very modern and clean. situated on a lovely little square with a couple of restaurants and a supermarket. very convenient for lots of things, including the train station about ten minutes away. breakfast was fantastic. the staff were lovely.

there were no windows in our room so it felt quite claustrophobic. just a tiny porthole quite high on the wall and a skylight in the ceiling, so we could see the clouds. no mirror in the bedroom. very small shower.

The location is great. it is next to many shopping areas, restaurants, and monuments. We loved the size of the two-bedroom apartment. It comes with a kitchen and each bedroom has its own bathroom. The kitchen has everything you need. The rooms are super clean and organized. The hotel is very modern and will visit again. We want to thank the gentleman who checked us in, unfortunately, we forgot his name. He was super helpful, spoke many languages, helped us with our luggage, kind and polite. He even asked if we needed help to learn about Venice, which was really nice of him. Thank you!!!

While we booked a two-bedroom apartment, the second room was locked. We asked the receptionist (female) why it was closed and she was quite abrupt in her communication. She said it was because we were two people, hence we only get one room, we showed her that we paid for two bedrooms and not just one, and she made a fuss about it, and said she needs to check with her manager, and that she can not do anything about it. It was really weird, we paid for two bedrooms and only one was open. We then asked her for more towels and then she lectured us on how many towels we had in the room and how to use them. Quite rude to be honest. It is very normal to ask for clean towels and she just was not helpful at all.

Lovely breakfast ,couldn't be better . Location was great , facilities all good & maintained to a high standard .Mosquito repellent would have been a good idea as the weather had just started to warm up (March).We had the window open most nights as the air con was not on at this time of year.

We couldn't fault our stay ,friendly staff , clean and tidy , bed & bedding was comfy & clean. Kettle provided in the room with drinks ,we like to take our own British tea bags so we popped across the square to the local Co-op to buy fresh milk as we had a small fridge in the room too.Lovely area with good choice of restaurants in every direction. Easy to walk to the main bus /train station 20min. So you don't have to use the Vaporetto if you don't want to, just make sure you don't take too much luggage as there are stairs on the few bridges that you need to cross.

We absolutely loved this hotel, when we arrived at the hotel I said to myself WOOOW, it's better than i thought. We loved it. I would definitely come back and also recommend this hotel to our friends and family. The rooms were cleaned every day, and every day fresh towel-s and minibar filled. As per some reviews below the water from the mini bar is chargeable, but we didn't mind. If you thinking to buy a night or nights, definitely get it with breakfast, Jesus, the breakfast was amazing. They had everything, and the taste of everything was very delicious. From outside the airport is bus no.5 and go to Venice bus station, the hotel is only approx 15 min (slow) walk away... and the centre of San Marco is 10-15 min away. Exactly the opposite hotel is a Co-op shop open until 22.00. The hotel doesn't do dinners, therefore we used to go opposite the hotel, there is a small Italian restaurant called " Taverna Capitan Uncino" and they have the most amazing ITALIAN pasta ( tomato & basil) 2 ppl drinks and pasta around 40e.

There was not anything!

The hotel was perfect. The room was lovely and clean with plenty of space to store our clothes and the bathroom offered lots of items that you may forget or run out of when travelling. Even free flip flops to take away. Breakfast was fresh, beautiful and plentiful. The staff were very helpful. Even for a 1am call to reception when my son had toothache to ask if there was a local pharmacist. The gentleman in reception offered excellent advice (which I’d forgotten due to my tiredness) to put ice on the cheek. He sent up some ice to the room and the toothache was sorted. The location of the hotel was perfect with a coop right opposite if you need any essentials and a few lovely restaurants to eat at. It seemed to be where the locals hung out on the square which was a lovely atmosphere. We even found peanut the pigeon amusing in the garden.

There was nothing we didn’t like.

Good location and very modern design. Outside rear garden was huge with a nice bar- although empty most of the time. Front desk staff were very friendly and helpful.

Air conditioning in the room was very poor. It was hot in Venice and room temperature never went below 25 degrees. Mentioned this several times to hotel management but it never improved. Television in the room was constantly flicking and once again nothing was done after complaining. Breakfast was average and very noisy as kitchen wash area is in the main dining hall and the loud sound of dishes/utensils being cleaned became unbearable at times. I asked to borrow a wine opener from the bar but was refused and told to bring the bottle down. Thought this was petty.

The location was excellent, about a 10 to 12-minute walk from the train station and 3 minutes to the San Stae water bus terminal. It was also just a few minutes from the Rialto in an area that is not too busy. In addition, there are some great restaurants nearby. The staff were fantastic and gave some cery helpful tips, breakfast was also good but the 7:30am start may be a bit late for those with early flights or activities. The interior is also quite interesting with rooms of a good size. Overall, we we're very pleased considering the price we paid.

Breakfast could have a few more hot options. Also, not a downside for us, but it might be for others... you will either need to walk 10-15mins to the Rialto and 20 to 25 minutes to San Marco OR take a water bus that may end up taking longer.

The hotel is beautiful and the staff is exceptional. The front is almost nondescript, set in the corner of a small piazza, but the interior is beautiful and very clean. Every room is appointed beautifully. The beds were on the firm side for me, but the rest of my family slept well and had no complaints. The breakfast was excellent and had quite a variety of items, from pastries to eggs to fresh fruit. Every member of the staff was so kind and welcoming, especially considering our last minute booking. They took care to make sure our party was together and were so kind upon arrival. I cannot recommend this hotel enough.

The beds were a little firm.

The two bedroom apartment was really nice with well equipped kitchen. We travelled with a kid and would definitely come back again. Location is great, quiet but close to everything with supermarket in front and amazing bakery with pastries and most delicious pistachio croissants ever.

there is no elevator for the apartment unit and stairs are quite narrow, just one thing to consider if you are travelling with lots of luggage, kid and strollers. It did not ruin our experience though, there is only one floor in the unit.

Very pleasant, refreshingly modern design, especially compared to the 'typical' Venetian style. Well equipped rooms. Pretty foyer and a fantastic patio which give a needed shelter from the busy, loud streets of Venice. Conveniently located, a good compromise between the distance to Santa Lucia station and the main attractions.

AC defaults on the custom settings whenever leaving the room which means it's always cold unless you leave the window open to stop AC from running. Horrible breakfast ordering system, whereby you're asked to select the food a day in advance which is then served all in one go even though there's clearly no room for it on the table and the plates land on the floor. And the quality of what's served is at best average.
