the front garden is a lovey and quiet place. the rooftop terrace has an outstanding view.

you must bring your luggages up all stairs. there is no lift or bellman so be prepared.

This is a wonderful place to stay! Very friendly and helpful staff. Excellent and well-appointed room, and bathroom. Air con was absolutely essential as we were here in the summer, and it worked very well. Lovely balcony, with SUPERB city view. Very pleasant communal outside area downstairs, with comfortable seating; would be ideal for hanging out with friends who were not staying with you. Daily housekeeping is a very welcome service. The daily buffet breakfast was EXCELLENT. Location pretty good - about a 20min walk from the main area of town - we liked this as it was a quieter area, and still easy enough to get into town. But worth noting as was not particularly central.

**Swimming pool is not heated** Mattress a little too firm, caused backache. Some other guests had a tendancy to be unnecessarily noisy late at night - often slamming doors very hard, for example - but that was not the accomodation's fault - just inconsiderate fellow guests!

I had a fantastic experience at Hotel Livin! The highlight for me was the delicious breakfast they served each morning. It was not only plentiful but also offered a variety of options to suit different tastes. The staff was incredibly cheerful and attentive, which added a welcoming and friendly atmosphere to my stay. They went above and beyond to make sure I had everything I needed. One thoughtful touch that I particularly appreciated was the cart they provided for my child in the room. It made our stay much more convenient and enjoyable. Speaking of the room, it was spotlessly clean, and I could tell that the hotel takes cleanliness and hygiene seriously. The service throughout my stay was prompt and efficient, making me feel like a valued guest. All in all, Hotel Livin exceeded my expectations, and I left with a smile on my face. I highly recommend it to anyone looking for a comfortable and enjoyable stay with excellent service and a delightful breakfast!

The staff, the breakfast, all the facilities are perfect, we liked the hotel a lot. Also beautifully and autenticly styled, the garden is wonderful (was the most liked place for our kids to spend their time). Special thanks for the posibility to stay till the night because of night late flight, very appreciated. We were on our vacation with a toddler and a kid and enjoyed it a lot *especially* because of a comfortable room with a good service. We will advice it for sure and will back there too! Thank you guys!

The one and only thing is a pool that didn't work but we expected to, especially the kids.

Breakfast was good, not many options, however for a boutique hotel it was excellent. Location is perfect, not exactly in the centre of the town, but perfectly away from the noise and hustle. Avlabari metro station is just a 10 min walk from the hotel, which can connect you to the rest of the tourist spots. The reception staff was very helpful in assisting us and telling us all the best ways to travel around.

Only issue was there is no elevator in the hotel, but its just 2 floors, so not a big issue.

Start from the location to staff to room, everything was great. We stayed there for 4 nights and stay was pleasant. We had few requests for breakfast and overstay for an hour on the last day checkout and they honored it with smile. Special appreciation for Receptionist who was always smiling and cooperative. They have a beautiful terrace,none less than a terrace restaurant. City 360 view is amazing from the terrace. Holy trinity Cathedral church is just 1 min walk away and the church is must visit.

Breakfast was not very fresh or diverse, we had to ask for water and then boil it ourselves for a coffee. We stayed for 4 nights and it was always the same breakfast. It would have been so much nicer if they would daily refill the free water, coffee and shampoo that you receive in the room on the first day (only).

I like everything, appreciate the receptionist Mariam that she upgraded our room in city view than what I've choose garden view with the same price,and then room so good, we stayed only for 1 day and we roaming around the city, I love the room with balcony,, soon we will come back again..it's worth the money. The staff are all nice, and the breakfast was healthy, good and tasty,.

Still have a minor, but I didn't focus on that.. We cannot get all what we wanted in one place unless you will rent the expensive one..

It was my first time to Georgia with my friend, we stayed 4 nights & 5 days in this property. We were given a room with a beautiful city view & the terrace was so beautiful with an excellent panoramic view of the whole city . The hotel is located in the centre & close to many tourist point in taxi it’s only around 3Gel. The staffs Nikoloz , Lavani & Mariam was extremely helpful & they go an extra mile to satisfy the customers. They even help us to order food through the local app as we didn’t have a credit card. When we didn’t have a way of going to the airport due to the lockdown (Covid 19) they drop us from the hotel at 1AM in the morning. You can also do the PCR test at the hotel which they will arrange if you request & you can get the report the same day. They can improve in their breakfast & provide more varieties however Narah the chef was really kind & good & made us feel home. You will be given a choice to have ur breakfast in the garden/ dining area / terrace which I think it’s amazing. I , really recommend this place to whoever traveling to Tbilisi.

They can provide some water bottles with tea & coffee as complimentary in the room.

Location was amazing and and had great views of Sameba Cathedral. Staff was also helpful and the breakfast was delicious every day.

There was a bad smell from the bathroom every day and the shower water did not fully go down and we had to ask to fix it.
