The location is very good. Just five minutes walk from Kyoto station. There are shopping malls nearby.

Not enough washing machine in the laundry. Only two or three are provided for a hotel with quite a number of rooms. The laundry is on the ground floor. I first checked whether there was any washing machine available but all washing machine was in use after I came back with my clothes. The second time I went to the laundry with my clothes and tried my luck but all washing machine was in use. I went back to my room with my clothes again. For visitors like me travelling for over two weeks, laundry is quite important.

Location was convenient: a few blocks off the Kyoto train station, and a couple of metro lines. The room was clean and efficient, the staff was friendly and helpful.

The lobby/lounge is well designed, comfortable, and hip, but they do not have a bar/restaurant or even a café at the hotel. So all this attractive space was underutilized: we would go to a closest convini, buy things to bring back and hang out in the lounge. Even a simple coffee station would have been very welcome there. Just strange that they do not monetize the space: the clientele is mostly young people, the typical coffee house crowd.

A great location just few minutes from the Kyoto railway station, next to shops like Lawson, 7/11 and shopping mall. Also a nice walkable distance from fantastic Gion district (30-40 min). The beds are extremely comfortable, room was quite enough to have a good night sleep, airconditioning was a must during hot days, everyday cleaning provided, fresh towels, daily tea supply and kettle in the room which was great. All hygenic accessories available at the bar downstairs and laundry service as an option. I would definitely choose this hotel again.

Great location within walking distance of Kyoto station. There are also convenience stores and a shopping mall nearby. The hotel itself is clean and staff were very friendly. There's a spacious area on the ground floor to relax in, and each guest gets their own card to access the room.

The hotel has a washing machine and dryer combined into a single machine. However, there are only 2 of them available (both on the ground floor), and given the time it takes to complete 1 load, it means that you will have to get very lucky to use them. In addition, the Wi-Fi was unusable for me. I was constantly getting kicked out of the Wi-Fi (probably due to too many users), and even when I was able to connect, the speed was very slow.

The location was great - around a ten minute walk from the station, so easy to get to. It was well placed to enable us to get around and fairly quiet as it was away from the main town. The feel of the place was rather like a hostel rather than a hotel; the rooms were clean, functional with tea making facilities, a fridge and a safe. They were on the small side. There were two washer/dryers which were handy and an ice machine.

The table tennis table and the table football were just for decoration and not real! It was a disappointment because in the photos it looked like you could have a game and my teenagers thought this was great. However, they were not functional :-(

We loved that it was a five minute walk from Kyoto Station which had good access to trains to go to other areas and to get back to Tokyo/the airport and also where the hop on hop off bus left from. It was also close to shops. It was immaculately clean and quiet with well equipped rooms and the hotel itself provided laundry facilities, ice etc. The lounge area was large and a nice place to hang out.

The lounge area could provide some entertainment ie live music, a proper bar (there is a bar there but it doesn't serve any drinks or food) and we found that if it provided some coffee/tea/breakfast option to eat in the lounge or to buy before leaving the hotel would be an awesome idea. We would have liked to have been able to eat before we left the hotel. Also, the rooms are very small but I guess that is Japan but they were perfectly comfortable and very clean and well kept. Hanging space in the room is also very limited.

The M’s was a great place to stay. Our room was very small, but it was absolutely spotless. The beds were comfortable and it was quiet. I really appreciated them holding our luggage for us after checkout.

The laundry situation. With only two washer/dryers that took two hours, we had to fight to get any laundry in. Other guests we ran into were frustrated and one was even aggressive after trying and failing to get laundry in multiple times. The front desk seemed shocked this would be an issue. I hope they either get more laundry machines or allow for a time slot signup to make things easier on people.

The place is clean and near important spots like the train station, subway and bus stop, mall and convenience store. The place has a microwave, laundry area and ice dispenser which are all a must. Staff are nice and very helpful and accommodating. The lounge looks great and there are power sockets so I was able to work there and not get stuck in my room.

Not much really. It was a nice experience. Maybe just do a little vacuum cleaning too during the eco-friendly cleaning time. I was a bit stressed cleaning some coffee grounds that fell on the floor since there's no vacuum and the cleaning staff just changed the towels and arranged the bed but didn't vacuum. The refrigerator in our room is a bit weak and can't hold ice cream but can cool water so it is still useful. Other than that it's a good value. I'm satisfied. Will definitely recommend it and will stay again when I visit Kyoto next time.

The absolute best of the Hotel is the location.its really 3 walk minutes from the hachijo east Exit away. So its really near to the kyoto Station. The staff was friendly. The room was the smallest of the three Hotels i visited in my vacation.but the bed was quite comfty. Everything i needed was there. Its worth the stay.cant really say anything bad that matters

The staff needed 30 minutes or more to get my luggage ready for yamato to send it to my next Hotel.the other Hotel i visited before needed half of the time to Finish it Off. And The TV Programm was bad.about 5 stations. All in japanese.

This hotel is conveniently located close to Kyoto Station which made our transit to Tokyo (via Bullet Train) for our flight out of the country very easy. The Hotel allowed us to leave our bags on check-in, and at check-out which was nice (and meant we didnt have to wander with our bags. Previous reviews said that the rooms were small, we got a twin share room and it was well laid out so the 16m2 felt roomy (this was the 3rd hotel we had stayed at in Japan and the rooms are just smaller than other countries are use to - so this room was well spaced for Japan standards). They also leant us umbrellas for the rain. I also really enjoyed the rainfall shower, and not having to shower in a bath.

There was an old food container under our bed, that I didnt notice until we were checking we hadnt left any belongings. The room did have a bit of a smell, not offensive, just a bit dusty - but they do provide room sprays.
