Good value for money room was nice and clean .Plenty of tea and coffee ,pub was nice with lovely staff and the Beer was Great . There only problem we found we where in room no 2 and the stairs were very narrow and step . We were only there for one night so it was not a problem for us , but i suppose with the pub it self being a lovely old pub you are going to find the stairs like this . To any one who is thinking about stopping at this lovely pub if you have any mobility problems or you my be stopping a little longer and you have a big suitcase you might want to ask for room no 2 . Although we had a taxi from the bus station to take us to the accommodation (pub ) it was only a 10 / 15 min walk to town . We will be back again !!! thank you .

Every thing was great , it was only the step stairs leading up to the room . The next time we visit we will ask for the ground floor room .

Nice cottage/ rooms, clean, and nice friendly staff, and friendly locals who were very welcoming to us strangers. It was lovely to find a proper old fashioned pub, no food served only drinks, not open all day but afternoon's and evenings, we had a great stay and would definitely use again 😀 thank you all for making us very welcome...

Could only leave bathroom window on ground floor bathroom open in the morning when showering, had to close after that as smokers in the garden were standing under it and made the room smell smokey. Not that that was a great problem though, as they were not open in the morning.

We spent 2 nights in Lincoln and this accommodation is a 15/20 minute walk to the High Street (Station) and Steep Hill which goes up to the Cathedral and Castle. There are buses which appear infrequent so walking is the better option. We parked our car outside the room using a permit (no charge) we were given. A good reason not to drive into the centre.

We didn't mind but it is a pub with a beer garden adjacent to the room. There was sport on the TV and pub noise. This may be important to some people.

The warm and friendly welcome, nothing to much trouble, staff were excellent. Location was fab, a nice 15 min walk into Lincoln. Parking on the street was directly outside the property and was fine. Facilities are basic but clean and comfortable, we absolutely loved our stay. There wasn't any breakfast however there was a cafe 5 mins walk away which was fabulous. Pub also showed footie/sports so was right up our street. If you like a traditional pub with a bit of quirkiness then you'll love it like we did. If you struggle with mobility bedroom 2 is located at the top of some very steep stairs so best to check with them which room you are in if that is the case.

very close to the city centre and even closer to the beer garden with very easy access to the street and street parking.

as it was very close to the beer garden and the pub doesn’t close until late in the night I would not recommend this accommodation to any early risers. apart from that it’s a nice and decent accommodation.

Great pub/hotel, staff were very friendly on arrival and helped with the on street parking (gave us a pass to use and display overnight) room itself was great, plenty of room, bed was comfy, bathroom was very clean and very large! Very lively at night which is great for us!

Excellent staff. A warm welcome from the regulars in the pub. Short walk down to the water and into town. Short walk to main road where there are local shops. Parking permit supplied by owner is a bonus as all surrounding streets are permit only.

It was a pub, and a nice pub at that.

My only criticism would be that the landlady was very eager to take payment, letting us put our things away first would’ve been nice as we went straight to the bar anyway, and I felt £60 was too much for what it was, I’d expect a cooked breakfast for that price. I’d have gladly paid £40-£50.

The location was ideal a 15 minute walk into the centre of Lincoln. The host was very friendly and made us feel very welcome on our arrival.

The stairs up to the room were very steep but this is due to how the accommodation is set out so this would be something to consider when booking but there is another room on the ground floor.

Staff really nice, spacious room and very clean. We had the room that had the private bathroom next door and was very spacious! Shower was great on of the best I’ve had. Great location as just a 20min walk to bailgate and centre and less to go to the Brayford . Or just get a taxi which only takes 5min. The pub had a good atmosphere and I would stay again happily.

Due to being a nice old pub the floor boards a bit creaky in places but that can’t be helped.
