we loved our stay! check in was friendly and efficient, parking was free. the b&b is perfectly designed, high end materials and products make it a luxurious place to stay. the breakfast was delicious and the service impeccable - they ensured we were happy and if we needed anything. the room itself was so lovely to stay in, we both agreed one of the top 5 we’ve ever stayed in! quiet, well stocked and very clean, the bathroom was also of a high spec. perfectly situated near the common, bridge and a lovely walk into the village, we definitely will recommend to our friends and will definitely be coming back!

no negatives.

Lovely location just out of Bristol city centre but with loads of lovely restaurants right nearby and great view of the park. It was very peaceful and the staff were welcoming and friendly, we were given some great restaurant recommendations at check-in which we used and loved. Breakfast was delicious

There isn't a bar as such, but the mini bar is well stocked and a good price! The terrace has very steep steps right at the bottom but is a lovely place to sit - there is no bar there so you have to carry drinks from reception (really not a big deal but we waited downstairs to get served because we didn't realise!) We missed having a coffee machine but you have a kettle in the room and a cafetiere with breakfast so it wasn't bad at all

Great location for the Downs, Clifton & Redland. Breakfast was pre-ordered and specially made, and made very well. Best hotel breakfast in years! Comfy room. Fresh milk in room rather than long life milk was a simple but nice touch. Large ensuite bathroom. Took option of ensuite with bath which was lovely but also had a large separate shower. Great view of Bristol house tops and beyond. All staff encountered were friendly ans chatty.

Bedroom ceiling fan was as useful as a chocolate fireguard and even on full power created virtually zero air flow. Fan was actually set up to blow air upwards rather than downwards so i corrected that but this did not improve its functionality. Room did have AC as well so not a massive issue. Perhaps needs something to stop headboard hitting wall. Not sure grumpy room neighbour liked that at 4.30pm 🤣🤣

This was one of the most comfortable and relaxed hotels we have ever stayed in. Not ostentatious but beautifully decorated, with welcoming staff, comfortable beds, great shower, lovely views over the city and a breakfast that was ideal (not too much, just right). It was a great location with access to the Downs and also lots of options close by for eating and drinking. We both really felt that the price was good value, having stayed a couple of nights' previously in a city-centre 4* hotel in France that was also lovely but much more expensive for a very similar offering (£132 for two at No 38 b&b versus £202 for two in Dijon). We appreciated the parking permit too (subject to availability) and the bar where we enjoyed a drink with family before going out to dinner. We also loved opening the door to our room upon arrival to find bedside lamp lit and Classic FM on the Roberts radio. It felt very welcoming! We will definitely return and have already recommended to friends.

No negative points as far as we were concerned!

Room was very tastefully decorated in synch with the building's Georgian origins, double aspect let in loads of light with views down to City one side and over Clifton Down the other. It was very comfortable with a big bed and huge bath. Room service breakfast was surprisingly good, generous and nicely booked - the fruit bowl was especially bountiful! Lovely little table and chairs in the window was the perfect spot to eat it. The staff we met were very nice and polite, though reception wasn't always manned as they were a little short staffed on the Tuesday night we stayed.

Could have done with somewhere to put toiletries near sink in open plan bathroom area

A stunningly decorated and furnished town house, located on the edge of the downs. Our bathroom overlooked the city with the hills above Bristol in the background, stunning. Service was excellent and the breakfast was quality ingredients, well cooked and presented (if you like your bacon well done I’d make a note on the breakfast form). Room service was exactly at the allocated time on our request form. Beds were extremely comfortable and no noise at night. Cannot recommend this place highly enough.

The bacon could have been well done, but that’s a personal preference and literally the only thing I can think of that I didn’t like.

the bathroom was spacious and the free standing bath with a view was lovely. The bedding linen/ laundry was not perfumed thankfully - I'm allergic to perfume. The accommodation was stylish and comfortable. The Portuguese receptionist was very friendly.

Carpets (sisal) in communal areas are looking a little grubby in parts. The armchairs in the dining area/lounge look comfortable but aren't if eating breakfast - they are too heavy to move or re-position. I found other guests hairs in the `clean` bedding - yuck. The bathroom was spacious - why not have a better shower / larger cubicle which would be more comfortable and luxurious. The soundproofing - hearing guests constant footsteps / pacing above was definitely NOT relaxing. One staff member serving breakfast (who smokes and has tattoos) was brusque in her communications. While there were dressing gowns and slippers provided, there was no shower cap.

Great atmosphere, excellent decor and artwork feels really quite special. As a regular visitor I am really looking forward to warmer weather when I can have my breakfast outdoor on the terrace. The staff are really helpful especially for sorting out the parking. The first time I stayed they recommended a restaurant (Bosco Italian (not just pizza place)) which has also become a favourite.

Just two things would really make this hotel spot on, the carpets in the public area are looking a little tired and could be refreshed. I am very fussy about my morning coffee and a coffee machine would be a most welcome addition (the cafetiere coffee at breakfast is not very good).

This was our 3rd stay and each time it has been simply wonderful. The reception staff are very friendly and welcoming. Our bedroom was beautifully decorated, calming, and stylish. We like the little touches such as classical music playing on arrival, cookies, fresh milk in the fridge and the 100 acres toiletries. The beds are extremely comfortable, especially the big pillows. We had beautiful weather so enjoyed sitting outside on the terrace, which had lovely views over the city. Many thanks, we shall be back again!

Nothing, it was all wonderful!

Number 38 is a beautiful boutique hotel with an eye for detail and service. We stayed for a weekend in December, and they served hot port and homemade mince pies every evening by the fire. The rooms are gorgeous, with a comfortable bed, great quality bedding and a gorgeous view over the city. Their breakfast is probably the best I've eaten in a hotel, fresh scrambled eggs and fresh baked sourdough with strong coffee in a silver pot. Everyone we met was friendly, polite and wanted to make sure that we had everything we needed. I loved everything about it and will definitely go back.
