The location near the vaporetto station

We were accomodated in a secondary building, in a room without any view. In fact, the windows of the room were opening to a very small space, between other buildings on every side, very close (a few square meters). We asked to change our room, but they showed us the only available room, that was located at the ground floor of the main building and very noisy. So, we preferred to stay in the room without any view.

We visit Venice once a year, before our ski trip. We had waited a few years before being able to book this hotel, it was always fully booked. It was worth the wait. At least as good as the 4 and 5 hotels we have stayed in previously. Huge room and bathroom. The staff are exceptional. Breakfast wonderful. It is the little things. really which are unusual There are no 'niggles' to irritate. Quiet, great lighting, comfortable bedding, lovely toiletries, individual hospitality. An example, we wanted to book a restaurant which is famously difficult to book, ahead of our visit. We are veggie and have little choice in Venice. They don't answer their phone. I contacted the hotel and Sandro went to the restaurant and made the booking face to face.

Unless I get my act together, they will be fully booked when we try for next year.

The room was beautiful and glamorous. The little garden is adorable and pleasant - i wish we'd had our breakfast there :) the staff were helpful and friendly - the breakfast staff especially were accommodating and kind. The street is cute and VERY close to the Stae street Alilliguna (water bus) stop.

The room would have been easily able to have a fridge - which it didn't. I would have liked that. Also, the lack of screens meant we couldn't keep the windows open without worrying about mosquitos - and such beautiful windows should be open :) otherwise, perfect!

Sandro was friendly, polite and helpful upon our arrival, taking the time to talk to us about Venice. He pointed out the location of the hotel on a large map and showed us how to get around. The reception desk is manned 24 hrs and the good natured staff are always happy to answer any questions - day or night! The room was both beautiful and very clean. Excellent location, conveniently located close to a vaporetto stop and walking distance to many places of interest. Excellent choice for breakfast and very cheerful, efficient ladies serving drinks and replenishing the food area.

I cannot think of anything I didn’t like. A perfect experience..

The staff were really friendly, welcoming, and passionate on providing advice on on Venice. Convenient location: easy to reach with the Alilaguna ferry from the airport and is 50m from a Vaporetto stop on the Canal Grande. Less than a 10 min walk to Rialto. Plenty of restaurants in the area where locals would go to. Excellent breakfast buffet. Nice large rooms. Dogs allowed to stay for free. Excellent value for money

The location was great in that it's near a water-bus stop and close enough to the main sights to walk, and the area was quiet both by day and night; there were also a few restaurants in the area. The hotel looked great, and the breakfast was a very welcome way to start the day; the breakfast staff were also lovely.

The breakfast tables were maybe a bit small for two people, but that wasn't a huge issue. The front door to the annexe was a bit stiff, but again, that wasn't a big deal.

This was our best hotel stay in Italy. It is a beautiful traditional hotel in the heart of Venice. The room was tasteful, clean and extremely comfy with a lovely bathroom with great shower. The breakfast was excellent and the staff friendly and courteous (thank you Grace). It is located within walking distance to all the sights and just 50m from the Vaporetto (bus Route 1 and couple of stops from the trainstation). It was very quiet at night and we slept like logs. Highly recommended.

Location is fantastic. The staff were great, particularly the women organising breakfast who were super smiley and friendly, absolutely charming. Breakfast was good but would have been nice to have a few more veggie/vegan savoury options.

The pillows are very thin. There are a lot of standby lights in the bedroom, inevitable I guess but I had to cover them (hiding the phone under the bed ! Limited plant based options for breakfast.

Lovely quiet very clean hotel in the Santa Croce area of Venice. Close to San Stae ferry stop on Grand Canal. The room has everything. Fridge, hot water jug, comfy bed, spacious bathroom, excellent breakfast and very helpful staff. Hotel is in a non tourist part of Venice so you are amongst the locals yet it is only a 15 minute walk to Railway station and 20 minute walk to San Marco.

Everything was perfect.

Staff were very friendly and helpful. Room was clean with a nice bathroom, not very big but we were only staying one night so was good for what we wanted. Very nice and quiet and just a very short walk to the water bus stop to/from the airport. Breakfast was excellent, great variety and plenty of it.

Totally our own fault but we struggled to find the hotel. We knew we were very close but managed to walk right past it on both sides before eventually getting there.
