pity that breakfast is only available as from 8.30.

Excellent location: quiet, given the proximity to the train station and very close to major attractions, right next to the subway and very short walking distance to the train station and the buses to the Fiumiccino and Ciampino airports. The hosts are very amiable, welcoming and proactive: their clear and precise welcome email messages with the instructions on how to enter the amenities (in case we come in after hours) were very much appreciated. The hostess speaks many (8+ ) languages: we observed her conversing freely in English, Spanish and Russian. Very impressive :) Breakfast includes freshly made coffee, bottled juices, bread, croissants, ham, cheese, fruits and yogurt and condiments.

A little suggestion: For environmentally minded people like me, I would appreciate the hosts asking us if we prefer an environmentally friendly way - i.e. changing bedding/towels only when necessary and leaving them on the floor if we needed to change them :)

I liked the cleanliness, the location , it was close enough to the main area with the attractions to walk to and close to public transport. The host was vey nice, friendly and helpful. Even if close to main roads, you couldn't hear the traffic. Also the breakfast was very good, it had enough variety :)

Breakfast was very nice. The host greets you with a smile every morning and makes sure you have enough for breakfast. It is a family owned B&B and that's what you feel when you arrive. They make you feel welcome. 5 minutes from the station. Also very close to colosseum but the rest of the old centre is also walkable. I would recommend this place to friends and family and would come back if I would visit Rome again.

We couldn’t ask for more, we were very well welcomed! Our room was always clean, everyone was very friendly and the breaksfast was very good! The location is fantastic , we can go by walking to many of the city’s main attractions and the metro is right in front of the door which was also perfect for when we needed to use it.

Clean, tidy, nice breakfast, good place(close to the center, the metro station, the central bus station from the airport, in walking distance from most of the monuments)

Excellent location- you can get with walking distance to most of attractions and tourists spots, public transport close by, owners are super nice and taking care of every small detail. Good breakfast. Small fridge in room.

we liked everything :)

The breakfast prepared us well for our busy days of sightseeing in Rome. Literally outside the front door is a metro station for the times we didn't walk to one of the iconic spots. Our breakfast hostess was helpful with any bits of information we needed.

The B&B is super close to Vittorio Emanuele metro station. The hosts are very kind and nice people they help in case of any questions politely. The room was absolutely OK and clean. The breakfast was also satisfying.

Everything was great! The room was cleaned and spacious. The breakfast had everything you need to start your day. The lady was very helpful and always with a smile!

The matress and the pillows were a little bit hard, but this is personal opinion.
