There were several features that I loved. First, the bathroom/shower, toilet and sink are all separate from each other. Perfect for not getting in the way of each other, i.e. One can use the shower, the other can use the toilet. Not only that, since the bathroom is its own separate room, one doesn't need to be overly mindful of getting the floor wet and no dealing with sticky shower curtains. Secondly, location is perfect. My brother and I did day trips out to Arashiyama, Gion district, Nara and Osaka, a great central-ish homebase. It's a 7 minute walk to the next subway station, east (Gion-shijo/Kyoto-kawaramachi) and west (Karasuma/Shijo). Tip: Use the underground passage to avoid traffic lights and use Exit 11 from the underground to enter Hotel Forza. Lastly, you can decide whether to have breakfast or not in the morning. We were often on a tight schedule, so we did not take the 'breakfast included' package. You can still always decide to buy a breakfast coupon if you have time during the moring. I hope you enjoy your stay as much as I did.

Friendly staff, excellent location and very clean. The moment you step out of the hotel, you are in the hub of Kyoto with lots of shops, malls and stores to eat around. The hotel is situated closely to the subway. The hotel has a laundry self service which is not more expensive then a outside laundromat (400 yen for 6 kg, 600 yen was and dry 3kg). Beds are very comfortable with a hard and soft cushion available and the bathroom is cleansed everyday (the rest as per your wish). According to its rating it is a 3 star hotel but it gives you the feel of a 4 star hotel. If I visit Kyoto once again, I will stay here for sure.

Nothing negative

The hotel is on a perfect location, right in the middle of a busy street, next to Nishiki market. You have a 5-10min walk to the left or to the right to reach the bus or train stations you will need throughout your stay in Kyoto. You can also reach riverside and Gion on foot in 10min. The room was quite big and comfortable with comfy bed, and quiet. The bathroom was also spacious with a bigger bathtub. You have 24h/7 free coffee/tea/matcha station next to the reception desk and every guest gets a free glass of wine every day. New bottles of water and fresh towels were delivered to our room every day and trash taken away. The staff was very nice and overall we really enjoyed our stay!

The hotel is big and it only has 2 laundry mashines which were in constant use. It was really annoying to wait up until after midnight to get your turn for a 2-3h long wash. When its summer in Japan, people need to wash ther laundries..it would be great to have more mashines. The elevators were super slow as well, sometimes you needed to wait for a very long time and there were no stairs for normal use, I just saw an emergency stairs. The reception area was extremely cold! Outside it was like 36 degrees C and inside was 18. I would like to state that those bad points are not so bad I would not want to stay there again, because I would! The good outweitghs the bad! :)

This hotel was the best hotel we stayed in during our Japan trip. The room was spacious, enough space for large luggage, and also a large bathroom which you don't see that often in Japan. The location was perfect for us, close to everything. Everything was very clean also.

I wanted to do laundry, but there are only 2 washing machine (washing-drying combination). There was a QR code in the laundry room which was intended to lead to a website where you could track the status of the washing machine (nice!) but unfortunately that link didn't work. I asked the staff about it, but she didn't understand and couldn't help me. So I had to walk up and down constantly to see if there was a machine free or not (did about 7 times...). I ended up not being able to do my laundry.

Location! Location! Location! Easy underground access and connections to and from major Kyoto subway lines was as the japanese waould say is 'Saiko!' You are jam smack in the middle of everything especially the major japanese shopping malls to the very center of the major attractions that the culture rich city of Kyoto has to offer. Staying for four nights was not enough to be honest. Would definitely come back

Ramps!! Ramps!! Traveler's are lugging around huge bags and suitcases. The access to the underground passageway needs less stairs and more ramps.

The room was bigger than expected, and very comfortable. The stuff was very prepared to give service to foreigners The hotel was in public enough place to enjoy fast transportation and have shopping & food close to the hotel, yet keep the quiet and piece of mind while in the hotel. (I guess that true espicialy in weekdays and maybe more swamped during weekends / holidays)

The room had a weird odor even right after cleaning forcing us to leave the window open to keep the air circulation. We tried breakfast once and didn't like it. All the food was cold and the soup was to mild. Didn't feel like it worth 2000 yen.

Immaculate accomodations, ice cold AC, easy access to trains and buses, tons of shops and convenience stores nearby, and delicious matcha lattes in the lobby. Directly connected to a subterranian path to train stations and shopping malls, which was extremely helpful for staying dry during a typhoon!

If you plan on doing laundry here, keep in mind that there are only two machines and they are often being used. Some people waited in front of the machines for over an hour to be able to do their laundry. That said, there is a great coin-operated laundry only a six minute walk away.

Nice hotel with very good location. Free coffee and tea at lobby area is a bonus.

The location couldn't be better for what we needed. I was traveling with two elderly parents and a young child, so we needed easy and physically undemanding access to transport and facilities. Hotel Forza was great for this. The hotel did not have a restaurant onsite but provided a spacious lounge area where guests are welcomed to bring in food and drinks of their own. There is a coffee machine that is accessible round the clock, as is a microwave. There are convenience stores and cafes within easy reach as well. Both of our rooms had bath tubs and spa-style products are provided in the lobby. We met reception staff who were multi-lingual and didn't have issues within the hotel.

The initial check in process was a bit confusing and manic, as it was designed to be 'automated' for self check-in. Most guests had to be assisted through the self check-in process by the staff in the end.

Location - Central Kyoto in the middle of a touristy high-end shopping area with nearby department stores (Daimaru). Literally 1 block away from Nishiki market, another popular tourist area. 10-15 minute walk from Gion district and other fun nightlife areas to the East. Direct subway access from hotel lobby during business hours (you don't even have to go up to street level). Breakfast buffet exceeded expectations. Polite and accommodating staff. Clean and comfortable rooms. Overall feels better than the official 3 star rating. Staff didn't mind holding on to luggage before check-in and after check-out. Fast check-in/out with kiosk.

Minor note - breakfast line has ebbs and flows, so if you show up at the wrong time may need to wait a while for the table to open up. Beds are firmer than we're accustomed to, but this seems to be the norm in Japan.
