Staff / Location / Parking / Physical Appearance Great location and a very "pretty" hotel. Staff was very friendly and the parking was a big plus. Comfy bed and crisp linens. Umbrellas for rainy days. My Wife loved the Water dispenser that had both still and fizzy water.

Exact Same breakfast everyday. No "hot" food. (Instant oatmeal) Rooms need maintenance. I fixed the room door myself. The hinge was loose and the door hit the door frame every time it closed and the door would not latch by it self. Not sure why this wasn't taken care of. Loose towel bar. Loose toilet paper holder. No drawers for clothing. Paint needed touch ups.

I would rate this hotel as “quaint and charming” rather than luxury. We enjoyed the homey feeling and we love older homes. The staff was great, and the breakfast was good. The location is really nice for walking to town/shopping. The linens are really soft and comfy, and we slept well. Lots of parking available included in price.

The bathrooms are pretty small, and I would not rate the rooms as large. It was fine for us but if we had stayed longer it would have been too small. The air conditioners are very noisy, so we turned it off and opened a window…open window should be on the like review!

Pros: 1. The Hotel Portsmouth is a B&B style hotel on the southwest edge of historic downtown Portsmouth. Given the small size of downtown Portsmouth, all sights in downtown are within walking distance of the hotel. 2. A large parking lot in back eliminates any parking concerns in a crowded downtown Portsmouth. 3. The breakfast provides a wide variety of cold breakfast options that should have something acceptable to just about everyone. 4. The main sleeping/sitting area is large and includes a TV which some B&B's do not. 5. The shower/toilet area is separate from the bathroom sink.

Cons: 1. There were no hot breakfast options like scrambled eggs, bacon/sausage, potatoes, etc like you would have at some B&B's and chain hotels. 2. Temperature control in our room was a challenge. 3. Combined shower/toilet and sink bathroom area is small, though I've been in B&B's with much worse.

Excellent, walkable-to-downtown location, comfortable beds with lovely linens, and very good continental breakfast with hard boiled eggs, yogurt and fresh fruit. All this and parking is included means this hotel is a great deal. We also think of our entire 12 day New England road trip, that Hotel Portsmouth had the friendliest and all around best staff. As a side note, because the city has a working, busy port, we are glad that we didn’t pay the higher nearby prices for the river views they were offering.

My husband wanted scrambled eggs and bacon, but PH is more euro style.

The hotel looks and is amazing. It feels like being in the location of movie set in New England. The building looks historical and has been refurbished to offer nice rooms maintaining the original layout. The rooms and restrooms were really nice. There are also two reception rooms with some sofas and table games. Personnel was really friendly and helpful. Breakfast is quite nice with plenty of chocies (mainly cold choices and sweet). Location is great for visiting Portsmouth and the area.

The room was next to the reception area and was quite noisy as we could hear conversations and other noises. When guests shut their doors (not gently) that would be very annoying and noisy as our door would vibrate quite a bit (but this depends on the guests' manners).

The hotel had old-world charm and was very quaint, with study rooms and a lounge, a breakfast room, etc. The common rooms downstairs were filled with old books, and leather sofas and chairs, fireplaces, etc. We liked that very much. The staff was great, very accommodating and very friendly. The breakfast was excellent - great choices, very healthy selections, really outstanding. Our room was very quiet and the location of the hotel was excellent, a really short walk to Portsmouth downtown. Court Street is a very quiet street in the city.

Our room was spacious, but the toilet and shower were in a separate room and the area where the sink was was a bit crowded. For the price we were paying ($384 a night) it would have been great if there was a fridge in the room. We were not able to store any food brought back from meals, which was disappointing. The room was very simply furnished and laid out. Honestly, I thought the nightly charge was a bit high for what we were getting.

shower was one of the "modern" bathtub/hand held shower contraptions, with a wand like hand held shower head- very difficult to use as a true "shower"

The location is excellent and easy to get too. Restaurants a block or two walk away. Ample parking at the back of the hotel. An old converted house. Has a lift! Large room, should have a King Sized bed (Queen Ok). One arm chair and has a small desk. Small bathroom with sink adjacent. Walk-in shower a bonus! Basic, continental breakfast but good quality. Great staff. A bit noisey with loud footed guests above, but no street noise. Lovely sitting rooms for quiet time.

I think the price point and room size warrant a king sized bed and better room lighting - a few floor lamps would add to the ambiance. If Im picky, the TV is one of the smallest Ive seen in recent accomodation. Really, a very nice place to stay and would stay again. Room temperature adjusted a bit 'tricky'.

The complimentary breakfast was a perfect way to get a little something in our system before walking around (the mini yogurt parfait was DELICIOUS). The hotel was quiet and quaint- my boyfriend and I enjoyed our coffee in one of the common sitting areas our first afternoon before we decided to explore the area. We loved being able to walk to all of our planned destinations during our stay- this really was a great location ! At the end of each day, we were happy to relax in the super comfortable bed...those sheets are amazing...we have stayed at other Lark Hotels before and always compliment the bed/bedding for days after our return.
