My daughter and I greatly enjoyed our stay at the No 12 Bed and Breakfast in St. Andrews. It is run by Pam out of her home and she was such a great host. My daughter and I stayed in quite a few B&Bs in Scotland during our trip and all the other ones were rather impersonal except for this one. Pam requested that we arrive between 4-6 pm so that she could personally check us in and then she cooked a delicious breakfast for us and her other two guests and chatted with us for about an hour while she cooked the next morning. Her home is delightful and about a 20 minute walk from the Old Course. The bedroom was comfy and the bathroom facilities were good with an excellent shower. I couldn't recommend this place more. The room was clean, large and nicely updated. The location was nice overlooking the east sands, which we could see from our window. Pam was great and very helpful finding stuff to do in St Andrews. The fresh cooked breakfast were great. We traveled by train so having a short walk, 10 minutes, into town was great. We would stay there again.

A great place to stay in St Andrews - wish we had discovered it earlier as we visited St Andrews to see our son at university. Pam is a great host - very knowledgable about the area and cooks a fantastic breakfast (The photo is from the front window of the B&B)

(Not really a complaint because the weather was so good whilst we were there) - but the bedroom was very hot and perhaps could have done with a fan

aThe b&b is walking distance to the centre of St. Andrews , it is clean and comfortable, Pam the host is very friendly and knowledgeable about places to go, where to eat (there’s a recommendation list in the bedrooms) and the golf courses, fantastic home cooked breakfast included and to make it even better she has two lovely and extremely well behaved spaniels who will definitely come to say hi!

The location allows easy walking to town and our room had a beautiful water view!Our room was very comfortable and cozy. The home cooked breakfast was delicious and most of all the host was kind, friendly and helpful. We had a fantastic time! Highly recommend!

We found the accomodations comfortable and clean. Breakfast was good with good variety. Picturesque setting close to the main town area. Easy 10 or 15 min walk. Pam was a great host. Would recommend.

Pam was a fabulous host, nothing was too much trouble and the breakfasts were the perfect start to the day. The property is in a fantastic location, well presented and very comfortable so feel we were very lucky to find this level of accommodation in a place we'd never visited before. We will definitely look to return if we can. Best wishes

Breakfast was excellent, all freshly prepared . Best B&B scrambled eggs. Yummy haggis with optional whisky! Very welcoming and fun host who facilitated easy and interesting conversation amongst the guests.

Our room was extremely nice and comfortable. Pam is an excellent host. After our stay, we wished we had booked a longer stay, because we really enjoyed our time in St Andrews in general and at the No12 BnB in particular.

Loved the place. Beautiful scenery and staying at No.12 was excellent. Pam could not do enough for us. She made us feel so welcome. House was spotless and breakfast was fab x
