breakfast and dinner was excellent. Room a was large and well sited with a great view of the beach. The only issue I had was the door was often difficult to close which meant we made a little noise when closing it, as it needed to be slammed - ok during the day, but not at 0500hrs when we left on Monday morning.

Nothing. The whole break was fantastic and the hotel even catered for those attending the Lytham festival with post event pizza and chips. It was a great experience staying that the hotel and we will be back.

Booked 2 nights at this hotel since was looking for a good hotel as close as possible to St. Anne's Beach. Booking process was done without any inconvenience, provided all personal details as required including my vehicle since this hotel has a small carpark. Staff is friendly, polite, knowledgeable, respectful and professional. The restaurant has a small but very good selection of meals, the food is tasty with a cooked. WiFi is very good with a strong signal so if you need to connect to work, rest assured you won't have any problems. And a nice bar if you wish to enjoy a quiet drink. Despite being over 100 years, it's a lovely hotel, and I truly recommend to anyone looking for a weekend away.

I was unfortunate to have been allocated a room on the 1st floor which is located above the events/conference room, I say unfortunate due to an event/party that took place at same time of my 1st night, as you can guess, had to endure loud music till very late. And no window view, so don't expect something magnificent except a wall. I respect the fact that this building is well over 100 years since it was built around 1890s and converted into a hotel around 1918. Now, I know this part of my review comes as a negative comment, but please don't let this put you off, I still recommend this hotel, just ask if there will be any events taking place on your chosen dates that might disturb you. Still, I give them 5 stars.

Beautiful hotel on the sea front 5 minutes walk to pier 10 minutes to town. Our room was fabulous and the food fantastic. All staff friendly and helpful. Our room was a superior double 1st floor sea view with a beautiful big bath in the room, also a walk in shower in the end suite. Water, biscuits, tea, coffee etc all provided. Very comfy bed.

Think there should be hand gels in use. Guests should be aware the lift only goes to the first floor. We had problems with opening our door and also the safe but help was always readily available.

The hotel has been renovated since I was last there and is tastefully decorated and comfortable. The staff are very friendly. The ambiance and food in the restaurant was very good.

Unfortunately there was a wedding at the hotel. At 6pm the bar was full of very noisy children. We had arranged to meet friends there prior to eating in the restaurant. Fortunately the lovely waitress in the restaurant let us have drinks at our table prior to ordering our meal. The restaurant was not full and we lingered over dinner. After dinner we had a night cap outside ending what turned out to be a lovely evening.

We LOVE staying here, as three friends we treat ourselves to an overnight stay in the beautiful Ribble Suite, it's a fabulous room with three beds, one of which is HUGE!, and two shower rooms with loos, a fridge, TV, sofa, coffee machine, balcony and wonderful views of the beach and beyond. We have a meal in Coast restaurant, the food is delicious, and then take a taxi, kindly ordered for us by the reception staff, to the theatre in Blackpool. In the morning we have a hearty breakfast, with so much choice, all served to you at your table, no queueing for buffet here! Fabulous.

Fantastic location and super Friendly Staff. Room was lovely and modern Food was delicious, Breakfast and evening meals (The best tomato Garlic Bread I have ever tasted) Lovely restaraunt, plenty of seats Very peaceful at night, no traffic noise and we had the window open all night.

We found the rooms far too hot, no aircon and its been very hot this week, so room was very warm. The bed was hard and the pillows too thick for our comfort but you cant please everyone. We noticed lots of dog hairs on the bed and floor of our room upon arrival. I understand its a dog friendly hotel and thats great, but I would still expect it to be cleaned of dog hairs for new arrivals.

The staff were really friendly. We had an issue with the toilet flushing but that was sorted straight away and we was moved to another room. The breakfast was lovely, the bacon was really nice and I can be fussy with breakfast. The guy working on breakfast on Monday 5th June was very attentive and friendly. He was an example of how staff should be in the restaurant trade. Really nice place to stay, comfy beds, spacious room.

When I booked on booking.com it asked the expected arrival time. I selected about 12pm, but it seems that booking.com does not actually pass this onto the hotel and we were unable to check in until 3pm which is the time stated.

This hotel was just perfect for our stay, wonderful facilities with a lovely open modern bar and restaurant with wonderful terrace seating out the front. All the staff were super accommodating especially given it was a busy weekend with the kite festival and a wedding. The hotel is dog friendly which is perfect for us. The food was wonderful and reasonably priced and the breakfast service was spot on. The room itself was really clean, they even left us a dog blanket dog bowls and treats which was a wonderful touch.

We had a pleasant stay and the view was beautiful from the room. The food for dinner and breakfast was nice and good value for money. The location was also very good. The bed was comfy.

We had a bit of trouble getting into the room as the key card arrows (although covered up) confused as to which way to put in the slot. We did request twice for help and it wasn't until the second time this was noted to us. The bathtub plug leaked so the water drained away whilst bathing. There was no gluten free bread available for breakfast and one lunch occasion due to late deliveries.

A really good experience, this is the first time we have stayed at the hotel and everything was better than expected. The staff were amazing, and the service was excellent. We ate in the bar restaurant each night as we had our dog with us, and the experience was really good. Excellent choice for food, and the quality was as good as a 4/5 star hotel. If we were to come back to Lytham we would stay here again.
