Extremely nice hosts, and I mean really really pleasant. If you wanted to chat they would engage but it was clear that they recognised if people wanted their own space and quiet then that was given - just the right balance Excellent breakfast - one of the best I have had at a B&B Comfortable bed, Wonderful shower - plenty of power and heat Very good value for money, Excellent location - easy walking distance to centre of Keswick

Nothing really to complain about from my perspective One of the bedside lights didn't work but the owner wasn't aware of that and appreciated being told so that he could fix it. If I was the complaining type (which I'm not) I might have been upset about there not being milk on the table for breakfast but as soon as the host noticed this was rectified and they were extremely apologetic and went out of their way to make up for it (which wasn't necessary). Given they were fully booked and rushing, such a little thing really isn't a problem at least not to me. Also not an issue for us but worth noting for others that the property is part way up a sloping road with steps to the front door and a stairway down to the breakfast room - If you can't manage stairs this is probably not for you.

The Lincoln Guest House is very clean and comfortable and with excellent beds which ensures a great nights sleep. Situated just off the Main Street in Keswick means that it’s centrally situated for everything in this great little market town. Also having private parking is an absolute bonus as the nearby streets can be extremely busy.

The only little niggle our party of three found was that breakfast was only served between 8-8.30am. For perhaps early morning walkers staying as guests this is probably ideal, however, for others who would normally have to breakfast early before going to work, it would be nice to have the choice to breakfast a little later when on holiday.

We stayed in Room 8 which was on the top floor of the property and had an amazing view over the mountains. The best I have ever seen! Hosts were very friendly and accommodating making for a great stay from start to finish. Room was lovely, clean and tidy with everything you need. Beds were very comfortable and we slept well. Parking on site was a real bonus and much appreciated, but there is also good street parking right next door to the B&B. Great breakfasts and hosts offered a takeaway bacon sandwich for one of our party that was doing the Parkrun on the Saturday morning. I would thoroughly recommend this place and I'll certainly be back.

The room allocated was perfect for our requested needs: ground floor and walk in shower. It was very clean and a lovely spacious and light room. The breakfast was excellent and the staff remembered the breakfast order from the previous day which was lovely. The room was serviced each day and tea, etc topped up. Private parking was a real bonus. The location close to the town centre was also great for accessibility.

Due to one of our party having mobility issues, we found the steepness of the path and steps a challenge sometimes. This isn’t something that spoiled our stay and we would book again, but it is worth knowing if you do have mobility issues.

What a find! A proper single room, so no problem travelling solo. Spotlessly clean throughout. Everybody commented on this. Lovely welcome. Super hosts. So kind and helpful. Room well equipped and bed so comfortable. Warm place. Superb breakfast. Lovely setting, so close to Keswick centre with views of the fells. I parked off road with no problem, but in the busy season it might be harder. I had the single room (5) with private bathroom. Lovely large bathroom, with excellent shower. Five steps down from the bedroom. NO PROBLEM for me, but you might need to know. I hesitate to tell you about this place for fear you book it when I want to return. It is so lovely.

Location, very close to town center but quiet and included parking. Also the hosts were very friendly and knowledgeable out the area. Helpful suggestions for tourism.

There wasn’t a place to sit and relax outside of our bedroom - no lounge or sitting room. Bed was a little uncomfortable, I could feel the springs in the mattress.

Breakfast was excellent. Quality ingredients. the first bedroom was very good. two single beds which were positioned, because of the shape of the room gave some privacy. The beds were very comfortable and very clean.

The second room was too small for the ladies, the double bed was against the wall which made it difficult for them to get in and out of bed. However, very comfortable and clean bed.

The room. The view (room 7). The house itself has lots of original features and it's an impressive looking property. The breakfast was lovely and all locally produced, but not the best ive ever had. (see below) The place was mostly clean. The staff were friendly but not overbearing which is great. The owners have put a lot of effort and love into Lincoln House and hopefully they can keep this going.

The mattress was too hard for me. The hairdryer broke. The bathroom needs a complete overhaul (room 7) however it was clean and serviceable. Bacon was too salty for my liking (locally produced) the toast needs to be done longer and no offer of a choice of different eggs eg: scrambled poached, however the fried eggs were cooked beautifully. There are lots of steps and on a steep street so no good for those who have difficulties with walking, but fantastic for those who have no difficulties/drive (small area to park cars) - the views are incredible 👏

Lincoln Guest House is just off the High Street and a two minute walk to shops and supermarkets for supplies and yet it was very quiet at night time, so no problems getting off to sleep. The room and bathroom at the end of the hall were meticulously clean and the bed was comfy. Booked well in advance and the room was a very reasonable price indeed. Lovely view from the window out towards Catbells and off street parking was right outside. Would be my first port of call for staying in Keswick again.

If I was being super picky, the breakfast options were a little limited but it didn't bother me as I'm easy. If you're a fussy eater, you might struggle.

A perfect location almost in the centre Keswick. To have that location and free reserved parking was brilliant. Breakfast was good (if a little early for a weekend - 8-8.30). The hosts were warm and friendly. The view of the mountains from the bedroom window was great.

The room was very small for a double (Room 3). The bed had to be crammed into a corner of the room right against the walls because there was nowhere else it would have fitted - which meant a bit of a clamber over my partner to get out. We saw other rooms in the house that looked a good deal bigger. Next time!
