I have stayed here before and it is a great location with lovely views. We did self check-in this time as Kloe was busy but usually there is always a warm welcome. I hadn't stayed in the family room before it has the garden view which is nice and room was large bathroom small but enough and always great to have kettle with tea and coffee supplies! Beds were comfy and had a lovely sleep. We didn't do breakfast on this occasion but they do a great breakfast too could smell the bacon in the morning!

We enjoyed the location as it was 5min walk away from the city centre with open castle bay in front. We had visited on the day of Viking festival and the host guided us. The place had its own parking which was a big plus, though parking is available on the road. We booked 2 rooms. The double bed one was with garden view but the single room on first floor had an awesome view. The best part of the stay was the Scottish breakfast served with lots of warmth and smile by the host.

Excellent host, fantastic breakfast. Close proximity to restaurants, bars, train station and ferry terminal. Excellent sea views

We had room 5 which was on the top floor, it was a bit of a climb with a suitcase. Would recommend anyone with mobility issues ask for a first floor room. Secondly the en suite shower room was a bit small for a person who stands 6 feet and is fairly broad. This is an observation not a criticism.

Broom Lodge is on the coast with a beautiful view across to Cumbrae. It is conveniently located for the town and ferry and Nardinis with its famous ice cream is a short walk away. Chloe was very friendly and helpful. She ensured my friend and I settled in. The place was very busy and there was only one ensuite single available but the shared bathroom was very clean and not a problem. The rooms had all we needed - kettle, teas and coffees, fridge, microwave, hairdryer. For breakfast, there was a selection of cereal and fresh fruit, juice and yogurts. The cooked breakfast was hearty and kept us going for the day.

The B&B was an absolute gem! Superb value for money! Really liked my room, and the bed was so comfy, I almost missed my check out! The owners are a pure joy, and were very accomodating. The (last minute) cooked breakfast was a great decision - the food was done to perfection, and really set me up for the day! Thank you very much for your gracious hospitality and good craic!

What's not to like?! Stunning location, great interior decor, grandiose building, and amazing rooms, food, and owners!

Broom Lodge overlooks open space down to the waterfront. It must be the best positioned B&B in Largs! I was lucky enough to have a top floor room with windows to the waterfront. Town and ferries are three minutes' walk very nearby, parking was easy, great breakfasts and the owner was great.

There is nothing not to like, a great base for Largs, hiking and ferries.

Although this was a private stay, I spend about 50 nights a year in hotels and B&Bs for work. I will not exaggerate if I say that this was the nicest and warmest welcome and service I have received at Broom Lodge in recent years. You feel like you are a member of the royal family who has arrived for a visit and not just an ordinary guest. The view and great breakfast are just a nice bonus.

The room was very spacious and clean with a view over the garden. Breakfast in the Dining room with a view over the sea was lovely. I had scrambled eggs on toast as I don't think I could have eaten a full Scottish Breakfast after my visit the night before to Nardinis (Fish Supper with the works and then an Ice Cream Sundae afterwards filled me up for the week!!)

Only the noise of the little fridge in the room, and the boiler firing up whenever someone turned their hot taps on kept making me jump

Lovely location, great breakfast. Lovely host. would definitely stay there again if in Largs.

The message the host sent us through Booking.com came 3 days after we left the property. It was the instructions on how to get in. We were very lucky that we ran into someone who was staying there that could give us the info. It was not the fault of the host.

Have stayed several times before wonderful friendly helpful welcoming hosts. Near train station and ferry to Millport also lots of shops and restaurants nearby.

Issue with hot water but we managed as shower was working fine, we were busy and didn't get a chance to mention to host as didn't go down for breakfast on this occasion. Stayed in this room before so I'm sure if I mentioned it and made them aware it would have been sorted pressure was low...
