Very clean room, in an area close enough to the metro for someone who wants to walk a bit. very polite staff. Daily cleaning and towel change in the bathroom. next to a very nice park for those who want to combine work with time next to nature (walking or physical exercise). The room for one person I needed was comfortable enough and didn't lack anything. Good value for money. Does not have breakfast, but does have a refrigerator in the communal kitchen. Would definitely go back again.

There was a soundproofing problem so that both the conversations from the next rooms and the snoring of a person at night in his sleep could be heard, but something that has rarely occupied me.

The staff were nice, accompdating and understanding regarding any delays. The vibe was perfectly cozy, nostalgic and automnal. It was clean and the neighborhood is pretty. The location may be a bit far from the center of London, but the area around the lodge is nice and calm, Balham being a beautiful part of London that feels a bit more down to earth and slower moving in comparison to the busy city centre. This made it a treat to come home to the quaint lodge every night after a busy day and led to me feeling completely safe walking home as a solo female traveller. I will definitely come back to explore more around the area.

The walls seemed thin, I could hear the guests in the other rooms and they could probably hear me too, didn‘t bother me much but just fyi!

Room and bathroom were spotless. Excellent location, 15 min (max.) walk to/from the tube station and great cafes, restaurants and pubs. Nice staff. The house was welcoming and nicely decorated in the common areas. My room was small, but well laid out and cosy. Loved that there was a suitcase rack. As a solo female traveller, I felt very safe.

The room was too warm. The radiator must be broken as I did turn it downs but it didn’t make much difference. Walls are quite thin, so I heard every nose-blow, sneeze and cough from the poor soul in the room next door who had a cold.

My partner and I were really impressed with our room - it was spacious and very clean. They even provide ironing facilities if needed. The bed and pillows were extremely comfortable, and we slept well. The location is about a 15-minute walk from Balham underground/train station (there's also a bus, though it runs every 10-15 minutes). Right by the station, you’ll find restaurants, supermarkets, and everything else you might need. We’ll definitely be returning!

The hotel is situated in an old building, so you may hear some noise from the room above or the staircase, which is to be expected. However, a pair of earplugs will easily sort this out during the night.

We were greeted upon arrival and everything was clearly explained to us. Our room had lots of storage space and so it was easy for us to both get ready for a wedding. We were also able to use the laundry room without issue so that we could use the ironing facilities. The bed was clean and comfortable and towels were provided. We also had a standing fan provided which was needed as it was a warm day. Sky TV was an unexpected bonus to have and the TV was a very good size for the room. There is also a separate lounge/reading room in the building which although unusual, was a nice touch and felt a very relaxing environment.

Would be good to have a couple of hooks on the back of the bathroom door to hang towels up to dry. There is no longer breakfast served here which seems a shame as it was highly rated when it was previously available. The walls are quite thin so bring ear plugs if you're a light sleeper! The frame at the foot of the bed was missing one of the ball finials - didn't affect the use, just something we noticed.

Immaculate boutique hotel. Usually photos lie but it was as seen on website. Receptionist went above and beyond and always another gentleman there on an evening to open the door. This is my go to hotel from now on when staying in London. It made my stay.

Only one negative and that was the traffic noise from the front street. It was a very hot night so I put the room fan on which drowned it out quite a bit and I got to sleep. It didnt go on all night or too late as I noticed during the night it was quiet. This is not the fault of the hotel though as I suppose it can’t be helped unless they get double glazing but there windows are original sash.

Very comfortable bed and pillows, nicely decorated room. Staff friendly and helpful; even carried my friend's suitcase up the stairs because she was unable.

I wish there was breakfast on site. We had cool weather most days and used the fan in the room. It is unfortunate that the windows don't open for some fresh air. It is a lovely old building but there is no air conditioning which leaves me to wonder how warm it would be in the room should London get a heat spell. I also found it odd that the curtains did not block out the light. It did not bother me but it did my friend. So if you're awakened by light in the morning, bring a sleeping mask.

Good location in nice neighbourhood, close enough to Central as well as our destination which was Wimbledon. Also some really nice cafes walking distance form property to have breakfast/brunch/lunch. Cleanliness good standard. Helpful friendly staff. Good place for a short stay and only using to come back and sleep after sightseeing.

On main road so quite noisy at night. Better soundproofing would help with windows. Walls also very thin could hear tv/other guests snoring!!! Very small twin room which may be an issue if staying for longer visit as not much surface space to put things out. Could not close main room window once opened and needed to ask reception staff to come and do. This would be an issue if very hot.

I liked the small garden out front and the cute fish fountain pound by the dinning area. I enjoyed the warmth of the staff and kindness from the manager to the wonderful various receptionists. It was a very lovely stay and will book again.

It was quiet a few things I didn’t enjoy sadly. I didn't like how small the room was due to the luggage and the abundance of furniture. The small cabinet for the TV isn't necessary; a sturdy shelf would enhance the room's appearance and create a more spacious feel. The tiny shower was inconvenient as I kept knocking things over and couldn't fully relax while showering due to the limited space. The clear transmission of noise within the hotel was bothersome; while this is expected in an old building, steps should be taken to address it

The location was perfect for our needs as we were visiting family who lived on the next street. Also perfect location for bars and restaurants. The receptionist was very friendly, jolly and informative

Our room was on the very top floor and the ceilings were sloped meaning we were unable to stand up in certain areas of the room. It was very hot but fans were provided. There was a laundry room where you could use an iron and ironing board which meant going down a number of flight of stairs. An iron and ironing board in the room would have been better.
