The hosts of this B&B are excellent. Marcella and Sergio are accommodating and helpful. The chocolate croissants for breakfast were wonderful and the air-conditioner was quiet and worked fast to cool down the room and keep it cool all night. The location of this B&B is 10 minutes from the train station, less than 15 minutes from Piazzale Roma (bus station) and 20 minutes from St. Mark's Square. There is also a water taxi stop less than 5 minutes away which is convenient if you prefer that mode of transportation. We only used it once in six days.

For the first two nights of our six night stay we were assigned a room that was very small and uncomfortable for two people. However, they moved us to a bigger room on the second floor on the third day and it was wonderful. The kitchen where breakfast is served is a little cramped and cannot accommodate all of the guests at one time if all the rooms are full.

I can't say enough nice things about this place. I was a little apprehensive as I usually book big hotels, but we booked at the last minute. Note: this hotel does not have a bar or restaurant, it's more of a B&B, so don't expect that when you arrive. It has a small reception room where you have breakfast, and check in and out, and bedrooms. We arrived really late, and a person actually came out onto the street to greet us and make sure we knew where we were. They checked us in quickly and efficiently. Our room was a good size, with a double bed for us, and a single bed for our 7 year old. It had a wardobe, bedside lockers, and a little table with glasses. It had air conditioning. It had an ensuite bathroom which was new and absolutely spotless. The whole place is absolutely spotless. The room was cleaned and tidied for us each day, They even sweetly arranged our daughter's teddies for her on her bed, a lovely touch. Breakfast was provided in a smalll kitchenette downstairs. We had to wait for a few minutes as there was very little space, and other guests were using it. We didn't mind at all. More fussy travellers might not like that. We just asked if we could have a coffee in the meantime, and Serena gave it to us to have in our room while we waited. Serena, the manager/ owner was so lovely. She gave us lots of information about how to get around Venice, and we had lovely chats with her over breakfast. The hotel is located in a lovely quiet street around the corner from the oldest Trattoria in Venice, at which we had a drink one evening. It is about a minute's walk to the nearest water bus 'station', which was on the main route to the touristy areas like St. Marrk's Square and Rialto and just across the main canal was the night life of Venice. We were near enough to go and enjoy it but far enough away to get away from it back to the quiet streets of our hotel.

I can't say anything negative about this hotel. Everything was great.

The breakfast was amazing. Compared to the fact that the room for breakfast only seats 2-3 couples at a time, the options available for breakfast are very plentiful and there was always someone from the staff right there with you ready to offer up anything you might need and make small chit chat about your travel plans. I don't drink coffee but my partner assured me it was excellent. There is a supermarket very close by that will cater to the rest of your needs, and the fact that they have a small fridge in the room means there is cold water all night long. There is Air Conditioning but we didn't make use of it due to personal sensibilities.

The only limitation of the room we had was the bathroom. This is an old house that has been renovated into separate rooms each with their own bathroom. As a result the bathroom is tiny and the shower consisted of only a slightly moveable overhead showerhead. I would have much preferred a tethered showerhead that I could move freely around my body, especially with the lack of space from the cabin.

Everything was amazing! Hosts were so welcoming and made sure we were well fed and comfortable!! Room was spacious, extremely clean and there was an extra pillow and slippers available in the closet. Room was warm though you could adjust the temp easily. Wifi was spotty but I didn't mention it to hosts since I had an international plan anyways. Food was delicious with eggs, toast, ham and cheese sandwiches, meat/cheese plate, croissants, juice, tea, coffee, yogurt, museli, and even homemade goodies! They really went above and beyond to answer all our questions and to make sure we enjoyed their city.

This is a small hotel run by a lovely couple. The rooms are small, in our room, it was difficult even to open a suitcase on the floor, the bathroom was also small, there was no place to put cosmetics, the room was cold but it was also heating from aircondition available, breakfast was modest but served by a lovely lady emanating with peace, maybe it was really expensive, maybe there were some minuses but this is Venice there is no what a linger. We recommend this place warmly, do not complain, just enjoy Venice, this wonderful place.

This booking place is a true Venetian home with 5 rooms hosted by the owners. They speak English and were very happy to help with all the questions we had. Localization is also amazing, basically 10 min from the train station and 15 mins to the most iconic St Mark Square (we weren't using any water taxis as everything was within walking distance but still it was located in small and quite cul de sack over the canal which was intimate, safe and quiet.

WiFi wasn't always connecting so it will be useful to have another internet source like internet data packet. Also keep in mind this is historical building with wooden floors and seagulls flying over the canal so tool up with earplugs if you are a light sleeper.

We really enjoyed our stay at this lovely place. In a little side street next to a small canal - just so peaceful and quiet. Our large room was lovely and spotlessly clean. And the owners made our stay even better - with tips on great places to eat and how to get to places. And best of all was the great breakfast made for us each morning by the lovely lady who stayed and chatted to us while we ate. We couldn't have asked for more - thank you so much.

Hosts were great! Marcella was gracious, husband Sergei was a hoot. This is a family-operated B&B in a centuries old building, so it comes with all the expected charm and uniqueness. It's in a very quiet location on one of the side canals, an easy 10 minute walk from the Train/Bus stations. Perfect starting point for walking to primary attractions along the Grand Canal. The bathroom was very nicely updated. Breakfast was ample with an assortment of meats, cheese, bread, coffee, yogurt, juice and pastry. Would absolutely recommend this lodging!

The B&B is located in a quiet and very nice location. The owners of the B&B are the most charming and helpful people. We arrived the first day very later, and the owner was waiting for us. Breakfast is good, the wife's owner does everything she can to please you and with success. I can really recommend this B&B.

Bathroom is very small, but everything is very very clean.
