Great location with easy access to the main town centre and all it shops, bars and restaurants. Acacia was very nicely decorated, homely and welcoming. Room 4 was huge with a double and single bed and full kitchen. Had everything we needed and was very comfortable. Host was really pleasant and friendly.

Apart from limited parking there was nothing I didnt like. The shared bathroom wasn't a problem, even with a full house. Room 4 is at the front on the main road, which is very busy but it didnt bother me being used to city noise anyway. If you like it quite, this room wouldn't be for you.

The position of Acacia Villas was exactly what I needed, a few minutes walk from town. Good if you are going to the theatre or club in center.. The host explained everything clearly. The room was well fitted for a small stay. I liked the small settee which was a comfy rest from my journey. The place is by a main road, but really not that noisy. A lot better than staying in a hotel under the flight path of Heathrow! Lol.

I did not find the hallway light switch. Not a real problem as I had a phone torch.

Sue - the owner of this beautifully decorated and lovely B&B - at Acacia Villas was such an excellent host. She made me feel very welcomed and went above and beyond to help me to make it to my destination the next day. The room was very clean, warm, very comfortable, and centrally located only a 15 minute walk from Guildford Train Station. Sue went over and beyond to help make my stay enjoyable. I highly recommend this hotel for anyone visiting Guildford. The sevice was exceptional as well. Would definitely send a friend there.

Sue is a friendly, available and organized host. Her house and the room were really clean and quiet. The room is a studio with all utensils and amenities to cook, including fridge, microwave and oven. Mattress are really confortable. Central location in Guildford, close to public transport. Stay in family in the 3-person room/small studio with windows on the street.

Although that didn't bothered us, some people might find inconvenient that bathroom is shared. The street is quite busy in the morning and evening.

Everything about this property is outstanding! Clean, comfortable, great location, and the owner, Sue, is so kind, friendly, and accommodating, she made us feel right at home. The property is located just a short walk from High Street, which we found to be very convenient as we did not travel by car. The room and bathroom were spotless, that includes the kitchenette, which also had everything we needed. The beds are very comfortable as well as the couch. We look forward to staying at this lovely property again. Thank you Sue for a wonderful stay!

Sue was extremely nice and helpful; she took great care ensuring we have the room ready when arriving; support us with the late check in and took care of luggage when we're departing. Walking distance from every place. I'd book again without any doubt

Not that it was a problem, but this is a B&B and not Marriott, so do not enter in rage mode if you see some dust here or there, a fluff under the bed or a hair in the floor of the bathroom. Everything was clean enough. Also you maybe can ask if your room is upstairs if you have some challenges carrying your luggage or just taking some steps up. Bonus surprise: no tea in the room, but only coffee (I am a coffee person so not an issue here ;-)

traffic noise ( but didn’t worry us) a lot of youth out and about all night (which we thought was unusual for a Monday night) but we did have our window open. I think our room is the only room at the front so others would prob be quieter.

Cosy room - home from home. Friendly host. Bedding clean and fresh. Bathroom clean and modern with added bonus of toiletries in room to save environmental waste. Very convenient location for town centre and University campus, all walking distance.

No parking near site (we were aware of this beforehand but bear in mind the added expense if driving)

Nicely Decorated Rooms, kindly put in a Smart TV for the 2nd Night .

A couple of items were broken in the Shower Room. The one bathroom towel holder was falling off the wall and a couple of lights kept flashing when in the Shower Room. No Parking, but could park for 2 hrs on Rd, all day Sunday and after 6pm or 9pm , depending on which road you parked on.

Spacious rooms, perfe t for staying in the room I had had a stove snd kitchenette inside so it was really helpful with fridge etc shared shower isn't as bad as I first thoight it might be, I tended to be at work, But the lady who owns it/works there is lovely! Very welcoming and accompanying Brilliant stay! Highly reccomend
