This place was a second choice having read through reviews of pur first choice and deciding against that one. This place was clean, pleasant, lovely chap on the front desk, great view from the room and nice and quiet. The room with ensuite was clean and comfy (especially the beds). I liked the old sash windows looking out to the sea. It was basic but that's what we wanted for just one night. Charming older building in a really great location; walking distance to The Lanes, pubs, restaurants, pier and beach. Really good value.

There wasn't anything I didn't like personally but I'm a fit person with no additional needs. There are a lot of stairs. The building kind of slopes a little bit. Not so much that it's a problem (I quite like it) but could feel weird to some. No lift (also not a prob for me or my party).

Our room had a garden. Very useful to us. Staff very friendly and helpful. Check out time was a 11am. So we had plenty of time to get breakfast in the morning. We where on the bottom floor. Didn't ear and noise disturbances eventhough the town was lively with festivals.

Some handles on furniture were broke and the beds were old and showing wear and tear. The room was very hot even with the windows open. The shower doesn't have a curtain.

Sheets and towels were clean. Other reviews of this hotel were pretty awful. It is a budget hotel, it is going to be a little rough around the edges, cracked tiles, old furniture etc., cleanish. The wifi dipped in and out but it was there. I did not get reception on my phone otherwise. The proprietor was jolly and chatty when I arrived, other reviews have said the opposite. No breakfast, but there is a street of shops, cafes and bars just around the corner so that doesn't matter.

I did wonder whether the slats might ping off the bed at times as they did make an ominous noise when sitting down on it. But they survived (I am not overweight btw!).

such a great location slightly away from the hubbub but within walking distance to clubs and pubs, the staff were so friendly and left us to it! much appreciated :)

the door only locked around 70% of the time, you’d have to slam it a bit harder, the windows also thundered through the night but that’s expected with a stay by the windy seafront.

The location of the hotel was within an easy walk to the beach and the town centre. This meant there was always something to do everyday and we had access to a reliable transport network. The managers were accommodating with changing our room and answering our questions about tourist information and attractions. The cleaners did not come everyday in the first two days of our stay, but when we pointed this out the managers rectified this.

We were given the room on the top floor and I was not informed beforehand that there was no lift and so we had to walk up several flights of stairs to reach the room. This was not suitable for a few of my group as there was too many stairs especially after a long journey. This room on the top floor was also a bit smaller with no wardrobe and as we were staying 7 days was not appealing. The cleaners also did not visit everyday. However, the managers of the hotel were very accommodating with the issue and moved us to the first floor and this room was more suitable for us. For any issues that we had the managers were able to rectify and thus contributed to an enjoyable and relaxed holiday.

Positives: Lovely little hotel in a prime location, very friendly and attentive owner, clean room, fairly comfortable bed, good value for money.

Negatives: Noisy location so I would bring ear plugs if you're a light sleeper, no hair dryer in the room, which was mostly my error because I should have packed one but I was trying to pack light.

The service, the staff, the room everything about this place was phenomenal…. I will 100% be staying here again and would highly recommend to anybody..

Parking is a challenge but certainly wouldn’t put me off returning for another stay
