My family all had a lovely stay, the rooms were excellent, the beds comfy and the family room with the four poster exceeded our expectations. We all had the full English breakfast with tea, toast & preserves, which was lovely. I especially enjoyed my scrambled egg which was cooked perfectly. We had lunch at the Coach & Horses the day before which was excellent with a varied menu. Just wish there could have been a kids menu for my 7yr old grandson who's a little fussy. However, he did settle for a 'deconstructed' cheese burger and the staff were very willing to oblige. There was plenty of free parking and the staff we met were very friendly and obliging. We would happily return to the Coach & Horses again. Highly recommended.

Good modern accommodation, clean and good size. Very friendly and polite staff both in the Accommodation and adjoining Pub/Restaurant. Good base for exploring the area. Easy access to both East and West Sussex. Even ventured to the Naval Base in Portsmouth on one day.

Some may say the location on the A27 was a problem, but that was fine for us and the night time noise was minimal. Nothing other than the Pub and Accommodation in the immediate area (Walking distance), so really a base if your staying or a good place to eat.

The staff made this place. It is a main road location but far enough back from it to not be disturbed by traffic and the rooms are on the rear of the fairly new building. Rooms are a reasonable size with good sized bathrooms. Food in the restaurant was well prepared and presented. A limited selection but enough to please all in our party of 6.

The only problem is that a new housing estate is being built right beside the pub/hotel. I think it may loose its country pub feel and become an estate pub. May be good for the Pub but might not be for the hotel. Beds could have had better quality mattresses

It was a good stay in the end, although we started off badly. I thought I had booked a twin, ground floor room, with wet room as my partner has mobility issues. We were given a double ground floor room with over-bath shower, which he couldn't use. When I queried it I was told all the rooms were full and we couldn't move. When they saw his limitations, the staff were very helpful and friendly throughout.

The booking system. I wasn't given the option to book what I wanted.

friendly check in by the young female at the pub easy parking and plenty of it I liked that the rooms were separate to the pub as opposed to being above which is what I initially thought very comfy bed and pillows! clean bedroom and bathroom modernly decorated tea/ coffee/ nice biscuits in room nice and warm in room easy to book dinner at pub and the food was amazing and very reasonably priced for the quality and amount the staff were very friendly the whole time we were there ideal location for what we wanted (Brighton half marathon). great price for the standard of room, and within reasonable distance of Brighton

only down side was because we needed to leave so early for the half marathon, we didn’t get to have the breakfast that was included :( if it was anything like the quality of the dinner then it would have been amazing

The rooms were in a separate building only built 4 years ago to a high standard. It felt as though we were guests in somebody's home, it was quiet even though close to a main road, views of sheep grazing in the field opposite meant you felt the countryside was close. We had a warm welcome and good service. After we left I realised I had left a pair of trainers behind. I spoke to the hotel and soon after received a phone call from Emma who had found them. I was delighted to have them returned to my home within a few days. Well done all !

The pub and accommodation next door were superb. We received a really warm welcome and were really well looked after from start to finish. The food at both dinner and breakfast was fantastic. Just a shame we had filled up on fish and chips at the beach earlier so couldn't eat as much as we would have liked!! We would definitely recommend staying here

The only down side (but we knew this when we booked) is that the pub is a little bit more out of town so the beach is approx 15 minutes drive. Really not a bug issue, and in my view, the place is so good that it's worth being that little bit more out of town

We arrived late evening and the kitchen was able to cater for our needs (815pm) we didnt feel rushed to make decisions and felt really cared for. The standard of dinner and breakfast was wonderful, again accommodating to dietary requirements. Staff were super friendly and pleasure to be around. The room was spacious and met our needs

There are a few scuff marks on the bedroom walls from moving furniture. But thats to be expected and didn't feel problematic to us.

The hotel section is a lovely building and separate from the pub. The staff were positively excellent and nothing was too much trouble. The food was excellent and the breakfast an ideal size to the start of the day.......Nice touches of tea and coffee in the room and biscuits. Also bathroom amenities Although I have noted some negatives below I would return and the notes below are for feedback purposes

Sadly the room was not as clean as we would have liked....the window ledges covered in dead bugs and spiders and the windows didn't close properly. The bedding had what looked like foundation stains (we hope that's all it was) :( The bed was squeaky and the mattress quite soft

We liked the modern take on an old style building. The rooms were very comfortable. Adequate parking. The breakfast menu was good. The staff were relaxed, efficient and very friendly and nothing too much for them.

Our room was south facing and in the heat became quite stuffy (even with open windows) as there was no through ventilation. Could do with a fan or similar just to moderate the temperatures.
