Beautifully decorated room with exposed brick from its original use as a sugar refinery. On check in we were given a map that the hotel had had modified and featured their recommendations and itineraries. Some local information was given to us which proved to be very helpful. Location is along a quieter canal with a more ‘locals feel’ which was lovely. It was about 5 mins max from the busy tourist streets. Venice even in March was busy so the peaceful nature of this hotels location was very welcomed.

Soundproofing in the room was amazing. Couldn’t hear any adjacent rooms once they were in the room but could hear them when they were in the corridor. This wasn’t too much of a problem though as we never noticed it after 9pm or before 8am.

Everything! Beautiful little boutique hotel in a small private piazza. From the moment we arrived the concierge Francesca not only booked us in with warmth and efficiency, but then whipped out a paper map and pointed out possible places of interest, warned us about the unreliability of GPS in Venice and organized for us to get the breakfast option which we hadn’t pre booked. She later on hooked us up with mosquito repellant when we opted to sleep with the window open (all those canals!) The hotel itself is located in Canareggio and as you step out you will have a ton of options for place to drink and eat including divine ciccetti. You will see other tourists but it isn’t drowning in touristy souvenir claptrap. We actually drank and ate right next door every night! As you walk out to the canal there is an awesome spot immediately on your right. note during the day you will see no sign of it lol Everything felt incredibly walkable - we never rode the vaporetto even once as it was a beautiful stroll which every direction we came from. Breakfast - our favorite breakfast out of an entire 5 week vacation! You fill out a form to compliment the general buffet. so you can grab fruit and croissants (best we had on this vacation and yes we were also France!) and juice and coffee or tea and then other items are made to order and served to your table like delicious bacon or pancakes. The dining room has large windows that look out over a canal and has a partial glass floor. The hotel itself is beautiful to be in and look at. There is a small open air atrium, lovely art on the walls, exposes brick and beams and incredibly high ceilings. Little additionals like a restroom in the hallway make for an extremely comfortable stay. Water pressure was good, Hot showers were lovely. Welcome little extras like racks allowed us to hang our socks to dry and there was even a shower stool. Eco friendly. 24 hr access with code.

Toilet paper is eco friendly so if you like a softer touch maybe bring your own!

We enjoyed the stay very much and would come again anytime. We had a canal view room in the annex and no noise due to the location at the end of the hallway. In the morning we had a beautiful view of the canal and a mystical silence. The hotel staff was incredibly friendly and prepared a great breakfast table for my father's birthday. The location is unbelievably good as you are within 450 meters to a boat stop that goes to the airport. About 800 meters away is the F.te Nove stop, from which many lines arrive. The Rio Grande is also only 450 meters away. The alley in which the hotel is located is surrounded by great restaurants and bars. It is quieter area that is still lively. The parallel alley is also beautiful and spared from tourist crowds. The breakfast is absolutely adequate - I really enjoyed the pancakes every morning! Thanks for everything. :-)

The water jet was a bit weak and the toilet seat loose, but not really worth mentioning and will certainly be repaired. :-)

The hotel was located both close to the water bus from/to airport station and to central road of Cannaregio. The staff was friendly and willing to provide tips about Venice.

We used this hotel for a few days in Venice, and it's perfect - it exceeded all our expectations. Location is great, with easy access to the busy areas, but just far enough out to be nice and quiet. Situated near a smaller canal, with a whole range of food and drink places, it's a lovely place to watch the world go by. Staff were really friendly, welcoming, accommodating and helpful in every way. Room was great, better than I expected really, and was perfectly clean and comfortable. Breakfast was essentially a buffet, with the option to order a few fresh bits - eggs, ham, toast, pancakes etc - but was exactly what we ordered and wanted, all of which can be enjoyed from a room with doors opening directly onto the water. I'd definitely go back - I hope we do - and would have no hesitation in recommending.

We absolutely loved this hotel. The room was great - spacious and exactly what we needed. Breakfast was lovely and we were able to sit by the canal to eat on both mornings we were able to have breakfast. Also on the third morning we had to check out very early and the staff were so incredibly kind as to organise to - go bags for us. The staff are a real credit to this hotel - when we checked in we were greeted by Lara who told us the best places to eat and visit in Venice without being ripped off at 'touristy' places. No question was too much and we would happily return. (I also cannot remember who the lady was that sorted out or breakfast to go but she was fantastic also!)

The location is a little away for the city centre however it is perfect if you wish to have the authentic Venice experience without the large crowds! We really enjoyed this some nights! Also there is a limited breakfast but some options are cooked fresh for you which we really enjoyed.

Highly recommended! We had a 4-day great stay at this hotel. Double room was spacious enough for a couple and very clean. Decent breakfast selection and everything was fresh and tasty (they have even prepared a breakfast take away bag for our last day because our flight was very early in the morning). Breakfast room is by a small canal that makes the whole ambiance very pleasant. Ladies at the reception were very kind and always available to help and give any information needed. The hotel is a located in a lively area with a lot of bars and restaurants. It is in a walking distance (10-20 minutes) from the center and all attractions.

Beatiful and historic building near the water taxi stop from the airport. Amazing location to explore Venice from and see some calmer and more authentic corners of this increadible city. The staff is extremely helpful abd friendly. I loved the stay in this charming, cozy, authentic little hotel.

The building is very old and traditional. That said- the walls are not isolated at all. Don't expect to have absolute quiet and noise isolated room with airtight windows and doors, like in a new hotel building and to not hear your neighbours. In the end, there is nothing a conversation wouldn't solve, but if there are party-people in the room next door you will certainly hear their noise.

The location was good, off city center, hence, a bit more quiet, still busy as you'd expect in Venice in June. The hotel was off the main street, which provided quietness in the night. Restaurants and pizza take away places hold extremely good ratings, as the prices are reasonably and the food is very nice too. Hotel staff was very friendly and helpful, nice customer orientated attitude. The room was good size (room Lido), bathroom surprisingly large and had everything one needs. Air conditioning was very useful in this heat. All very clean and had extra pillows which was very helpful.

The bed was too soft to our liking (I think mid to soft). Also the emergency light in the room was annoying as it was shining green light at night. The sound proof of the room is non existent, as we could hear anyone who came back late or early hours in the morning (although just one couple on the same floor were very respectful, whispered and made sure they walk quietly), despite that, lack of soundproofing allowed us to hear them too.
