Armeria is in a perfect quiet location just a15 min walk to Wells Quayside. Plenty of off road parking. The accommodation is spotless and beautifully decorated. Our room - East Hills on the first floor was very spacious with a very comfy king sized bed. The bathroom had a large walk in shower and lovely English Soap Co toiletries. The hospitality tray was well stocked with a wide selection and fresh milk was available from a small fridge on the landing. Breakfast was delicious with a very varied menu - choices having to be made the evening before. My husband had kippers which he said were delicious. The hosts are very welcoming and helpful. Definitely recommend Armeria.

Armeria is located on the outskirts of Wells, ideal for us (not in the middle of all the people in the town). It's approx 1 mile to the quay, plus another mile to the beach (we enjoy the walk). The breakfast is amazing, Julia and Richard will oblige with any requests. We have used Armeria for several years, and have already booked for next year. It's a great base to explore the lovely North Norfolk area.

The bed was too soft for us, but we are used to a hard mattress.

Everything was brilliant about this bnb, Julia our host cooked a great brekky to get our day started, instructions to get in were great once I finally found where I saw them (that was my fault) but my husband rang the number supplied in the front door and all was great. Wells next to the sea is a little village but this house location was just off the main road so extremely easy to find. The room was super cosy

Very lovely B&B, situated not far from the town centre. Julie was a lovely host, nothing was too much to ask. Our room was spacious, beautifully decorated. It felt like home, with little extras (tea, coffee, hot chocolate, fresh milk, fresh water, extra pillows, pillow spray, flat screen TV, sofa, extra heating if needed, heated towel rack). The whole place was clean and exceptional cosy. Istructions provided by host, were clear on how to enter the property and our little welcome pack was really useful. Our room and bathroom were spotless. The breakfast was amazing, full English with lots of choices available. And possibility of selecting little extras before main dish. We would definitely recommend Armeria to everyone, great value for money. We will definitely come back. Thank you Julie.

The breakfast options were brilliant ... the smoked haddock was cooked just right . The ingredients were all of high quality ...in particular the black pudding and the sausages. All the food was very well cooked and well presented . There was great attention to detail ... eg umbrellas in the Hall that we could borrow. The self check in process was well organised clear but also personal . Julia was a wonderful host and made us feel very welcome . Her local knowledge was also invaluable

Lovely place to stay. Great location for wondering down to the shops and beach. The rooms are a good size with private bathrooms. The breakfast was really nice with a range to choose from. Julie and Richard are a wonderful couple. Very friendly and chatty. It’s always been a fab stay here

There were a few cobwebs with it being an older house which could be dusted when the room is cleaned.

Breakfast was great. We were there in the heatwave so obviously very hot in the room although a fan was provided. It would have been great to have the use of an ice compartment in the communal fridge to keep mini cold blocs in. We sat in the back garden during one evening which helped us cool off

Access to the garden from the conservatory during the evening would have been good but I suppose there is a security issue.

Breakfast was excellent, so was the size of the bathroom, same for the tea and coffee making facilities and location for North Norfolk was perfect, as very close to the villages to the west (RSPB Titchwell) and not too bad for the villages/towns to the east (Cley & Sherringham). Also close to the Holkham estate which is walkable for the fit (did an 7 mile circular walk from the Armeria along the beach and back through the estate)and this is an excellent place to explore. Also the narrow gauge stream train to Walsingham is a 5 minute walk and really enjoyed that experience.

Difficult to find anything - perhaps a Quorn sausage with the vegetarian option rather than the one chosen which also appeared to be a well known branded one but not as good as quorn for breakfast. I am not a veggie and did try the meat version as well (first in 18 months) and that was delicious.

On arrival we let ourselves in and instructions were left for us for the stay. Our room was a bit on the small side but had everything you could want in it with a lovely garden view and countryside. spacious bathroom with big bath and shower over it. The double bed was comfy and we had a good nights sleep. Fresh water in the room and milk in the fridge outside on the landing. Room was lovely and clean. Good breakfast in the morning. Not sure if we met the owner or not, the lady serving breakfast didn’t say who she was, she was friendly. The town is a short walk away and the beautiful beach.

There wasn’t anything to dislike.

Our accommodation on the ground floor was excellent with lots of nice touches to make you feel that your hosts have put a tremendous amount of thought into your stay, the guest directory is full of useful info on the surrounding area. The breakfast menu offered a superb choice catering for all tastes. Julia and Richard the owners were most friendly and welcoming.

We only booked for two nights could have stayed longer.
