The location is absolutely fabulous and the price was incredible. Super value for money and would visit again for sure.

Breakfast was horrible. You could order from 4 things on the menu and it didnt have any sweet breakfast just eggs and noodles. If you want a cappuccino you have to pay extra so they gave me a disgusting coffee instead. Room is a bit old and hot water isnt hot enough. Also hated the fact that the hotel didnt have a reception and the restaurant staff did the check in so I had noone to ask questions, recommendation etc which really sucked. The restaurant also the food was not good at all.

Great location across the street from gorgeous beach. Some units have a peek at the ocean in the distance. Huge bed (2 twins pushed together makes a king). Great AC for relief from hot humid weather. Large refrigerator with a freezer was a nice surprise. Good water pressure and hot water. Friendly kind staff. EXCELLENT food in the restaurant!! All u can eat ribs/grilled chicken, All u can eat Steak/Grilled Chicken/Pork tenderloin. The best Spaghetti Carbonara and Garlic Bread (separate) I’ve ever had. American Breakfast with real bacon and fried hash browns was a delight!

Big tall stairs outside to get up to the hotel rooms. There were 50 to the level we were on. Even more up to the top units. With an injured ankle this was horrible for me. If you have mobility issues this is not the place for you. Also, if it’s raining you and your luggage will get soaked going up/down the stairs. The good thing is the staff is kind to carry luggage for you. Last thing: we had the “do not disturb” sign up every day, but the staff came in to make bed/clean every day anyway. One reason we didn’t want that is because we keep the curtains closed to block the hot sun from coming in through the glass sliding doors. But the always opened the curtains all the way up. Very good cleaners but recommend you don’t go in if the “do not disturb” sign is up.

it is stones throw away from the beach and plenty of surf school available, not to mention the sea view where you can check on the wave condition all the time. Besides that, there are a few convenient stores within mins of walk. Though there's a bar downstairs that serves as the hotel's restaurant, its relatively quiet at night.

There are no facilities in the hotel besides the restaurant but it is not a major issue for me.

Very minimal complaints but our tea/coffee wasn’t restocked every day. Also the cleaning staff would try and come in while you went to breakfast, so if you had a quick breakfast you felt like you couldn’t go back upstairs. At one point my partner was still in the bathroom and they came in when I had gone to breakfast which was a bit frustrating for him . Also the shower head was pointing in a less than ideal direction which made showering hard.

Great location to get to Kata beach - 3 mins walk in fact! Great restaurant below too, had a great all you can eat surf and turf night on a Wednesday! (Although not your classic Thai food it was delicious and nice for a meal that was a bit different). The hotel room itself was fairly basic but had everything you need - big fridge filled with bottled water everyday, big bed, decent shower and wardrobe space - plus a couple of little deck chairs on the terrace which was lovely to sit and read or chill to end the day! Staff were all helpful and friendly too.

Location was directly opposite Kata beach, lots of restaurants, massage parlours and shops around. Food was also really great at the restaurant, this really surprised me but we got the whole sea bass with chilli and lime and it was the best fish I’ve ever had in my life (and I’ve been very fortunate to eat all around the world). Staff were friendly and accommodating. The value for money was fantastic. It isn’t super fancy but it doesn’t claim to be, it was clean, we got complimentary water and the pictures were the same.

This hotel is amazing! Two minutes walk to the beach, located in the Main Street of Kata, close to everything. The stuff is super nice and so is the mangers, they helped us so much. The view from the hotel is so nice, and each room has a patio. We booked for 3 nights and ended up staying for 8. The breakfast is amazing and you should also visit the restaurant of the hotel in the evening, amazing food and meat, great cocktails and live music. I wish I could stay for longer, I can easily spend 2 more weeks here. Definitely book this property.

Nothing, everything was perfect.

The property has a really beautiful view. You can see the ocean from the balcony and enjoy the sunset. The room has a good amount of space and includes everything you need. Its convenient to have the restaurant below and you get a discount there as a guest.

The downside of the great view is that for the few hours before sunset the sun is shining directly into your room and gets very hot. So you either are hot in the room or close the curtains and miss the view.

It's a great value for money! We had a top floor room and enjoyed great views. The breakfast is included and is really good. The room is spacious, clean and has all the necessities. The location is also good. All in all, if I could stay in the same room again, 100% I would!

There's a live concert every night in the restaurant downstairs, so it's not possible to fall asleep before 11:30 PM. We enjoyed listening to the wonderful music every night from the balcony, but for some people it might be a problem.

The hotel is very close to Kata beach. The staff is welcoming. The room is good size with a tea maker, fridge and an air conditioning. It is above restaurant with live music but the noise is not loud. Plenty of restaurants around.

The windows/doors lack lace curtains. Cleaners start very early and if the curtains are open this results in the lack of privacy. Cleaning could be improved. On our last day the cleaners were literally waiting outside behind the glass door. This felt uneasy.
