Locality, free off-street parking at the back of the premises for customers. Nice clean room and friendly, helpful staff. Reasonably priced. Late checkout at 12pm is brilliant as some places you have to be up and out the door by 9-10am! Close to local bus stops/shops for bits and pieces needed and travelling. Easy to book meals/breakfast for duration of stay and staff are happy to offer alternative places to eat if nothing taking fancy off their menu. Would definitely visit again.
The room was nice, slightly smaller than expected. The double bed was against a wall so only one side accessible and OH had to climb over/shuffle down the bed to get in/out. Also street facing so rather noisy. We found it got very hot during the night. Window is there to open for air (also got a child safety lock/restrictor on it) but then you have the noise from the traffic outside on the main road and people walking by on the street. Investing in AC for the rooms would be good, or decent tower fans especially in the summer when the temperatures are steadily climbing. I'd imagine summer months would be unbearably hot in smaller rooms like that. All in that was it really.

Convenient and good price for Edinburgh,free parking and taxi into city is about£15 plenty available, well kept pint of beer in bar too,better than usual for a chain

Great location, rooms were clean and comfortable, shower was fantastic powerful. This is the second time I’ve stayed there, you could tell that they have had a refurbishment in the rooms, Would defo stay again

Great location on a bus run both into the city and the Royal Showground where we were attending a concert. The room was lovely and clean and the beds felt fresh as a daisy. The staff couldn't have been more helpful and seemed happy in their work. We didn't sample a roast dinner but they were extremely popular and looked very good. We opted for a Yorkie wrap which came with roast potatoes and they were fab and filling.
The only thing was the traffic noise from outside in the early morning being on a main street. Not a criticism as that can't be helped and that's what made it so convenient. Also, I'm a very light sleeper!

We stayed at this property on two occasions. the first time we were placed into a room that was far too small for our needs and baggage, however it was clean, tidy, and relatively comfortable for two nights. While there I negotiated a larger room on our return and that was provided to us upon arrival. The property has a large parking area to the rear of the property, which was convenient and safe. I cannot praise the staff highly enough, they were a delight to deal with, friendly, courteous, providing us with advice on what to do in Edinburgh, how to get into town by which bus, what to see and how to get there. It was obvious they enjoyed working there and were experienced in dealing with Interstate and overseas visitors. I also commend the two Managers which we deal with. They were easy to deal with, helpful and courteous. I could not recommend them and the property they help to manage more highly. Ther property is located about a 20-minute bus ride from the Royal Mile. To catch a bus, all you do is walk out the front door and stand next to the bus shelter until the right bus comes along. Just don't stand too close to the edge of the footpath. The nearside external rear vision mirrors on the buses can be dangerous and even deadly, and I can attest to that fact. I still get headaches.

The place is looking amazing since it's just had a major refurb. We already loved it here ( have been coming here for years) but were so impressed with all the work that's been done throughout the bar, restaurant and public areas. Bedrooms are really modern too now with new comfy beds and supersoft pillows which were a godsend as my only gripe over the years was that the beds were so uncomfortable and the pillows were lumpy meaning i woke up with aching bones, but not anymore. Everywhere is spotless, bright and freshly decorated. We honestly wouldn't stay anywhere else in Edinburgh as this place ticks all the boxes for us. It's also only 20 mins on the number 26 Lothian Bus into the Capital and the bus stop is right outside the front door. The lounge bar is so relaxing and cosy with a really nice ambience and a nice new touch is that they are dog friendly and have a little station set up in the bar with a basket of dog blankets and jars of dog biscuits 🐕 The buffet breakfast is spot on with plenty of choice and constantly being replenished. Staff are amazing, helpfull and friendly as always. We have never had a bad stay here and cannot wait to book up again. Thanks again 'Team Toby'

The room was very clean, large in space, and the beds were very comfortable. We had a view out our window to the houses across the road, which doesn't sound glamourous, but it's better than the opposite rooms which would be looking into the hotel carpark. The barman who checked us in was very friendly and allowed us to keep our car parked there the following day once we had checked out, so we could enjoy Edinburgh during the day before our drive into the Scottish Highlands. The hotel itself is located half way between the city centre and Edinburgh International Airport, and is situated on a main road. This means, there's 4 different bus routes going into the city centre and the wait for each is no longer than 5 minutes. This makes the location very convenient.
While shampoo was provided in the shower, soap was not. It was a little annoying having to open the shower door each time to pump some soap out of the bathroom sink soap bottle. Apart from that, nothing else was bad!

We had a two night stay 21st till 23rd Aug booked bed and breakfast, and for during the festival excellent value for money. We honestly cannot fault this place at all. Lovely clean,airy comfortable rooms and all you can eat breakfast that sets you up perfectly for the day All staff were so helpful and pleasant but a wee special shout out to Angela and Simona at breakfast and (i would like to say Anne,father is night porter ) who were so lovely chatting to and giving us local info for buses and what to see. We ate in one night for the carvery and thoroughly enjoyed our fayre and was well looked after by Dom, would definitely recommend booking as it does get busy, and for the quality and amount of food for that price....No Wonder. Neil and Caterina....we will return.
