket. The room was modern and clean and bedding was fresh and beds made daily/housekeeping provided with toilet roll etc, extra blanket provided in the wardrobe. No fan provided or available.

The bathroom was very spacious. The balcony has a beautiful view of the church. It’s located super close to the metro. There is a cafe/bar as part of the property downstairs so very handy. Also there is a McDonalds right in front of the place (if you arrive after 10pm and are starving).

Neighbourhood can be a bit scary at night time, everything is closed by 10pm, can be noisy during the weekend so keep the windows shut.

Staff was every helpful and nice. Note that this is a cafe & they have rooms on the floors above it. So its perfect if you want to have a beer in the evening and chill. The metro stop Garibaldi is a stone's throw away from the cafe, so its very convenient. McD and other cafes are also nearby.

No elevators. Luckily our room was on the first floor so we could manage. A kettle to make coffee would have been helpful.

I liked the cafe below and the staff. The metro is nearby, straight to the Stadium. Mcdonalds as well for the late snack. Plenty of cool shops nearby. Room is as described. Interesting security, but seemed convenient.

No toilet in the room, but have known this in advance before booking. Probably no AC in the room. The wifi didnt work for one whole day. No light switch by the bed for whole room lights.

the room is good and the hotel is right in front of a metro station, which is very nice!

although the hotel is well located as far as metro goes, we tried getting there by walking on the first day from Gare Du Nord station and the areas we walked through were terrible. Of course thats not the hotel’s fault, but it was the worst part of our trip, so I believe its worth mentioning. (the following days we took the metro instead of walking and it was a much better experience)
