Friendly staff. Clean facilities. Onsen was shared at different times but is one gender at a time. Ladies complimentary spa products great quality. Free Japanese alcohol evenings. AC can be controlled in room which is rare in Japan but appreciated. Japanese breakfast small buffet daily. Good quilt. Pillow selection good idea but 1 selection per person only. Excellent location you’re right amongst the shopping strip & restaurants so good access to buses. A $15-$2o taxi trip to Kyoto station
Minimal vegetarian breakfast offerings & scrambled eggs tasted like powder so unsure what they were. I chose to eat out as it wasn’t to my liking.

Location couldn't be more perfect - right beside Shijo Kawaramachi station, smack in the middle between the main shopping streets and Gion area. Hotel amenities were great - loved the free onsen, breakfast spread was pretty good and food were nice, the free cocktail hours and pillow selection were nice addition. Lots of little helpful features around like a weighing scale for your luggages at every floor. I'd definitely choose to stay again when I return!
Even tho it felt very clean, my room was dusty and I had stuffy + runny nose after every night - a visible layer of dust settled on my ipad after just leaving it in the room for 1 day.

Superb location! It's in a quiet lane near Nishiki market and close to bus and subway stations. They had complimentary hot spring facilities and complimentary drinks from 6-8 pm. The room also had a humidifier and air purifier which we appreciated. There was also a chart displaying locations where fall colours could be best experienced. Exceptional staff and very very convenient to check in and check out.
The room had enough space to open only one bag. Would be nice to create a little extra space for a second bag

This hotel is in a superb location. We were on the 10th floor, which also meant that we were not bothered much by the sound. The staff was very friendly; although their English was not perfect, it was relatively easy to communicate with them through the Google Translate app that they pulled up if they could not understand. The breakfast was extensive and the free drinks every evening were a welcome addition. Lastly, the public bath was also nice; there were time slots for men and women, with the time slots for women requiring a passcode that could be picked up from the front desk.
Although the breakfast was extensive, we would have preferred more vegetarian options (especially for condiments to put on the bread). Moreover, the bath times for men were slightly unfortunate, being at times when you would be asleep (late at night until the morning) or not in the hotel (during the day). Conclusively, the windows could unfortunately not be opened much and there was also privacy film on the entire window, which meant we could not really enjoy a view (even though we were on the 10th floor).

The buffet breakfast was excellent, and the variety of dishes offered was great. The banquet area was also spacious and felt relaxing. I liked that they offered refreshments in the evenings as well. We also loved the hotel's cleanliness. We also appreciated that the staff was super helpful when we inquired about shipping our larger suitcases to our next hotel in a different city. The hotel's location was good, it was a short walk from the train station although since we arrived in the evening, we made a wrong turn (we initially missed the alleyway that was a shortcut to the hotel).
The hotel has public onsen/bath facilities, although the schedule rotation (whether male or female could use the bath) was a bit confusing at first. The pillow that came with the room was also quite hard (I think it was the traditional buckwheat pillow) which I was not a fan of, but upon check-in, the staff did offer us to choose another pillow to bring up to the room.

Included breakfast was incredible value with a rotating menu of Western and Japanese food. Not the biggest selection but it was all fresh. Staff were awesome - always smiling and happy to help. Onsen was fun to experience even though the outdoor option doesn't have a view it is fun. Location is very convenient literally next to Nishiki Market. Area was not noisy at night though. Overall a great base in Kyoto for a good price. You get to pick your pillow firmness at check-in which I thought was cool. They give you a reusable bag every night to keep with your fresh linens. Welcome bar every night with so many types of alcohol to try was a nice treat.
Bathroom was minuscule, even for Japanese standards. The toilet is angled to save space so two people cannot be in there at the same time. Laundry room got VERY busy at times and the dryer didn't work that well so we had to re-run our laundry.

We really loved the location of this hotel. It was in a quieter alley of a very central location. The included breakfast was nice. We took advantage of the happy hour drinks to plan our next day. We also appreciate that there was laundry on site as well as an onsen (times rotate between men and women). The staff were very polite and helpful. You could take extra pillows.
The room itself was very tiny. There was not a lot of space to put bags (e.g., other hotels had space under the bed) or many hooks to hang things. This was our most expensive hotel during our trip to Japan although appreciate it was in a prime location.

- the location is amazing - close to subway stations and bus stops, walkable distance to some sights like nishiki market, pontocho alley, gion district, and many restaurants and bars + shopping - the staff were all super friendly and helpful :) - the shared spaces were all very modern and beautiful - the free breakfast actually had great options - other amenities that are not common for 3-star hotels, like an onsen, free happy hour between 6pm-8pm
- despite the really modern shared facilities, the actual room was a bit old and could use some updating. it was fairly clean, but the carpeting had a lot of old stains on it. dim lighting in the bedroom and bathroom. bathroom was quite old as well and the bedroom only had a frosted glass window so couldn’t really see outside.

The location is excellent, and the hotel staff are very helpful. We arrived late and emailed the hotel for directions. They replied with detailed information about getting there by taxi or bus. The hotel's onsen is a great bonus, especially since the in-room shower is a bit compact. The included breakfast is a nice perk, offering a good variety of tasty options, though it may not suit those looking for a heavy, meat-filled meal. The happy hour drink is a surprise. Good chance to have a taste of sake. We stayed in a triple room. Believe they have two configurations for similar room type and it was worth spending a bit extra for the additional space, as hotel rooms in Japan tend to be small.
With the price we are happy with what is offered.

We were here for 6 nights. Location was perfect for much sightseeing on foot. Nishiki markets just round the corner. The HK line a stone's throw aeay. And a 20-30 minute walk to the Nijo-jo or Imperial palaces. Short walk to many, many restaurants and bars. Sounds like it would be noisy but it was really quiet. Staff were always welcoming. Breakfast were very good and some dishes changed each day. They provide a range of pillows and pj's. They also have a guest laundry which was great given the summer heat and humidity in Kyoto (we went thru twice as many clothes as usual...). Rooms had usb connections near the bed and a multi connctor on the desk - these were great as you didn't have to get out your adapters. The 'blackout' blind was really good given it was daylight at 5 am. Room cleaning was also great. If you wanted your room cleaned then put the sign on the door. If you just wanted new towels then put the dirty ones outside your door. Checkout was at 11 am but they stored our luggage while we did final shopping.
Free drinks from 6pm to 8pm. Sake and whiskey. No beer or wine. And in the breakfast room so no ambience at all. Not worth it (even for free...) given all the great bars and restaurants surrounding the hotel. Bathroom is very 'compact' like being in an RV. This is not a complaint just a 'heads up' to future guests.
