location central, Lovely cheap accommodation very nice and clean and modern looking inside but a bit deceiving from the outside. Breakfast Cafes within 200mtrs, Bars within 100mtrs, lovely easy to use access to your room via message Codes, Carparking at £8.50 for 24 hours to the rear and around the corner within 100 metres, 30 mins parking outside the rooms if spaces available to drop off your bags etc, I got up early Sunday and parked in front of the rooms as it is free all day on Sundays. other review stated the showers were not very hot but they seemed just right for us. Kettle with tea coffee milk & sugar available, and a hair dryer. overall a lovely stay.

Didn't like paying for parking but that's the norm these days! Its a bit of a trog up the hill to view the shops and cathedral but well worth it, highly recommend a tour round the castle too and a visit to the Ole Ole tapas bar (book in advance) On the upside when you finally reach the top its all down hill on the return and with a few pubs on route makes it all worth while.

The room is lovely, bed was comfy, the location was fabulous. The messages from staff were really helpful and responsive. The room is by a couple of restaurants and really accessible for Lincoln.

The main worry for me was paying a damage waiver in advance, I can understand that this might be necessary if you have had troublesome guests but for me I just wanted to ensure any issues which were minor (like a toilet roll holder being wobbly) was not something we would then have to pay for. The other element which I think if you redecorate would be worth thinking about is switching from laminate floor to carpet. I was really aware if disturbing people below us but also we could hear every footstep of the people above us. Basically for me the need to sleep and quiet trumps style.

Overall I rated the room 100% better than a 3/4 star hotel and would love to come back again. The room was very spacious, clean, had a huge bathroom, all basic necessities and it was naturally warm (even without a heater). Undoubtedly the location to all the tourist attractions was just awesome with everything in a few mins walking distance including a Tesco express which was just 100meters away. Night club is just 10 steps away and the roads are very safe throughout the night as well.

Frankly the below are just tiny bits of suggestions and I can't complain about anything considering it was a wonderful stay. Your spring beds aren't that comfy so please add a mattress topper as the spring were hurting me a lot (i weigh 85kg). The wash basin (sink) had a shelf over it which made the brushing experience really bad as one cannot bend down to reach the tap (please remove it). It would be nice to have 2 chairs in the room considering it's a couple room. Please check as your toilet flush just doesn't work and definitely needs maintenance, we struggled flushing throughout the stay. Your ad says room cleaning would be daily but no one visited our room (2 nights stay).

Great location and price for location. So close to amenities. Easy to access and great not having to have a key. It was spotless too. Instruction for access was very easy too and sent to email the day before.

The mattress was very hard and could feel springs, there wasn't a mirror in the main room, only in the bathroom and was quite hard to use as the bathroom door was very heavy so wouldn't stay open even when propped. The floors are all hard, they look great but we had a restless night through other guests footsteps being very loud on the ceiling in the early hours because of the floors.

the toilet is fidgety ( it takes a few flushes to actually flush ). Another is the room could do with atleast a microwave to make something for food while in here, also, the statement of parking is very unclear. You have said free parking but should also state it is for half an hour not the whole stay. no staff on premises to complain to as we had other guests who were very loud early hours in the morning. walls and floors are not insulated well for sound.

Great room, opened onto the garden. Shower was great,large and plenty of hot water. Bed was comfortable, but noising when moving in bed.The location was excellent. Really good restaurants either side and across the road. Walking distance to the castle and cathedral.

Noise is a problem if you have a noisy neighbour upstairs as we did, stamping around all night. Hanging space and access to an iron would have been nice.

there is not air con or fan provided so I’m weather like we’re having now (24/06/2023) it is extremely hot and uncomfortable even with the windows all wide open, the shower we was in was cracked slightly. finally the cleaning fee Added after your book should really be incl in the price if it’s a separate agency it should be charged as one transaction I believe.

Lovely room, fab location right in the centre of Lincoln. Had everything we needed. Nice and clean.

This is mentioned in the description but this in is in quite a noisy area, we stayed on one of the hottest days of the year so had to have the windows open to keep cool (no air con etc.) so had the noise of the city all night. If you are a light sleeper probably not for you.

Apparently the e mail that is received by the guests explains the code to enter the front door. I have checked every e mail and this is not stated anywhere. Entrance to your room is by the room no. Using the keypad on the door but this isn’t clear either.

No one to welcome you and when you ring for assistance it felt like you were being an inconvenience. I would suggest the owner sends the e mail to themselves to see what is included in the guest wizard.

We stayed for our daughter's graduation, it was a perfect location and a car park around the back that you can stay all night for £8.50. We arrived a little early and met the cleaning staff who couldn't have been nicer or more accommodating, thank you to them. Facilities were excellent.

Just a note really.....floorboards are very noisy if someone is above your room and in your room. I would have liked a hook on the back of the bathroom door.
