Malmaison is a beautiful and elegant but somewhat "funky" and modern hotel. It is located right on St. Andrews Square which is a huge plus if you are doing any tours by bus. It is just across the Square from the bus terminal (which is why I chose it...no desire to have to schlepp luggage for blocks). It is also not that far a walk to Princes St. and the Royal Mile. It is one of the more unusual hotels in that it is built into a hill, so you actually go down a few floors to get to your room. My room was decorated in a gorgeous ruby/black theme, but was a bit dim lighting wise. The bathroom was fantastic! It had a heated towel warmer and the slate floor in the area of the towel rack was warm as well. I only stayed one night and had to leave early for the airport so I could not partake of the breakfast.

When I checked in the staff did not inform me that the door keycard needed to be inserted into the electric card slot to turn on the room lights and central HVAC system. Fortunately I already knew this from the previous hotel I had stayed in, but as an American who has not traveled recently that is new to me. The receptionists were sweet and helpful but not as thorough with a new guest as they should have been.

We loved the all inclusive deal: Room plus dinner menu and breakfast menu in one package. I will look out for it again and have recommended it to friends. We loved the decor. My children loved that the carpets looked like red stone dust in Minecraft. Mind Blown! Our room was a generous size. Staff were professional, friendly and helpful. The second adult’s dinner (£20 two-course menu) was kindly swapped for 2x children’s meals. Cooked breakfast was excellent - we could choose anything from an extensive menu as part of the package.

I would have liked free toiletries on request as I forgot my toothbrush and moisturiser. The breakfast buffet was good but a little picked over buy the time we arrived. Quality pastry selection and home-made musli bowls though.

Warm greeting from Helen & the team. Professional, informative and really friendly. Too early for check in but took care of our bags and rooms were ready when we returned. Explained the eco options for house keeping etc which we accepted. Rooms a good size, iron/iron-board, small fridge and tea/coffee facilities. Bar was warm & friendly. Breakfast was amazing, one of the best we've had for a while - great choice and good quality ingredients. Location of hotel couldn't be any better - 5 min walk from train station and handy for shops and restaurants.

It is really hard to fault other than the drinks in the bar were expensive and the radiator in the bathroom didn't seem to work.

Generally the location, the house itself is outstanding. It has a lot of history and I very much liked the interieur. Very scottish atmosphere. The Bar was great and all of the staff people were extremely helpful and nice. I very much liked the Bar personnel and the Dalmahoy Lager. The rooms were very nice, could be equipped with some more details like shoe polish bar, dirty clothes bag, pen and paper. However still very good value for money. The whole Hotel was very clean. Breakfast was ok, some fresh fruits like bananas or apples, simple Corn Flakes would have been nice. However not mandatory. Tea and coffee in room very nice. Hairdryer good.

Food in the Hotel Restaurant was not so good. Soup was served but no spoons available so was cold when spoons finally arrived. Missing adapters for european plug (could be an additional service, especially as conference rooms are available). Door to Bathroom door was closing very loudely and no chance to keep it open.

I love the location and the staff are really nice and great help . love the welcoming smiles and the help with my father as he need the extra help with stairs. the rooms are spacious and comfortable and really nice

some of painting that hanging was uncomfortable as it was constantly watching me but that maybe How felt and the construction work that happened outside no fault of the hotel, sometime we leave and hang the cleaning sign and be gone for several hours and come back and the rooms are not clean . I don’t say the are not clean but slow in cleaning

Malmaison is one of the best hotels I've ever stayed in. Boutique feel with big property service. It's very clean and modernly designed, and the staff were as good as - if not better - to us than a 5 star property. One, just somewhat funny example, I like iced coffee but they only serve hot coffee in the restaurant. One of the receptionists heard me talking about it and fancies herself good at making iced coffee. So, it became our "joke" each day -- that I couldn't start my day without her delicious iced coffee. That was way beyond her job responsibilities or what she needed to do - she could have easily directed me to the Starbucks down the road. It's the service, but it's also the Scottish people's way. They truly are the nicest people in the world - the rumors are true. In another instance, my elderly mom got lost in the hotel. It was very scary, but I didn't even need to ask for help. Their staff pays such close attention they overheard me calling for her and saw my distress and went into action, finding her accidentally locked behind a service door. They did so calmly and swiftly that it put me at ease and we were able to just go on with our day. I will absolutely stay there again. I wish I remember some of their names (my bad) because they deserve specific kudos for their professionalism and attention to care. Furthermore, Malmaison is in a perfect location. The hop-on/hop-off busses are based right on the next corner and the massive, gorgeous, and overly tempting (lol) St. James shopping plaza is a short walk from the hotel. It's fairly centrally located, but just slightly on the edge where it's also very quiet.

My ONLY complaint (only fair to throw in some bad with the good - helping reinforce the authenticity of this review I hope!) is that only half of the hotel has an elevator. We were unfortunately on the other side. They accommodated us by placing us just one floor above reception. But it would be tough if you were on a higher floor. Get a room on the other side. They did, however, help us with our bags up that one flight of stairs, so it was doable. It just didn't feel in sync with the quality of the rest of the hotel. A bit scrappy.

Amazingly comfortable hotel with kind and accommodating staff. Every interaction was dealt with in a professional manner. The room was extremely comfortable with a top-of-the line bed and rainfall shower. We particularly liked the breakfast with excellent choices and served by a charming man named Yannis. Will definitely stay again on any return visit as the location was fantastic with all major attractions, excellent restaurants and shopping all on the doorstep. Finally, good value transportation was a breeze by way of the direct tram link from the airport to St. Andrews Square!

Absolutely nothing at all; it's a great hotel that is in good working order in an unbeatable safe location.

Breakfast was very good - extensive buffet with plenty of pastries and fresh fruit. Cooked breakfast was prepared to order with good quality produce. Hotel conveniently sited within easy walking distance of Edinburgh Playhouse, Princes Street and Waverley Railway Station

Room was on the lower ground floor with windows at pavement level so no views and quite dark.

On the whole it was a nice place to stay but was expensive The staff were lovely The car parking was a nightmare as it was in the multi storey which was a 10 minute walk The food was OK The hotel is very dog friendly but there are not many dog parks, disappointed that the one outside the hotel was a no dog area Had to walk a bit to find one that was

The bath was a lovely roll top but had a nasty tide ring around it which put me off I told the staff and someone came to clean it quickly The menu was limited

No issues with the breakfast, there was plenty of choice and variety. The location of the Hotel was ideal as the city tour buses which we utilized were located directly in front of the Hotel.

Whilst making our reservation we requested a Club Deluxe Double Room. However, on arrival we were allocated a room with en-suite facilities for disabled individuals with everything set at wheelchair level. In addition, we were supposed to get a 40% discount whilst parking at the Q Omni car park unfortunately, the discount was not removed when we presented our parking ticket on departure. Nonetheless, the Hotel have promised to refund the 40%.

No issues with the breakfast, there was plenty of choice and variety. The location of the Hotel was ideal as the city tour buses which we utilized were located directly in front of the Hotel.

Whilst making our reservation we requested a Club Deluxe Double Room. However, on arrival we were allocated a room with en-suite facilities for disabled individuals with everything set at wheelchair level. In addition, we were supposed to get a 40% discount whilst parking at the Q Omni car park unfortunately, the discount was not removed when we presented our parking ticket on departure. Nonetheless, the Hotel have promised to refund the 40%.
