Atmosphere is fantastic, friendly and helpful , more as normal ! You get help if you need extra pillow, cheapest way to use transport , Very good hints for local Venice , excursions , a string to your luggage, or if you get sick - nothing is too small or too big - they find a way to help you !!. It’s and old charming house with rooms which are cleaned 7 days a week and it’s more than clean ! . You get softly big towels and soft toilet paper .All the few sqm. are used so well , that you feel you have more space ( which is difficult to find in Venice ).There are super wifi, very good air conditioning, a television ,safe box, and a good bed in good size , hairdryer, telephone . Hotel has a lift and a charming ( not noisy ) bar . You can get room to the charming square Campo san Povolo or to the garden and church. 3 minutes walk to vaparetto to all Venice and Murano , to Allilaguna directly to the Airport - Easy!! Will you walk around it’s the best place !!! 4 minutes to San Marco square,and 8 minutes to Rialto Bridge and then you walk slowly! . If you arrive late I will choose this hotel because it’s easy to find ! You can get a nice and well done breakfast here (it’s expensive to get breakfast in city ). It feels like we have get an italian home and a new family ! Thanks for the best holiday ever ❤️🙏

Location 10/10 and the room we got was 10/10. I travell a lot, asked for top floor room with a good view and they gave me room with terrace to inside yard with a view to a church. Quiet place full with restaurants and bars around. Enjoyed every minute in that place, It was real Venice I felt in that hotel. The staff itself were very helpfull, especially Diego, who gave us direction were to go and what to visit. The room itself was good, i Wouldn say it was superb but it was good for the value we paid. Always stay in this hotel, because comfortable bed, good wifi, cheap breakfast for 9€ (cheaper then outside hotel) and most of all its staff. Surely comeback with my childrens and ask for the same room :)

The location was superb - a small square within yards of a canal bridge. In an incredibly picturesque part of the city, minutes walk away from St. Marks square, and the vaporetto stop at St Marks - Zaccaria. The hotel is also historic and so peaceful and quiet after the hustle of the city just outside. The staff were friendly, helpful and spoke excellent English. There was always someone at reception to help if required. Plenty of shops and eating places literally on the doorstep. Would not hesitate to stay again or to recommend.

A quirk of the historic building was a water pump used to get water to the top (4th) floor. This was occasionally a bit noisy for a short while.

Amazing family run business right at a key location in Venice. 4-minute walk from the shuttle bus from the airport. Easy walking distance to all the water. Shuttles going out to the islands and up the Grand Canal. The cousins who run the business is so friendly as is the night manager. Definitely worth getting the breakfast as it works out cheaper than going out but it is also very filling. The room does the job and is cleaned well. The shower is functioning but not great. It does the job but I wish the pressure was a bit stronger. This did not detract from the fact that this is a really nice venue and central to everything in Venice. Don't forget to switch on the mosquito vapor which you need to plug in to avoid mosquito bites.

Overall good value for money in overpriced hotel accommodation in Venice. Reception Managers very helpful and knowledgeable about the local area. Lift in the building is imperative if you have several heavy bags to carry and you are 'not young' to negotiate narrow stairs. Breakfast god value for money.

Bed pillows hard could provide more for choice. Paper cups only provided. Needs a light installed near the old fashioned key lock door to find the keyhole, - there is an overhead light which has to be turned on from outside the room and it provides limited illumination.

The accommodation is simple no frills but it’s clean the staff are very friendly and the location feels very safe. It’s very close to san marco square and their are many nice restaurants and shops close to this hotel. From Marco Polo airport you will need to take the AliIaguna ferry to San Zaccaria and it costs €15 and takes around an hour. The hotel is about 3 mins from the ferry terminal. You can take the bus for €10 which takes around half an hour but then from the bus stop you need to walk for over 20mins so not worth taking in my opinion. Overall I would definitely stay here again.

No coffee or tea facilities in the room but you could get a coffee at the bar downstairs.

Great location very near the San Zaccaria (3m) and 10m to San Marco, and with small campo of restaurants and bars outside, as well as church bells to wake you at 7am followed by children assembling for school. A great stepping off point to see all of Venice. Very atmospheric area with a strong local flavour, not just tourists. Reception staff were very pleasant and helpful, but in truth we only slept here midnight-7am, as we spent so much time enjoying Venice in heavenly weather. Recommended.

perfect location.. very clean..friendly at reception..lovely small Italian hotel

not the hotels fault.. but I had several nights of little sleep due to mosquitos biting me.. despite the hotel giving me an electric mosquito machine and my never opening a window or my door to my little balcony.. and it being March. .so bring some anti mosquito spray! my room faced the back garden.. I booked via Booking.com and was a little disappointed that breakfast was not free complimentary as said in several reviews.. a simple buffet breakfast costs 8 euros per day.. and also city tax to be paid on top of hotel cost.. so it adds up

the staff was very friendly and nice they help me with anything. they help me to get boat back to the airport aswell. the room was good for the price and the location was good. the room was clean and tidy

well their much I don’t like maybe better shower head but it was fine for me and maybe better bed sheet to make more comfortable but it was fine for me that just to make some improvement but it was a lovely stay I enjoyed it

This is a traditional property in an excellent location- a building with both architectural and family history. Family run, the attention of the staff is personal with outstanding local knowledge- don’t plan anything without checking with Gabriele first! Lovely open air terrace for breakfast.

It’s a busy area so request a room at the back of the property.
