We stayed in the Ribbons and Roses room and it was so comfy and cute! We were more than comfortable and we loved meeting the resident kitties and the ambiance of the garden. When you check in you’re told the interesting history of the place and get to see some of the houses neat design features. Would love to stay here again!! A quiet and clean place to stay in Cassadaga with so much personality and charm and a wonderful nature trail on the next property over.
A tv in the room would’ve been cool but the other historic B&B I’ve stayed in before didn’t have one either so it’s not a deal breaker in the slightest. We still had a marvelous time!

We loved every minute of our stay! Emily was so welcoming. She told us the story of the home and her beautiful connection with the place. It’s quite a love story! The room was big and beautiful with gorgeous furniture, a super comfortable bed, a great screened in private porch with ceiling fan, a jacuzzi bathtub. My husband told her that we love scrabble and she surprised us with a scrabble game! She also had a great selection of teas for us that I requested. The place was lovely and very peaceful. Next time we hope to stay longer.

I loved everything! The house and carriage house are beautiful and Emily is an awesome host. Emily was very accommodating to my husband and I., Emily offered us a room change due to my husband's disability and I thought that was so kind and thoughtful.
I didn't like that we had to leave. We booked for just one night but would have loved to stay a few more days. The property is beautiful and so peaceful.

I was disappointed, there was no breakfast service. They said cause of covid which is ridiculous. I was not told when booking the property. Afterall, it is a B&B that is a major reason people stay at them. also, the pub was not opened which would have been nice to stop and have a drink after a fun filled day.
NO breakfast offerred at a B&B Pub closed

EVERYTHING... Emily was AWESOME... it was my first bed and breakfast experience, so I was extremely nervous about it. After reading the reviwes, I wanted to give a chance. I'm so glad I did. I stayed at The Ann Stevens House for my husband's birthday and I will definitely stay again if I need to do something close to Orange City. Super clean room, amazing views, all the staff was so polite and helpful. My husband and I loved every single second there. Thank you Emily for the hospitality.

The property was absolutely gorgeous with an interesting deep history. When we arrived we were given a tour of the original home and then shown our spacious room. The porch with the Baron room is private with a wooded view and a view of the back yard.
The shower is a tad small and the breakfast was still not going on due to COVID. Understandable but a bit disappointing.

No Breakfast😂. The owner was very nice, accommodating and informative. Emelie was kind enough to reduce my room rate because I had made my reservations many months before. The grounds were very beautiful and it was a walking trail right next to the B&B.
see above re no breakfast -also would have liked a place to hang my clothes and an extra chair ( only one for 2 people). It turned out to be a Bed and - Not a bed-and-breakfast.

VERY beautiful room and grounds. Very clean, and we liked the air-conditioning (not all Florida B&Bs understand how important this is!)
Staff was... very friendly but somewhat elusive. IMO, I'd rather have that than overbearing. But I did wonder about what if there was a problem or an emergency.

The staff was super friendly and respectful. The room was big and was cozy. I liked the scenery away from the city.
I was hoping of bed and breakfast but they still have no breakfast. And there was no iron and ironing board in the room.

Very relaxing, and close to quaint shops in town and hiking trails. While sipping coffee in the rocking chairs on our private screened in porch, a deer walked past our porch, TWICE. My husband and I were there celebrating our 40th wedding anniversary. Completely relaxing!
Would like to stay there again when they start serving breakfast again.
