If you like to be greeted by a friendly, welcoming host and to be shown to a spotlessly clean, well appointed room then Modern Times is the B&B for you. It is perfect, Franz has thought of everything one could need and even put little extras in the room each day. Breakfast was beautifully presented and plentiful, catering for all tastes. Proximity to a metro station enabling us to reach the centre of Amsterdam in 20 minutes is an added bonus. Thank you so much Franz for making our stay so enjoyable. We would happily return if we visit Amsterdam in the future.

There was nothing we didn't like.

From the very moment that the owner Franz greeted me at the door with a smile, I knew straight away that I had made the right choice of where to stay. The hotel is stunning, bright, clean, smells wonderful. My room, was extremely comfortable. THE BED 🫶🏽 awwww 🫠 I fell into a deep sleep pretty much straight away. Extremely cosy and snug. He took the time to show me everything and how they worked. From the very stylish shower, all the lights and the TV etc. Complimentary bottles were located in the room along with mini chocolate bars. Very thoughtful. Breakfast was delightful. He really goes over and beyond to make you feel at home. Franz is a very friendly host with good humor. I thoroughly enjoyed my stay. When I return to Amsterdam, I know where I will be booking. Thank you for your hospitality Franz. Wishing you the very best XO

That I was not able to stay another night haha.

Simply the best place to stay in Amsterdam. Rooms are always super clean and they ARE modern! The bed is way so comfortable. Daily room cleaning. The service is superb, Franz does an exceptional work and offers a generous, tasty breakfast. He also helped me and recommended some place to visit. The location is perfect, just 5 minutes walk from the nearest subway station, from there 20 minutes to reach Centraal Station. The nearest supermarket is right next to the subway station.

I have never felt as welcomed at a B&B, hotel or what ever as I did here. The host was super friendly and funny and on out last morning we even stayed longer in the dining room after breakfast to have a nice chat with him and another guest. Also, the breakfast was amazing! Franz is putting a lot of love in everything he does for his guests. As an example: my wife is currently not eating carbs and exceptionally he did not only make her a big omelette, he even let her cook it herself to get it the way she likes it most. There was fresh fruit and juice on the table every morning, greek joghurt and a nice selection of baked goods. Delicious! Franz has some funny stories to tell and also knows his way around. So if you need to go anywhere, he can tell you how or looks it up for you. Great service! And his old dog lady is adorable. <3 And last but not least: You can easily get to the city centre by metro and bus from the B&B. Transportation is near and quite cheap.

We had one of the upper rooms and due to the weather it became quite warm. Luckily there was air conditioning but that dried out the throat. So we had to switch between AC on and AC off a view times during the night but it was okay. Would have been nice to open the window for the night but that was only possible in the bathroom.

Absolutely amazing room to stay at the edge of Amsterdam. All is super clean. The host meets you and explains everything about your room and the house. Also he gave us some tips where to get some warm meal in the evening. Breakfast was very good and fresh, served just before we came to the room. We stayed there on our way from Giethoorn to Keukenhof, so didn't visit AMsterdam this time. But the metro is just in 5 minutes from the apartment.

No problem for us, just for the others to know that the rooms are on the 1 and 2 floor, with no lift.

The bedroom and bathroom were spotless and felt freshly decorated. I was interested in the artistic decor. The host was generous, providing a very good breakfast including rolls with cheese and ham which he suggested I took away for lunch.

The location, as stated in the B & B description, is in the suburbs, 20 minutes from the city centre. I just bore this in mind in the evenings as I aimed to return not too late, although the B & B is only 5 minutes from the metro station. On the other hand, it is convenient to sit on the metro for 20 minutes and travel directly from the city centre or from the Centraal Station further along the line and it saved wandering about the city streets trying to find your way home.

The excellent host was very patient and guided me through all the facilities so I was comfortable and confident in using them. The bedroom and bathroom were very clean and refreshed every day, and the breakfast was plentiful with something for everyones tastes.

Not much to see in the nearby area as it's mostly residential, but you are only 20 minutes on the metro from Amsterdam centraal which is a nice and easy commute. Overall no issues, and would happily stay again :)

It was really lovely place and I would recommend 100%. The owner was extremely friendly and caring. Room was exceptionally clean and especially it was with some welcome snacks and various choice of coffee and teas in the room. Breakfast was more than enough and it was lovely to have conversation with owner every morning while I have my breakfast. I will definitely come back here when i visit Amsterdam again. Thank you very much for welcoming me so warmly :)

Nothing, to be honest.

What a wonderful host! Franz knows how to look after his guests - everything is prepared with love and attention to detail - including croissants and elderberry jam Franz makes himself! Delicious!!! We could not have asked for a more comfortable, spotlessly clean and pleasant accommodation! The location is perfect - so quiet and peaceful - all you need if you want to be energised and ready to take on another day or night in Amsterdam. We will definitely be back! Thank you!!!

Attractive residential park, the accommodation overlooked the park and playground directly. The host was friendly, he seemed to know what the traveler needed! It offers thoughtful, fashionable rooms and bathrooms. The impeccable and hearty breakfast was impressive. We felt like we were guests!

I can't say that! We are still impressed!
