Very nice apartment in an area we like to visit. This time here for Lytham Festival; very friendly and helpful hosts; enjoyed the welcome box for the Festival! Really appreciated the no pets rule as too many places these days smell of dogs. We had everything we needed for our stay and easy walking into St Annes and also bus or driving to Lytham Windmill end if we did not want to walk all the way; we tried out their recommendation for one of the restaurants and had a lovely meal. Parking onsite.

We were staying for the Festival and lots of other people were too, so there was some noise from people staying upstairs.

Super accommodation, clean, pretty much everything there for a weekend stay. Nice to have towels provided. If you stay and you cook in the well equipped kitchen - bring tin foil to line the oven tays otherwise all good

The walls for such a large house are thin - must be stud walls where the rooms have been separated. We were talking with the tv on low and a neighbour asked us to keep the noise down. I really do mean we were talking not heated or lively conversation just a chat. And the people upstairs from us were horrendously noisy but otherwise the stay was great.

Great location being able to walk to shops, restaurants and the beach. Quiet accommodation even though on road and apartments. Good communication from hosts and kindly supplied travel cot and Highchair for us. Cleaners also really friendly. Comfy corner sofa and large dining table, good living space, clean and nice bathroom, lots of towels and toilet tissue provided! We would stay again.

Some areas would benefit from updating (internal doors, kitchen), no frying pan provided, some stains on the carpet.

Spotlessly clean, very comfortable all you needed on a very good bus route, shops within walking distance. St Annes is a beautiful place to visit

Really silly things but enough to bug you, the crockery was old and faded, the mugs didn't even match, everything was old and didnt match with the modern apartment. The bedside lamp in the bedroom didn't reach the plug behind the bed so reading was a no go, like I say really silly things but they matter

Beds were extremely comfortable. Enjoyed having the space of an apartment to relax and share time with friends. All the facilities were good and found it easy for the centre of Lytham and beach

We were located on the top floor which caused some difficulty for my husband due to him having mobility issue, even though I must say the views were great.I Would definitely like to return but would stay in an apartment on the ground floor if possible.

From the moment we arrived and saw the beautiful building with its character and history we were simply blown away. The location was perfect with a slow paced walk of 10 minutes to the beach at St Anne's, the near by square and convenience of all things you need whilst away. The accommodation had everything you needed and the space was very well used. A true home from home. Transport links were very handy with a bus stop outside and when it states lots of available parking, this is very accurate. Amelia and Sophie, are beyond accommodating and really try to make sure all requests are accommodated. We were thankful for our early check-in and we were asked if anything was needed for the toddler that was travelling with us. We also had to call twice, both on weekend days and each time our queries were dealt with and we were not made to feel like we had intruded, honestly professional really is a understatement as they are both far more than this. A great pair to management such a beautiful place. The apartments which we had two of were so clean, we were very impressed and the views from apartment 5 & 8 were so pretty, we could see the sea and the landscaped front garden. We will now only stay here when we come up to Lytham St Anne's. Thank you both.

I can honestly say, there was absolutely nothing to dislike.

The apartment was very comfortable. Towels & facilities were spot on. Location to lytham town centre is a bus stop outside on same side of the road number 11b straight into lytham Town. 14 minutes ride. So easy to access services & apartment quiet/ clean/ well kept & very reasonable. Staying again next year.

Hot bath tap needs tightly fitting . This is an observation not a complaint whatsoever. + replace light bulbs .

Good location. Quiet and private. Had to contact Mode and reception staff were polite helpful and efficient.

Lighting in kitchen poor and one bulb out. Lamp In bedroom did not have flex long enough to plug in. One wall Light in lounge not working. No spare bin liners and no dust pan and brush to keep Kitchen tidy All Minor issues and would not preclude us coming back. In fact we extended our stay by one night.

Excellent location with good parking and on a bus route if required. The apartment was clean and very comfortable. Perfect for our family getaway.

There were no hanging facilities in one of the single rooms - it looked like there had been something on the wall ( as there was in the other single room) and a bedside light would have been appreciated, again there was a lamp in the other single room.

We like the space and that it's near to st annes but not on top of it. We like that the bus stop is close. There's parking on the road if you cannot get in the car park. I liked that I had an issue with no hairdryer and that Sophie sorted this straight away. Overall happy.

No choice of coffee, you couldn't have black coffee, and you could only have black tea. No milk pots and only 2in1 coffee. For the price your paying you would expect more choice. Also there were quite a few cobwebs around the ceiling.
