The hotel is in a prime location, I was pleasantly surprised at how close it was to Nishiki Market. The hotel room was cozy and had everything we needed. Having a washer and dryer in the room was amazing. I was grateful to have it, especially during a hot and sweaty summer. Having the bath/shower room convert to a dryer was a game changer. I didn't even know that kind of technology existed. I wish we had something like that in the United States. I also enjoyed having a sink in the room we could use to wash our water bottles. It was also great to have a water dispenser in the lobby so we didn't have to spend money on bottled water. The hotel had so many nice amenities that were convenient and made everything feel a little more like home. The hotel staff was friendly and very helpful. They explained how to use the washer and dryer, as well as the A/C in the room. I also appreciated that they kept our luggage when we arrived before check-in, as well as holding our bags when we checked-out but wanted to grab lunch before we left Kyoto. When we asked for them to call a taxi for us, one of the staff went out of his way to flag a taxi driving by so we didn't have to pay the reservation fee. That was extremely nice and thoughtful. I can definitely tell the hotel is mindful of travelers' needs.

Central location, very clean, washer, efficient dryer function in bathroom clothes dried within 1-3 hours depending on fabric type)…but it was the owners and staff that really made our stay so special. They were so warm and welcoming. They treated us like their family, daily conversations at the lobby, their recommendations, and daily giving us directions how to go anywhere. They’re located only 2-3 buildings away from Nishiki Market. My 8 year old daughter and I stayed at their smallest room (with 1 double bed). It was small and very smart use of the space. It was very clean and amazing water pressure in the shower. They also provide cold water in the lobby, so we refilled our water bottles and also the pitcher from the room.

Awesome hotel with: - convenience of location, allowing walkable and easy access to markets, trains, buses, restaurants, and shopping malls. - the staff were helpful and friendly. - room was spacious, had a washing machine and dryer in the bathroom, microwave, kitchen sink, and fridge - Stored our luggage for a few hrs(available until 10 p.m.) after checkout and while we roamed around Kyoto. Although there were no water bottles in the fridge, they provided water and tea at reception. This is the best hotel we have stayed at in Japan. Will definitely come back for our next visit to Kyoto.

I stayed in the double bed room. Compact but functional, clean, with a washing machine and detergent. The staff were so helpful and gave us extra blankets and a cutting knife to borrow when we needed it. I saw them helping another group search for nearby restaurants. There's a free water dispenser downstairs and they give you a glass pitcher to keep in your fridge. Free coffee and tea too. Location is very convenient but also tucked away in a side street so it wasn't noisy at all. There is a terrace on the 5th floor with tables and umbrellas. I'd recommend this to anyone who wants to stay in central Kyoto near Kyoto Kawaramachi station.

Hotel is centrally located - near Shijo Kawaramachi Shopping district, Kawaramachi Station, Nishiki Market, Shijo-Gion. Facilities is clean and the beds are comfortable. Other best thing is the washing machine & drier available in every room which makes it very convenient to do your laundry.. Staff are courteous and helpful. They make sure that we got the correct direction to places we're going. In fact, the manager (or the owner) even accompanied us to Kawaramachi Station to help us get the right train/tickets to Kansai Airport. EXCEPTIONAL SERVICE!!!!!!

The owners provide in the spirit of service! While the building is totally new, their family history of the place is special. It is clear they care a lot about their guests having the best experience possible! They went out of their way to help me find what I wanted to buy, and arrange the transportation to get where I needed to go. I recommend the Large Twin Room as it has a wonderful balcony and kitchenette, washer and drying room. The location is FANTASTIC and I was able to get where I wanted on foot and by train easily. Compared to other larger hotels nearby, this one felt small enough to receive personalized attention, yet large enough to remain low key and independent. Again, the staff was so eager to make my stay in Kyoto wonderful, I can't thank them enough! I will make sure to stay here when I come back.

What a wonderful experience we had. The owners of this small hotel are absolutely lovely-their warmth, genuine interest in the guests (especially our little baby:)) and attention to detail are incredible. The building was the family home of the owner growing up and you truly feel like you are welcomed into a family. We also loved the small kitchenette as we were able to cook for our little one. The rooftop terrace was great after a long day of exploring. The location is fabulous as well as you can walk to Nishiki in 2 minutes and you are close to so many major sights and areas of Kyoto. Thank you for such an amazing stay ( and for the toy for our little guy).

I consider myself quite experienced with finding hotels that meet my expectations. And once in a while I find gems that exceed these expectations. This place is definitely one of them. Welcoming and knowledgeable staff. Spotless cleaning. It is located in the heart of the city but yet on a very calm street. The room was very spacious, uncommonly large for Japanese standards. The bed was so comfortable. It was very convenient to have the laundry machine in the room. There is even a kitchenette, if needed. I know where to stay next time I visit Kyoto again.

This might be the best hotel stay I've ever had. The owners are incredibly kind and helpful people -- they were always ready to lend a helping hand, recommendations, or just a friendly greeting. The room and hotel had everything we could need. Laundry in the room was amazing and worked so well with the dryer in the bathroom! The beds are comfy and the location could not be beat. It's literally steps away from Nishiki Market and a few big shopping streets, and not far from Gion and public transit to take you to other parts of Kyoto. This was by far my favorite hotel that I stayed at in Japan, and truly might be my favorite in the world. Do yourself a favor and stay here!! I know I'll be back.

The property was located in a really great location by Nishiki market as well as located by a lot of shopping and not too far from the famous Gion district. It was fun to walk around our area and we really enjoyed the vintage shops near by and it was easy to get to all of the tourist attractions that we wanted to see. Another thing that I really liked about this stay was the cold water in the lobby that you could bring back to your room. Often walking around and sweating so much you can easily become dehydrated so it was great to have access to filtered cold water and it was very refreshing. What really set this experience apart was the customer service though here. First off the staff here all speaks a really impressive level of English. It was so easy to talk to them and they were always friendly and smiling. Very refreshing after staying at many different hotels. The older gentleman there was a highlight of our trip and experience in Kyoto. He really went above and beyond to make us feel welcome and recommended us stuff to do that we found fun and fulfilling. He was also really excellent at giving us directions and was able to tell us the best routes to places that google maps wasn’t able to. It was extremely helpful when we were leaving and my phone was about to die, he offered to let us stay and charge it but he also wrote down the directions and transfers to where we needed to go to. This was crucial for our trip after my phone died to getting to our next hotel and I really appreciate his kindness.

The room was a bit small, but for the price, it is hard to complain about. The value was great for what we got. Would 100% stay here again.
