Oh my goodness the vegan afternoon tea was exquisite. Served in the garden with amazing attention to detail & the speciality teas were great. Loved the names of the teas & the variety of blends. I must say as a former chef & co-runner of vegan art pub I was very impressed. A thankful, fun & decadent change to having a chocolate browny option only :) Beautifully presented & the staff were all amazing. Such a joy to stay somewhere & feel so welcome along with our little dog. Fudge was taken care of so well with the welcome package & little bed, we have not seen him so welcomed & so happy at going/staying somewhere new. We had travelled on a 5 hr train journey from St Ives so all were extremely fatigued & arriving at Roseate was areal joy. Cant thank the staff enough for their kindness, attention to detail & the laughs too. We really needed it & are very grateful. Vegan breakfast was lovely also and a change from a dry frozen sausage that was most very welcome with the great coffee, jam & beautiful fresh strawberry & melon mini smoothie. Must mention the fabulous view from the bedroom window & of course Henrietta park opposite the hotel too. We spent a few hours there amongst the giant tress & drawing/painting the lily pond.xx Cant wait to visit again soon xx

Wonderful staff and a great environment away from the bustling tourists and crowds. The Roseate Villa is a luxurious oasis offering space and calm. The house is comfortable and slightly quirky. The rear garden is charming and the front a pleasant space for dining or drinking al fresco. Rooms are beautiful with large bathrooms, delicious hoyse-baked biscuits, and luxurious toiletries. What's more, there is parking.

There are a lots of flights of quite steep steps - difficult for those with hip or knee problems. Parking can be challenging depending on the sizes of other vehicles using the area. A SUV nearly blocked the exit for everyone due to its length and the space its owner had selected.

This is a small hotel in a period building just on the other side of the River in Bath. You walk across the Pulteney Bridge in order to get into central Bath which is a ten minute walk. This is actually a very good location as the hotel has parking within its grounds and can also provide parking permits for parking on the street outside. It also means you do not have to navigate the central Bath one-way system when entering or leaving the city yet, at the same time, are able to easily get to Bath central. The hotel room was a good size and was very comfortable with a large bed, tv, small fridge and tea-making facilities and the staff were particularly friendly and helpful.

One thing to note is that there are stairs up to the front of the property and quite a lot of stairs inside the property to some of the rooms - after all, it is a period building. There is no lift and so if you have mobility problems, you may wish to look at an alternative. Also, the rooms at the top of the building whilst very comfortable do have smaller windows due to the style of the property so if you like a lot of light, ask for a room lower down.

Great location for seeing the city on foot. Our granddaughters absolutely loved staying in an old cellar, in their own room.

The ghost! & Noisy bar above our room. Our room was in cellar and it was beautifully done. But you could hear people walking and talking above us at breakfast and in the evening. It wasn't too bad as we were very sleepy from walking around all day. We definitely had a ghost too and had to sleep with the light on , Because when we turned it out we could hear it say " Oi Oi " right in my ear , as if it was trying to get my attention. Very spooky ! But it didn't detract from a lovely break .We didn't tell our granddaughters, ....we just bought some sleeping masks and didn't tell our granddaughters until we left. They had a great time and didn't hear a thing!!

A lovely stay. Very comfortable beds. Really yummy breakfast and a good choice, we had something different each morning, stayed 3 days. Table laid really nice. lovely staff. Great location. Hotel down a side road so didn't hear traffic but only a short 5 min walk to everything.

Nothing bad really. The only thing was our bathroom was very small. We had room nine. Anyone bigger in size would really really struggle. My husband and I are average size. My UK size 14 bottom got in the way a bit : ) Also the mirror should be a flat one not a box shape one with lights as couldn't bend down properly without banging head. This just could be in room 9 as other rooms did look bigger. Didn't bother us too much though.

We loved the architecture of the Villa both externally and internally. It was once two buildings but is now one large spacious Villa making for a stunning Hotel.The Villa is situated in an excellent position overlooking a pleasant park with mature trees and only a 2-3 minute walk into the centre of the city.Our room was lovely ,large and clean with all the extra facilities you might expect. The room also had a very comfortable bed and immaculate bathroom with large shower.We stayed for two nights and we both particularly enjoyed the superb quality of our breakfast's. All the staff that we met were very friendly and professional.We will certainly return to the Villa when we next visit the wonderful city of Bath.

The staff were extremely accommodating, helpful, friendly and went 'above and beyond' to ensure our stay was the best. We stayed for a birthday celebration with a large family group. The welcome gift and card in our room were a lovely touch (thank you Caroline). Thank you to Chris for your knowledge on the cocktails and for all the help you gave us. A lady at breakfast (sorry but didn't catch her name) provided excellent service. We stayed in the suite on the lower floor - the space was great for 2 adults and 2 children. I can thoroughly recommend the afternoon tea there. Fab location, just a 5/10 minute walk from the centre.

Hard to find anything we didn't like. The price of the room was probably higher than usual due to being New Years eve/New years Day but we knew that when we booked.

The grounds and interior were beautiful. Each room appeared to be decorated differently. The furnishings gave the feel of a country home vs cookie cutter hotel group. Plenty of fans in the room for us US clients not use to no AC. Weather was cool compared to where we are from so sleeping with the windows open at night was pleasant. Breakfast was excellent and staff was exceptional. Friendly and helpful.

Honestly everything was serviceable.

my only complaint, and this wouldn’t stop me staying again, and that’s the parking. you can park on site, but at a cost of £20 a day. so this cost us an extra £40 on our trip. I think it should’ve been explained whilst booking. but it wouldn’t stop me coming back

Great location close to Bath center, yet very quiet with a pretty park across the street. The breakfast was delicious. It was nice to have an attached carpark. The Staff was wonderful! They were all very pleasant and helpful - they were quick to respond to emails and requests and even managed to have our rooms close together as we requested. They provided information about local restaurants and helped with luggage. The villa is a beautiful old building and it is well taken care of. The breakfast room and bar area was a nice place to hang out, talk and have a pretty good Afternoon tea. Overall, we really enjoyed our stay despite a few expected 'quirks' with the room.

As we expected and which is just the case with many older buildings in Bath, there was no AC which meant our rooms were warm (especially the top west facing room) - fortunately they had fans which helped a little. No elevators meant lots of steps to the top rooms (but the staff were more than happy to help with us with our luggage). Plumbing was also a little odd affecting the pressure in our shower and making us have to flush twice each time, but we figured it out and got use to it. Parking for 20 GBP per night seemed a bit excessive.
