Breakfast was plentiful if you wished and served on the little terrace. We were leaving early so she prepared our breakfast ahead of time. Perfect! The location was perfect and a short walk from station and easy to find.. The room was lovely and the whole place very thoughtfully decorated. Bathroom was modern and everything worked well. The bed was very comfortable. Flavia is a sweetheart and speaks good English. There is nothing she wouldn't do for you. So pleased we found the Five Roses. We will be back.

Nothing! Everything was perfect. The lift to the first floor didn't work which wasn't a problem for us and we were offered help with our luggage.

We liked everything! Flavia gave us a very warm welcome and a suggested itinerary for our stay. The location is ideal just 5 minutes from the railway station on a main street in town and an easy, pleasant walk to the main attractions. The soundproofed windows meant you didn't hear a peep from outside despite the street below. Flavia's restaurant recommendation was equally excellent. The room itself was immaculate and we had a lovely mixed sweet and savoury continental breakfast.

Location was very close to centre and the train station. Flavia the host was great, gave us some good recommendations and played with our son while we had our breakfast coffee in peace. The room and beds were very comfortable and exceptionally clean every day.

The only downside was there was no lift which meant we had to carry our sons stroller up and down the stairs. It was fine as our son could walk but something to keep in mind. But I wouldn't let that put you off

I love the soundproof windows, very thoughtful and helpful. With earplugs you barely hear any noise at night from the street, I am sensitive to noise so really liked the soundproof windows. Flavia was lovely, very welcoming and kind, even helping me carry my 20kg suitcase up and down the stairs on arrival and departure. The breakfast was perfect, you order on a form the day before. Great location less than 5 mins from the train station, 10 mins taxi from the airport, less than 15 mins walk to the leaning tower. The room and the whole place was very very clean, Flavia works very hard. Coffee etc and kettle in the room plus a fridge.

Only downside on one night was noisy people in the next room (until at least 1.30am) then my sleeping pills kicked in, luckily they only stayed one night. Not the B & B'S fault. The B & B is up a flight of stairs so may not be suitable for people with mobility problems etc.

The location was within walking distance of Pisa centrale train station and also the leaning tower. More importantly, the rooms were immaculate, comfortable, and cosy. The en-suite washrooms were excellent and had all travelers needs if wanted. The theme of five roses was found in all details of decor. Breakfast was served to your liking and either in your room, on terrace or in dining room. The owner Flavia was a most gracious host, always willing to help and make trip suggestions. She accommodated all our needs. She is kind and thoughtful. Bravissima!

Absolutely awesome, not a thing to improve upon.

The room was spacious and clean, the bed was comfortable and the bathroom was lovely. The location was excellent, about 5mins from the main train station, along the principal pedestrian shopping area, which led to the Leaning Tower, approx 20mins away. In addition to this, Flavia greeted and treated us, as if we were her favourite family members. I have a number of food allergies (gluten, dairy, nuts), she sat down with me and discussed what I could eat for breakfast. Flavia went above and beyond my expectations and also recommended allergy friendly restaurants. In addition to this, she was very knowledgeable about the sights to see. She couldn’t do enough for us.

The B&B is located on the 1st floor of a communal building. The lift doesn’t serve the 1st floor which meant carrying our luggage up a flight of stairs; this could be a challenge for those who are physically unable to.

We really enjoyed staying at Five Roses! Signora Flavia welcomes you with a lovely smile and lots of good advice; the rooms are tastefully furnished and very comfortable; breakfast is abundant and delicious, and can be enjoyed on the quiet patio. The location is perfect - right next to public underground parking (guarded) and to the station. The overall experience exceeded our expectations. We hope to return to Pisa and if we do, we'll definitely book at Five Roses.

There is an elevator but it does not stop at the first floor so you need to go up a few steps. Not a problem at all unless you carry a heavy suitcase.

We booked this hotel at the last minute after missing our flight at Pisa airport and were overwhelmed by the friendliness and helpfulness of the owner of the hotel. I was travelling with my 90-year-old mother with some heavy luggage and she helped us both on arrival and departure. When we left, she even accompanied us to where the taxi was waiting so we could not have asked for better service. We had a very early taxi at 0715 so she went out of her way to make sure we had a full breakfast at 0645 and it was not only delicious and beautifully prepared but also taken in the gorgeous outside terrace. The room was spectacularly clean and attractive and most comfortable. The hotel is located in a period building and the owner has taken care to preserve period features and combines these with super modern facilities. She gave us excellent recommendations for eating out that night and even booked something for us. I could not recommend this hotel more and look forward to returning soon.

Five roses b&b is the BEST place to stay in Pisa. The host, Flavia was absolutely fantastic. She made our stay feel just like home, but even better. Flavia let us in our room early after our early flight and she even gave us dinner suggestions. She even made a dinner reservation for us! Flavia made sure that we had all of our necessities and even went beyond the expectation. From providing us with beach towels to even doing our laundry, she made sure that we had the perfect stay. The breakfast was wonderful with so many choices. Our kids loved the bunk beds. We have been traveling around Europe and they usually had to share a bed. The bunk beds was a nice treat for them. Overall, our stay at five roses b&b was amazing and a great place to stay. We extremely recommend Five Roses b&b.

I enjoyed very much staying for 3 nights in the Five Roses Bed & Breakfast. The hostess, Flavia, did all to make my stay pleasant. The location is great, close by walking to my Pisa interests and airport (walking distance…) and, at the same time, very quiet and pleasant. The room and bathroom are very clean and convenient. Breakfast was excellent and effort was made to fit it with my preferences.
