stunning property in a less touristy location in Venice. Water taxi can drop off metres from the door or it’s a 5 minute walk from the Vaporetti stop. 15-20 mins to the main sights and a short stroll to a fantastic square filled with locals. It couldn’t be a better location as far as we were concerned. The welcome was exceptional, even though we turned up after the time reception closed. We were offered advice and recommendations (which were really good) and shown to our rooms. Rooms are very nicely furnished with everything you might need, including a fridge. Breakfast was as expected - continental with as much coffee as you can drink! Overall, a very authentic, welcoming property with staff to be proud of.

Very quiet place near the city center, away from the hustle and bustle, but everything is right there. There is a small shop nearby, a nice square with restaurants. Convenient walking distance from the bus/train station. Comfortable beds, delicious breakfast (a sweet table is served. On request, cheese, ham, olives, dried tomatoes and coffee are served.). Very friendly staff. On the occasion of Valentine's Day, we received gifts - sweets. Thank you for this surprise. I expected such a hotel for the Venice Carnival.

You can hear the city traffic a bit at night. Some people wrote that the shower is narrow, but we fit perfectly in it. (Yes, the shower is small)

Excellent location - central, just off the Grand Canal, but quiet. The property had a lot of character and was very clean and beautifully appointed. The staff were incredibly helpful and when we said we had to leave before breakfast they made us up a packed breakfast to take with us the day before. We had a delightful terrace where we could sit and relax.

A minor point given how lovely the B&B is, but It would have been really helpful to have had a chest of drawers or bedside cabinet in the room. There isa wardrobe with some drawers in it but we would have liked something next to the bed.

Staff, the location, the familiarity, breakfast. I went to work early and the staff made me a little breakfast to eat beforehand.

The beds were slumped in the middle. Showers should have had more power.

it’s location which is in a quieter part of Venice island but with good access to the main sights. also it was close to some lovely and good quality bars, restaurants and local shops. the rooms are in keeping with the history of the buildings but had all mod cons and as everywhere we have been on this trip everything was exceptionally clean and comfortable beds (large). staff extremely helpful and welcoming and clearly love their city and happy to recommend places to visit and eat and drink. we had an early morning departure to catch our flight and the lady who was on reception made a phone call to the water taxi company that we had booked and she arranged a different pick up point much closer to our hotel. all with minimum fuss. she also made us up a packed breakfast as we were leaving and this was such a thoughtful touch. thank you for making us feel so welcome and telling us about the history of the buildings and the city. we hope to come back

nothing it was just what we hoped for

Breakfast was good for a quick start of the day. The breakfast room was beautiful. There was quite some choice in breakfast options, even though it was a cozy bnb. We were warmly welcomed by the owner who gave us excellent recommandations to spend our day in the city, including recommandations to eat local venetian food. It was a beautiful venue, with a charming balcony at the entrance. The room was also very clean and spatious.

Nothing :) Just a suggestion: maybe it would be a good idea to give guidance, before the arrival, on how to reach the bnb, using the watertaxi. (There are quite some bridges to cross in order to reach the location. This information was however given by the owner when we were at the bnb.)

A perfect stay in every way. Good location in a quiet neighbourhood with good restaurants on your doorstep (esp. Osteria di Zucca). Impeccably clean & spacious rooms. The warmest of welcomes from the all female staff who offer handy local tips & are so helpful! Excellent continental breakfast with fresh coffee. The deeply historic building’s character is not lost by the comforts provided for an ultra comfy stay. So relaxing, it felt like entering a spa! Cannot thank our hosts enough - we’ll be back!!

The facility was well maintained, clean, and in a perfect location. The room was unique and had all the amenities we needed for our stay. Lastly, the morning staff in charge of breakfast on two of the days we ate there were extremely nice and delivered excellent customer service.

Our introduction in the reception area was subpar. we were greeted as if we were an inconvenience and our “overview” of the lodging and city were wrapped up in a dry and unwelcoming 5 minutes. The same receptionist was also in charge of breakfast hours on the day of our check-out and she lacked the courtesy of covering her mouth or cleansing her hands while coughing continuously throughout the service. It was truly a shame to have such bad experiences during our introduction and departure from the lodging here because the other staff members in between our stay were excellent.

Room was charming and comfortable. We were on the top floor in the Jolly room. Rustic wooden beams. Room fridge full stocked. Comfortable chairs and a day bed for 3rd person if required. Shower was quite tight so I could see if being difficult for a very large/tall person. Location was excellent and close to the water bus stations. Easy 15 min walk to Rialto bridge and St Mark's. Nice residential area with grocery, square and some excellent restaurants. Breakfast was plentiful and varied. Decor and ambiance was classic. Would definitely stay here again. Front desk was very helpful and check in easy.

This lovely boutique hotel was in a perfect location for exploring Venice. The staff were extremely helpful and friendly. One morning we arrived to breakfast and discovered there were no tables available. The next thing we knew a lovely young woman arrived at our room with cappuccinos and croissants. They helped us with lunch and dinner reservations and stored our bags our first and last day before the room was ready/after we checked out. The bed was very comfortable, there was a small seating area perfect for enjoying a pre-dinner cocktail or reading and the towels and bed linens were of excellent quality. We would definitely return.

Our only criticism is the shower. It is extremely small, which is not that uncommon in Europe.
