the room was very cute and modern. it was very lowkey and quiet which made it great for a chill night in, no noise of traffic outside. the rooms are quite big compared to other hotels. the bed was very comfortable and the lighting in the room was great.

there were no staff at the property upon check in (meaning it was a self check in). there was no water bottles provided and no little packets of tea/coffee etc. the air conditioner in the room was very weak, we had it set on 30°c and left it on the whole stay and I still woke up cold with thermal clothes on.

The bathroom was good, very powerful shower. The bed was comfy, as there was a self service accommodation we couldn't meet the staff on the property, but the staff on the chat was very responsive and helpful. The self check-in is not complicated, if you read the guide and take a look at the youtube link to access the property you will be just fine. I was afraid of this because of previous reviews but we didnt have any issues to access the room or the property.

There was a small carpet on the sofa area and it was not cleaned prior our arrival, it had stains and dirt.

The room is traditionally and modern mixed, which we really liked. In our room we had a big window facing the back of the building, were fresh air can get in. The area is quiet and you can get easy by foot to the city centre. We didn’t lack anything in terms of equipment

Unfortunately, communication wasn't that good. We didn't get any answers to our questions, and other hotel guests we met didn't get any answers either. The reception is not manned, you should be aware of this upon arrival. Payment is only possible in advance

Very good value for money; clean Japanese style rooms (small but bigger than typical Japanese rooms) close to Kyoto Station. Self check-in/out; but very responsive when questions are sent via the application. We forgot an item in the room and realised on our way after check-out; the hotel sent us the items at our next hotel very quickly and kept us informed of progresses. Ideal for budget travellers

It was a good base camp for our stay in Kyoto. Located in a calm area in a local neighbourhood. Central Station was a bit far but within walking distance and there are good bus connections. Overall, the room had enough space, the facilities were nice and clean.

The room didn't have any (big) windows. We didn't see any staff member during our four night stay, which makes it a bit impersonal. There is also no room service.

The location was great, the interior design and layout were functional and beautiful, the shower and toilets were in two seperate spaces, and the bed was super comfortable, with extra space around it that acted as extra storage.

A coffee making machine (nespresso or equivalent) would be great, and maybe a Bluetooth speaker for playing music. There were teacups and a kettle. It would be great if there could be a couple of cutlery sets (spoons, knives and forks) with small plates.

It had the feel of Japan being the perfect blend of modern contemporary while incorporating a feeling of traditional. Check in was incredibly easy, the room was immaculate and comfortable with all required amenities.

Would have loved some tea to be provided with the kettle, but that’s a minor additional comfort that would have made the stay extra special

Smooth check-in and check-out system, all the main appliances are covered. The surroundings are quite historical, very near a temple, but also very near to two avenues with convenience stores and bus/train stations.

There was no laundry either in the common area or room area, the nearest coin laundry was quite far for walking on a rainy day.

the rooms and hotel were beautiful and the place was quiet during our stay. handy to lots of restaurants for dinner and bakeries for breakfast. neighbourhood was a quiet escape from other parts of the city. transport connections were good too

having access to a reception could have been had a few times to help with booking dinner reservations etc but tourist information centre near by also helped. during our stay they weren’t servicing our rooms so no new towels for was a bit annoying

Good location, about 15min walk from Kyoto station. Spacious room and comfortable beds. The separate toilet and bathroom are also very nice. The room was very clean when we arrived. Love the mix of Japanese style with modern style of the hotel. Self check-in was very easy because of the clear instructions we got in advance.
