Great location (near the train station and right on the Grand Canal). Gorgeous gardens - being able to sit there for breakfast or enjoy an evening drink was fantastic. The building itself was a beautiful old property. Standard room had a huge, comfortable bed, plus bathroom with large jacuzzi bath. Staff were lovely.

Only one thing - there was only one plug socket in the room that took a European adapter. The TV didn’t come on, the socket for the kettle didn’t work. Thankfully we bring one adapter and an extension. Must be difficult to modernise electrics in such an old property

The room was overlooking the rose garden which overlooked the canal, which was wonderful. The place was just a 10 minute walk from the train station, which was fantastic. The staff was incredibly helpful and kind, ensuring we enjoyed every moment of our stay. The room had an outdoor private terrace also overlooking the rose garden and canal, which was fantastic.

It was far from the touristy areas, so it was a definite 15-20 minute walk or a ride on the vaporetto to start and end the day. That said, walking among the winding streets of Venice was amazing, and I never regretted the extra time to explore and cross all the tiny bridges.

We love the location; it’s across the Stazione di Venezia Santa Lucia (main train terminal). The front desk staffs were helpful with directions and restaurant recommendations; they directed us to the restaurants where the locals would go as opposed to one’s targeted the tourists. The facility had a beautiful garden around the front of the property, and the back patio backs into the grand canal (very nice view while drinking/dining in). Clean facilities and room.

None about the property. Quick note: although the hotel it’s right across the train terminal, you do need to walk a bit due to the location of the bridges to cross the canal. Especially if you’re arriving from Piazzale Roma (Central Bus Station in Venice). There are porters, not affiliated with the hotel, for hire to help with your luggages if needed.

The breakfast was very good and the location and gardens are fantastic. I booked a deluxe room but I don't think the one they gave (room 301) me really came up to the mark. Yes is had a jet bath and shower, but both were defective. The room was tied and -many of the electrical plugs did not work. We had to put the kettle on the floor! and no coffee pods were supplied for our coffee maker. I had to ask reception a number of times about this. This was a major disappointment.

The room did not look or feel like a deluxe grade room.

Conveniently located close to piazzale Roma (bus station, car parking). As some already pointed out only two bridges to cross ro get there.. which in Venice is not much. Moreover the first bridge has flat side for luggages and strollers... although the second (and the rest of Venice apparently..) has not. You can hire a porter to help with luggages. The room was comfy and the breakfast savoury. Helpful staff. The building is historical and fascinating, with luscious gardens and views of the Laguna. Would definitely come back.

Historical building usually make for poor insulation.. fortunately our toddler slept like a log in her crib.. though we did wake up several times when other guests entered/exited their room (first floor rooms near the terrace).

I requested a room with a bathtub and they assigned me one, which made for a very relaxing day. The location is relatively close to the station, the facilities are modern, and the staff are very professional. A hotel with luggage storage near the station is very attractive in Venice.

It's not the hotel's fault, but Google Maps gives you directions in the wrong direction. You should never go in the direction of the Roman Forum (bus terminal) to get here. Being located in Venice, it's inevitable that the hotel will be a bit pricey, but I still think it was a relatively reasonable choice.

The staff were lovely, we were recommended a place for dinner nearby "the little potato" and it was incredible. The hotel gardens were immaculate and inside was also beautiful. The room we had was huge and with a balcony. Would recommended this hotel to our friends. A little bit of a walk from the hussel and bussel but we thought that was a good thing, a nice walk back after dinner and round this area was nice and quiet.

The pillows were too flat and hard.

When we arrived we were greeted with a friendly smile. The room was clean and had the most beautiful view of the canal. The gardens were stunning with views over the grand canal. We got drinks overlooking the river and were just blown away. We would definitely stay again in the future.

The drinks were more on the expensive side in comparison to the local bars but that would be expected at a hotel.

Everything especially the location, the cleanliness, the design, the size of the room and two very beautiful gardens with a swing. The roses and wisteria in the garden are fantastic. The hotel looks and feels way better than the photos. The room is big while the bathroom is very modern and spacious. The room is spacious, quiet and restful with a door to the garden.

Nothing in particular but it would be great if the breakfast can have more choices.

The room was quite dark and although the bed, pillows etc were comfortable and the shower pressure was great, I felt the room could be more tasteful. Just my opinion, but I much prefer some natural light. Also I thought that breakfast was rather expensive at €20
