We stayed in the Dunstane Suite which is beautiful, huge, and has an amazing copper tub! It was absolutely stunning and a great way to end out 12 day trip in Scotland. the staff was on top of all our needs and more than accommodating.

We stayed in 4 (4-5 star) hotels on our stay and these beds were by far the most uncomfortable. I do not think I would recommend this trip for someone wanting to be on the Royal mile a lot but to wrap a trip after already seeing everything, it was comfy and relaxing.

Stayed here for 4 nights and had a fabulous time. Breakfast was fantastic and the staff were always friendly and helpful. Great location, we got lucky with the weather and so walked everywhere from the hotel. When we arrived we had the option to upgrade our room, which we did and it was really worth it. I would absolutely recommend staying in one of the executive rooms over the superior rooms. The bed was unbelievably comfortable and very roomy. We had dinner in the main restaurant on our last night and the food, although pricey for our budget, was exceptional. Staff were also great with my food allergy and were very accommodating. Would really recommend staying at the Roseate, we hope to come back next year.

The first room we were shown to had a tiny bathroom and the sink was in the main bedroom. It wasn't the end of the world but I'm really glad we upgraded our room as It made the stay much more comfortable.

The atmosphere upon arrival was very welcoming after a walk from Haymarket Train Station. The bar staff offered us a drink right away. The lounge / bar area was beautifully furnished , easy to relax in. The rooms are nicely decorated.

Would have preferred the rooms been in the main building. We had a very early departure and had called ahead to advise that we would be leaving before breakfast and were told that they would set out coffee / croissants for us but when we left the dining room the night before they didn't seem to be aware of such a request. So that part of the total room cost seemed like a bit of a waste.

beautiful property and size of the room was great. super comfortable bed and modern / clean bathroom. great wifi, and right by the bus stop which took us to & from the airport

check in process took longer than expected (they don’t have an official check in desk and had one staff member running around to help guests) I empathise but it took longer than normal to get checked in. main issue was that they don’t have enough space for breakfast for all guests so you have to reserve and unfortunately we couldn’t get a reservation before our flight, so just plan way in advance!

A member of staff noticed out arrival and came out to the car to help with luggage. Check in was done after having arranged a drink for us and given us a seat. Unlike nearly all post Brexit experiences of Uk hotels it was well staffed with prompt service by experienced knowledgeable staff. Paid for large room which was adequate.

Rain shower was more of a rain drizzle. A hotel proclaiming to be, and charging as, a top tier boutique hotel they need to install a pressurised water system. I know it was the off season but there was a choice of only two main dishes on the evening menu and the dishes did not change while staying. The dish we did have was somewhat uninspiring. (This is Edinburgh so plenty of choice within easy reach).

Beautiful well maintained property with very helpful and friendly team members. We were going to an event at Murrayfield and it was very convenient for that. A little outside the Royal Mile and New Town but if you like to walk you will be ok. A bus stop is also right our front. We were in Room 203 which was lovely but across the street from the main house which dud not bother us as the weather was beautiful.

The bed was a little softer than we prefer and the tub to take a shower was hard to get into for my 5’1” person.

Very convenient location from the airport - 25mins, Murrayfield Stadium is a short walk and into town 15mins walk or bus less time - straight line on the 100 Airport Bus. Beautiful old building, comfortably furnished. The hotel smelt heavenly as one enters. The lounge and bar area is comfortable and cosy. The hotel room was a bit small but clean and well appointed, with plenty of plug outlets for charging and laptops etc. I slept very well. The hotel staff were very friendly and welcoming. I really enjoyed my stay and hope to come back with family and not just for work.

The only niggle for me was the size of the room key/ key chain was huge and difficult to pop in a small handbag for an evening out, but apart from that everything was exactly how I like it.

I feel so lucky to have found my new favorite Edinburgh stay. Feels like a home, not like a hotel. Exceptional staff, great menus, just far enough from the city to be quiet but easy walk to any public transport or a walk just 15 minutes to get to the edge of the happenings in town. I think we dialed in the ideal ratios for hot toddies - fabulous bar staff. Some wretched respiratory cough/cold lurgey I picked up in France came on as I was arriving that had me pretty much cloistered in my room. Luckily there is room service and I had a room with a bathtub and the layout overall was just comfortable and private. This will be my number one choice on return trips to Edinburgh in the future.

A truly welcoming and beautiful hotel, both from exterior and interior (needless to further explain the elegant and stylish Victorian townhouse). Check-in went smoothly, staff was available to help us in case of questions and requests. The place is in a good strategic position, a few steps away from where the Airlink bus stops, but also not really far away from the city centre. We appreciated the tea/coffee and the shortbread, as well as the overall cleanliness of our room.

Shower not suitable for our preference: the design does not make it possible to close it, as a result some water leaks out to the floor, while the whole bathroom gets too humid as well.

From the beautiful bespoke scent as you enter the properties and the lovely welcome, to leaving this morning, everything was fabulous. we got an upgrade to the Hampton Suite and it was just wonderful, especially as my husband arrived with a cold, it meant we could give each other space in different rooms. the bed, duvet & pillows are fabulous-one or the other is usually a pet peeve in hotels, but not here, sooooo comfy!!! The location is great, the little touches are great and we left this morning wishing we had booked into this hotel for longer - not just a stopover to attend an early morning hospital appt. We’ll be booking in again!!!

The room was missing an information leaflet with wifi codes or room service/hotel facilities etc….we could easily have called for this info so not a big issue!!!
