The room was very big. A King size bed, en-suite bathroom, 2 seater sofa, Tv, kitchenette with microwave, fridge, kettle, 2 ring hob and small dining table. There were plenty of refreshment sachets. We had a sea view. Its location was great close to shops, cafes, the beach and local buses.We loved it. It was very comfortable and cosy. We will book again next time but will request a lower room if it offers the same facilities.

We were in room 9 on the top floor which meant we had 64 steps to climb to get to the room. Fortunately we were both fit and able so it wasn't too much of a problem.. The carpet wasn't very clean on arrival but after vacuuming it was ok except for a large wine stain. We also had a minor power issue but that was quickly sorted. The bed height was a little low compared to what we're used to but it was very comfy.

We had a pleasant stay at Amherst. We stayed in one of the larger rooms, which included a kitchen and an en suite. The room was clean and comfortable. The location is excellent, with a view of the beach from the room and just a short walk to bars, restaurants, and shops. Check-in was straightforward. I would happily return for another great and affordable stay in Brighton.

Although there is a small kitchen, it is not particularly well-equipped, making it inconvenient for cooking.

Great location with a sea view from the room! (ROOM 7) Keyless entry entrance to building & bedroom sent to you 24hrs prior to your stay, bigger than expected with everything you need to cook if you like to all washing & cooking facilities provided, bath shower, nice size Tv, comfortable bed, table and chairs, microwave & twin stove! Lovely view from the room, greeted by Indian man who helped if needed and very polite and showed us around the room and everything we needed to access everything! Amazing stay and price was great! Only stayed 1 night for a getaway but will be staying again for longer!

Only downfall was the parking had to park 2 streets down and is £2.90 an hr on New street! But other than that I couldn’t fault it at all!

The key code mix up. Locked out of my room twice as key code was changed between day and night. Mix up with room allocated . Was sent two key codes for two separate rooms (as was another guest across the hall from me). But all sorted out by management the next morning

I absolutely loved this property. Firstly, I was very impressed how quickly the email came through confirming details. I was also impressed that all details were included in the email. I have booked accommodation before now and all the details are on a pdf, I am in an area with poor wifi and I don't have enough wifi to download the pdf and read it. Secondly the key worked really well on the main door and door of the place. Thirdly, the place was beautiful, warm and well-decorated. It was not showy but everything really worked. Lovely hot water in the shower, windows double-glazed, bed really comfy and warm.

Just one suggestion - the curtain were a bit thin so you could see the lights of traffic going past. Please could you get them lined or get thicker curtains. Thicker curtains would be more energy-efficient too!

The owner of the facility is very kind and warm-hearted. So, from check-in, they practice how to unlock the door until the customer understands the facilities and other aspects of the facility. The facility is very safe and secure. The facilities are also very well equipped, with a sink, microwave, knife and fork, kettle and instant coffee, and other tools for most of life. The toilets and showers are also very clean and convenient. It was so comfortable that if my own scheduling was possible, I would like to live there for a week or a month. On the other hand, during the evening and night, the smell of e-cigarettes entered the room, whether from other rooms or from outside. I thought that if in the future, in addition to the no smoking policy for guests, a ban on e-cigarettes could be considered, more people would use the inn.

Carpeted room with comfy double bed with a small table on one side of bed and a chest of draws on the other side. Room had a wardrobe with coat hangers. En-suite bathroom with bath and hand towels. Toilet, sink and shower. Lots of toilet paper. Shower has good pressure and hot water. Some hooks on wall in bathroom. Room has TV on wall, small couch and an armchair. Small kitchen with sink, kettle, fridge and microwave. Cups and free tea/coffee with milk sashays and sugar. Rubbish bin in room and in bathroom. Several windows in room, which can be opened slightly. Heating available. Free good speed WiFi. Some plug sockets in room. Key code to enter building, code is changed daily. A plastic electronic keycard to enter room. Self-check-in. Information is sent via email. Owners are helpful and kind. Beach is a 5 minute walk, 3-5 minute walk to the Black Dove Pub, an Italian restaurant and a cafe. Brighton railway station is a 10 minute drive or UK £8-£10 by taxi. The street and neighbourhood is quiet, safe and friendly.

The entrance code to the building was changed without us being informed. No breakfast, either free or paid option.

Entering the building and the room can be difficult after reception is closed and late at night, as we discovered. No instructions were sent to find the electronic keycard, although, the information was probably sent to me on an email and I simply missed it. No breakfast, either included or paid option available. Table in room a little small for two people to eat dinner on?! Some rooms are up steep stairs and no lift/elevator to any of the upper floors.

This is my favourite place to stay in Brighton. I have stayed in this particular place a total of 4 times and each time the room is well-designed, clean, spacious, well-equipped with really comfy and wam bed. The location is fantastic, from some rooms you can see the sea, near interesting, independent shops, restaurants and cafes.

A minor, minor point, there was no much toilet roll left out, not enough to last 4 days, so I bought my own in the end. The reason this stands out is that everything else about the place is outstanding.
